That is what I DID think until I watched her videos. She is very honest about what living in AZ would be like, she is not doing some less than honest move by trying to gloss over the factual problems that the SW United States is going to be dealing with soon enough. Housing prices will plummet when there is no water flowing from your faucets, and some company will come in with trucks to "sell" you water that will cost five times a gallon than what gasoline costs per gallon today. There will be water wars at some point, precipitated by mass exoduses from the whole SW region of the country.

If you love parking your Kia among Mercedes Benz (housekeepers drive those), Lamborghini's, Maserati's Rolls Royce, Bentleys, Ferraris at the local Safeway, North Scottsdale is the place for you. My favorite development name is "Solitude"..... located at the intersection of Pima and Happy Valley Roads. Solitude is apparently defined, in Scottsdale parlance, as being directly adjacent to a 6 lane divided thoroughfare (speed limit 45 - traffic control at the intersection of HV and Pima) and a 4 lane artery, replete with dump trucks, 18 wheelers (delivery), excessive traffic (wouldn't need 6 lanes if there weren't), and landscaping crews operating for most of the day. For a measly 2 mil or so, you too can enjoy the ambiance of "solid poo". The people west of Pima Road are extra lucky because Scottsdale chose to build a massive sound wall in their back yard. View of Pinnacle Peak? Gone. Greed has destroyed the valley in the 7 short years we've lived here.

Correct but one cannot stop progress. It was tried in the 70 s everyone trying to stop the squaw Peak freeway. One can see how that went.

I have lived all over before moving here with my family in 1989. One of the reasons that I don’t move back to where the in-laws live is simple, places don’t stay the same. Places either grow or die. I have lived in the, “we’re just fine the way we are,” communities as they watched the jobs, then businesses leave while they were dying. No thanks.

Yes, I live "near" Cave Creek and I can't remember seeing a horse on the main drag through the town. What I do see is lots and lots of traffic on any weekend but bike week is insane. It's great to visit but I don't envy the people who live there. I don't even know why she listed Carefree as separate. They are kind of the same thing and side by side. Maybe Carefree is a smidge quieter. That's about it.

I just left Phoenix. Lived there for 20 years. The cost to rent is way over what I can afford. It would take my entire S.S. check plus more. To hot to do anything in summer. Way to much traffic.

Flood irrigation is an asset, it is too expensive to use city water for landscaping in Phoenix.

We own multiple homes, one has flood irrigation. The prices have skyrocketed compared the old days of cheap irrigation. Over 1,000 year now. Plus our water bill with all the added services and fees

Anyone living off a well in AZ is living on borrowed time. You'd have to be nuts to buy a home without access to a municipal water guarantee. Just thought I'd mention since you brought up the nightlife in Old Town Scottsdale. My wife was drugged at nightclubs in old town Scottsdale while I was djing. These things happen everywhere, in every club in every state. They just happen a lot more in some clubs than others. The police response was wonderful. I couldn't speak highly enough about how they treated my wife and what they did to try and find the guy that drugged her. The EMT's were awful. Worst experience with a first responder I've ever had. It was the polar opposite of what I was expecting. She spent some time in the ER and was released early the following morning.

Is there actually a Municipal Water "Guarantee" that's worth anything in AZ?

@@donbsea Yes there is. You need to prove you have 100 years worth of water to develop a property here in certain areas. If you can't prove you have the water you won't be given a building permit. Scottsdale and Phoenix both denied some people this year for what I think was the first time but I could be wrong. The city uses various sources of official data for this and if some of the assumptions for rain fall or water usage in that data were wrong than you could have a situation where that 100 years is actually 48 but most of the data used is reliable. The questionable bits of data are being worked on and my guess is they get it solved because they need to for the state to remain viable. Either way I think it's very unlikely the state government or the federal government would just throw their hand up if the consensus was that Arizona's major metropolitan areas were running out of water. If the government thought population decline was inevitable due to a water problem we would invest in infrastructure to solve the issue. That is where the Central AZ Project canal system came from. Metropolitan AZ is too important to the US economy and national defense to let die off.

Dont count on central canel for the future. Now that the mines started in the grandcanyon area there can toxic dangers area with the water from the Colorado river that feeds it. The is a nice water map on the city of Tempe web site that shows where they get water from. FYI the water table in maracopia has fire retardent chemicals in it. Dont drink water here that hasnt been filtered.

I live in Arcadia but not in a house. Im in the ghetto/South Arcadia which is still nice. Being Close to Old Town Scottsdale is great.

