I've lived in GV for 32 years, back when it wasn't cool to live in Henderson. There was a big push to make GV a separate city from Henderson back in the 80's/early 90's. I love it here. Like any part of the valley that's under construction, traffic exists, however, I find navigating GV is pretty easy. We might not have a Lululemon, but we have all the other places at the Galleria. I live in N Green Valley and can get to the airport parking lot in about 8 minutes.

Hi Lisa -- I have a question about The Ridges. As Bear's Best has been sold to a new investor group, and as it is not owned by The Ridges HOA, are there any protections in place preventing the new owners from radically changing the property (such as putting in multi-family housing)? Since Bear's Best is so integrated into The Ridges, any changes could impact the privacy and desirability of the area. Thanks for the great videos!

Hi Joe! That’s a great question! Bears Best has always been independently owned but has had a recent change in ownership like you said. If my memory serves me correctly, I do believe there is an agreement between The Ridges HOA and the golf course that would prevent that from happening but I can certainly confirm that for you. I can tell you that the owners plan to make the golf course a private one which will help drive up home values and heightened security within the community. This has been a long awaited event! LMK if you’d like me to do some research to confirm what kind of agreement is shared between the 2 entities. Are you a local?😢

As you may know, Whole Foods is moving to their new location on Sahara @ Town Center in early 2025! A huge draw as the present location the neighborhood is getting to be a bit sketchy. At Boca Park a Ranch 99 Supermarket is planned at the old Von's location at some point in the near future. West Charleston is becoming more and more degraded and speaking to some of the long time employees at Whole Foods that I have shopped at nearly 20 years, they tell me that the neighborhood is in decline with lots of customer complaints and frankly difficult to leave that center heading west to Summerlin. Looked at Section 10 years ago and was concerned about the "right hand turn" over the area.

Basic system I call more technology the inconvenience of convenience. Always system upgrades, password changes, not to mention hacks. Tiered of technology running my life, and my frig telling me I need milk when I’ve given up dairy 😅

I agree! The one thing that drives me crazy is that I have to call my IT guy to set up a new Apple TV or to reboot my system every time it goes down! Although I do like the fact that my clothes washer communicates with Alexa to tell me my load is done! 🤔😂

It's happening in my area a lot and people are getting upset they cannot get the high dollar purchase and the homes sit for months while receiving low bids.

Hello @devineloved usually our heavy traffic is between 8am till about 10am and then again around 3pm till about 6pm but in green valley there are a few of the main roads that have many businesses along the way which creates heavy traffic throughout most of the day and into the early evening.

C is the most unique to me as the rest are fairly common, at least in the NE area. Summerlin sounds like an amazing area. One question I have; is the cell reception still an issue in some of those communities?

Hi Gabriel! Yes! You’re the only one so far to get this right! I don’t know of any other stadium that has poolside viewing! In answer to your question, yes. The cell reception is TERRIBLE in many neighborhoods and driving through Summerlin as well. It’s definitely a downside to living in or driving through Summerlin. I did recently hear that the reason for this is because Howard Hughes Corp doesn’t allow the tall cell towers that you can find throughout most other parts of the city. We only have the lower “booster” receptors that are installed on light posts.

Hi Patrick! Even though all of the answers make Las Vegas Ballpark an amazing spot to watch a game, the thing that makes it unique in comparison to other ballparks in its class is that you can buy field side pool tickets and stay cool in the pool while watching the game! Hope you are well!

Yes @fatrace 92 acres is correct! No. These multi use areas are not available in most Las Vegas neighborhoods. This Urban Core is the second in Summerlin, the first being Downtown Summerlin and I believe Summerlin is the only masterplanned community with these types of neighborhood multi use shopping centers. There are shopping centers but usually not built right into the neighborhood providing that urban feel.
