I agree for the most part. With #4 the Landscaping, you have to be really careful. When you get aftermarket Landscaping, your Landscaping portion of the warranty is void so if you have drainage issues, the builder won’t come out and fix that. You have to make sure your landscaping company will fix those issues. You won’t know if you have an issue till after your first or second major rain.

Hi @jdahern yes this is true and it is important to have all work done by a licensed contractor and have proper drainage plans included with their design plans. This is also important when having your rear yard landscaped. Most builders prepare the front and rear yard with the appropriate leveling for proper drainage before close of escrow. D extending cabinets. Lisa is it possible to get a higher MORTAGE to add a pool if the developer dies not offer it.

Hi @peter-ok9bj thanks so much for reaching out. D is correct and in answer to your question, yes there are lenders with programs that will give you an extended amount towards home improvements. Not all have those programs and of course the borrower will have to qualify based on credit score and debt to income ratios, but I do know some that will.

There’s so much going on in the design center. Just curious, you mentioned that you can compare pricing to doing some of the upgrades by getting quotes for materials, does the same builder use the materials that you want to use? and if so, does that take away from existing home warranties because we chose to use our own materials?

Hi @theleomendez As far as getting quotes from the design center - I was talking about seeing what finish options they offer and the cost of those. There are times that they will have the exact same finishes but generally are much more limited in their selections than if you were to go to outside sources. As far as the warranty goes, the builder will not warranty any post closing work you have done and I would recommend checking with each individual builder and change you are wanting to do. For the most part any work done that doesn’t involve opening the walls is ok but once you start messing with plumbing, electrical, or anything structural it can potentially void parts of your warranty.