I live in Phoenix. I love Arizona. It is a gorgeous state. However, we are getting people from California and other places, which drives the housing prices up. We are cheaper than California, for now. However, we are quickly becoming California. If you move here because you think it is cheaper to live here then vote differently than you did in the state that you are coming from.

Home Prices: Set to continue rising due to the low supply-high demand dynamic. New Home Construction Sales: Expected to increase by 3.5% in 2024. Over 50 years living in these towns and find her description right on. I would just add that driving through Paradise Vslley, Cave creek and Carefree one begins to think no nody.lives in these residential areas. No people, dogs ,cats even birds.. One reason is many homes are not the.owners primary homes. Fountain Hills is the worst! Secondly both Fountain Hills and Scottsdale are great for car lovers. Many car shows and restoration shops. Paradise Valley and Livermore are the.only two towns in USA that are completely built out. Plus I like Paradise Valley's one acre minimum lot size! Unless money is no object I recommend Scottsdale. It's downside is.only three north south main streets and loaded with apartments and condos!. If you've got a lot of money then Paradise Valley is a must. PV is next to Fashion Square a wonder and unique Shopping Center. West and South Phoenix are not safe so don't even bother.

You explain the nuances in a way that is smooth and easy to understand. I will have to see if you have made a video including Deer Valley. I like that area, my doctors are all in Scottsdale and Deer Valley.

I enjoyed Gilbert - close to the salt river horses and superstitions… It was fun for 2 years and then I left Phoenix…. Nice people but now I found a small mt town that’s much cheaper

@@shawn.shackelton You're have to be living under a rock not to hear of it. Scottsdale Road is littered with popup venues and signage announcing them. Phoenix Magazine has ads. There's maps distributed directing you to the different "studio" homes. On the weekends where the event occurs, there's small signs (not unlike your realtor open house signs) dotting the thoroughfares.

Yes to Moon Valley! The cookie cutter tract home new builds are just awful. Even the super expensive places in Scottsdale don’t have much charm. MV is great. My house overlooks MV.

Suggest you search for houses in Cave Creek just for fun, the lowest thing I found for sale in CC was around $1M.

I looked there in 2016-2017 when I was buying. There wasn't much that wasn't that range. I opted for something Carefree Hwy and I-17. /Anthem Daisy Mtn area. Way cheaper, close to a major highway and still a short commute to enjoy Cave Creek and North Scottsdale without paying those prices. Plus I can be in Sedona and Prescott easily, as well. Win-win My only concern is what the chip plant is actually going to bring into my neighborhood.

I lived off E. Lafayette on N. 54th Ct. in the early 80's. The home was fabulous. Best location for everything! 10 min. to airport! Irrigation was great for our citrus trees. Now that home is almost $2 million. We sold it for $155,000 in 1984!

This Location definitely has plenty easy jobs and lots of cash to be made lots of work. Workers can't afford to live in the area it's worth the drive 🎉 the residents are definitely retired and not interested in working but they are Definitely willing to PAY for Any,,,,, type of Service as long as they don't do it . ❤❤❤❤

Please be careful you're not move to South Phoenix. Is the most dangerous area of Phoenix. In the last two weeks been we've been have more than 4 shooting. Also the parks around are full of drg dealers. drug addicts. Every night you're going to hear the helicopter flying around. I am very lucky my lease expires this month I'm moving out of here.

I avoided one of those massive mistakes--Arcadia. I got my diploma from their high school but I had enough. So I moved just on the outskirts of Arcadia. Before they built a new Walmart.

I think that the Salt River flood irrigation program is a great thing to have. I presume that you still hire someone to come out and open the valve at some bizarre time of the day or night? Still every two weeks? Once an old house is demolished and rebuilt can they opt to continue the flood irrigation? Personally, I see it as a major plus.

I live on salt River flood irrigation. My neighborhood mostly handles our own irrigation valves. I rarely see a Sanjero come in to run them. It's every other week in the summer and 1x a month mid fall through mid September. Irrigation is a huge blessing. It's very inexpensive and allows you to grow things you would never dream of here.

@@radtechg9 Absolutely! Some interesting videos that I have seen opening the valves and whatnot. Are you allowed use any of that water to fill a pool? There was a fascinating article that I read somewhere about the life of the rubber booted zanjero going from one property or another at the correct times of the day and night. One can definitely see the various fruit trees and such in those Phoenix neighborhoods.

@kennixox262 some of my neighbors do pump the water from one side of their yard to another for better filing. But I doubt anyone would want to use it in a pool. It's truly river water, not clean. I've had fish come through my valve before.

Man... I HATE open-concept homes. It is so hard to find a home that doesn't have that type of BS setup. It's definitely a trade-off for age of home vs layout I would love.

Perhaps I missed it but I didn't hear her talk about living in North Central Phoenix. It is a lush green area located close to downtown but not too close. You can find house prices vary but just ask people who live here and they feel the house prices are not bad considering location, location , location... Close to downtown and major hospitals it's a Mecca for medical professionals and business executives.

This is just a list of the most exclusive urban villages in Phoenix. I'm guessing your clients are looking to buy homes in the $800k+ range because you realistically can't buy anything for less than that in those neighborhoods.

The Anthem HOA has a reputation as being one of the toughest in the entire metropolitan area. They really loath palm trees of any kind and are known as plant nazi's.

Old Scottsdale isn't "close" to ASU. Mill Ave is where ASU students go to party. These aren't what I would call neighborhood to avoid. You pretty much through out generalities that could be applied to any area. There are retirees in Tempe, living alongside ASU students. Neighborhoods to avoid are high crime areas with bad school districts. There are several, but none of the neighborhoods you mentioned should be avoided. NONE

Thanks! I clicked on your link and am not familiar with your MLS filters. I have specific needs and I did not see these on the filters. Single level, SFR 4/2+ in rural area ( paved streets) on a minimum of one acre and less than 5 acres. No slab foundations. Detached garage, No or minimal vehicle or aircraft traffic, not in a flood, earthquake or fire hazard area ( insurance requirements). Should have electric utilities and no special issues with water wells ( local health codes). Oh and most importantly LOW crime statistics FBI and local. Sorry, but even though I was born in Phoenix I have only visited a few times. Let me know about the MLS filters? I prefer Dual agency as buyer or seller.

You are right, there's a lot of septic in Paradise Valley too. If people have never dealt with septic it can be a turn off. Most people I know that have had septic have not had a problem.

We are on septic and are on a hill (not in PV) I’d guess a lot of people who have hillside properties even in non rural areas on septic. Septic is definitely a big cost (neighbors had to get a new one for $20k), but my house can’t be beat.

@@shawn.shackelton For places some would avoid. I instantly think The Square, Sunnyslope/Metrocenter, Alahambra, Maryvale, Laveen, and North Mountain. All of these areas have reasons that some would avoid them but others would love them. For example, parts of the Sunnyslope area are gentrifying nicely and have some amazing homes.

I thought you would actually name the bad neighborhoods but it was really just a commercial for certain very expensive areas of the city that the average home buyer could never afford. If you are a high end real estate agent, that's fine, but that means your advice has little relevance to the average out of town buyer who doesn't have $5 million to spend on a home in these posh areas.

I think it’s funny to describe any landscape in these areas as „lush“. There is nothing lush about a desert landscape. I mistakenly moved to the Phoenix area 31 years ago and have wanted to get out every year since. I’m unfortunately stuck here, but if I were still able to work I’d at least do travel nursing to get away.

Certainly there are lush areas. What about Central? You would never dream you are in a desert with all the trees and lawns. I find it very wasteful of water to create the illusion of being in the Midwest, but it is lush. I consider palm trees lush, and there are many areas with many palms. I consider Arrow Head lush. And of course, Paradise Valley is very lush. Do you drive?

In 2024 probably. I bought my house for 230k in 2017. If I sell it now, it's about 500k give or take. I wouldn't sell, because rent would be way more than my mortgage and my secondary together.

Generally, if you want a nice safe community with amenities and gates that you don't have to maintain yourself, you are going to also get an HOA. No one really wants an HOA. I surely didn't and I still don't love them, but I do love a maintained pool, hiking trail, park, basketball and tennis court, playground and all the other amenities I get. I figure the notice I get mid spring for "weeds" or for a garbage can being on the street too long when the city doesn't show up until 6pm to collect is just the price I pay for the pool. LOL! But you aren't wrong.

I grew up about 10 miles from the San Andreas fault in So Cal.... and have experienced my share of earthquakes, which is one of the reasons I left CA. Never heard anyone say that the fault is also in AZ.

Shawn the one thing I noticed with all your videos is even though you're trying to tell people that they shouldn't move to a particular area you still sugarcoat it why don't you mention the underbelly of certain areas such as North Phoenix back in the 70s I lived in North Phoenix off of 19th Avenue and Bell and it was a spectacular area but now it's like a South Phoenix ghetto also even in the Arcadia area they have high crime areas Maryville is an area you don't want to be in after Dark and with the liberal city council that Phoenix has they would rather waste money on counselors more police officers why don't you do a video on Arias like this
