I like that you have such a passion for life and already at such a young age have seized so many opportunities that have come your way - working as a doctor, Love Island, property developing! It’s an inspiration to me.

When a project has caused so many headaches it can be the case that when you look around you are reminded of some kind of aggro. It did look quite stunning in the end, so at least someone will now have a beautiful, upgraded home that they love.

It's crazy having watched you on Love Island, seeing your journey as a doctor and having insights on other of your passions. Not saying that candidates don't have a life outside PAs and brand deals! But I didn't expect you to have such an informative outlook on so many things. Top guy Edit: I never even thought of renovation and here I am

We lived in our 1,000 square ft.,gutter house for 3 years with two small kids, you had it made!, we did all our own work, gutted down to original studs, many times we didn't have floors, no staircase, no bathroom, no kitchen, bedrooms, our house was built in 1885, in Ohio, USA, that was over 20 years ago, still live here. I'm glad you learned some valuable lessons, they will serve you well.

You do need to be strong minded and have a passion for it. It really is a fabulous feeling when a project is finished and looks incredible! That is a lot of stress for sure! But doing something like this gives a special kind of appreciation for it!

Have renovated twice now . Lived in this place for 20years and still updating and renovating every few years . Just done the front and back gardens/drive/patio and porch. Takes us years to save up and then we do another project . Keeps you loving the house you are in and as our boys have grown up we have evolved with the house or vice versa . I wish I could pick it up and put it by the coast though now 😂

Despite the stress and hard work you and your friend have certainly developed your flat into a beautiful property, I am not using the word home because it’s not going to be your home but it will make a wonderful one for someone soon and that someone is going to be very comfortable in their new place. At times I expect you thought will we ever finish this project?....... but you finally got there and look at it now, wow! 🤩 You had a little bit of luck on the way and finally at the end game by selling it in February, phew, just before this dreadful pandemic arrived which will undoubtedly rock the property market, reducing values. Well done and thank you for sharing and thank you for all of your hard work on the frontline, think of you, your colleagues and many other key workers when we clap to say thank you on Thursday evenings 😃 👏 Please stay safe.

Can sympathise with you. Bought a new property with land too. Only got as far as a new kitchen so far and that alone has been stressful. Sometimes have time lines just upsets you more when targets aren’t achieved through no fault of your own. When you have a list of jobs in the property to do it just puts you more behind. X

Have lived in the clapham/Wandsworth area over the years each time moving into new Victorian properties and doing renovations so I understand all the pitfalls that you met whilst doing your flat up. It's all down to knowing a good contractor or just knowing the individual trades. I think that there's no help from the Government for us who live in London; stamp duty is outrageous when we buy our homes in London; that same tax could have been spent on the renovations/refurbishment that we usually find we have to do. Good luck in finding somewhere after lockdown.

Thanks for sharing the tour of the flat and lessons you learned from doing this. Definitely a much bigger project than I did, but I also felt the same and gave it up. Got some tips from the video so thanks for that, it’s good to go with your gut. If it’s not right for you, let someone else love it.. if you didn’t feel it was for you you’ve done the right thing. Best money saving tip is do as much as you can yourself. You'll be amazed what you can do when you just give it a go. So long as you have a good eye to see it looks good you are on to a winner. Looking forward to seeing your next project. Like you say you will learn from every experience.

Interesting. I've not seen your other videos about the flat. So pleased you made a profit on it after all the hard work you put in to it. Would be cautious about starting another project right now in the middle of a pandemic as none of us know how long this is going to go on for or what the implications are going to be regarding property prices post pandemic. Unless it was a refurb for you to live in yourself for a few years, it could be a risky undertaking if you are doing it purely to make money. On the other hand, now is probably a god time to buy as the market will probably stall due to the uncertainty. A lot to think about on top of everything else you are dealing with.

Alex, this vlog is so interesting for me, in brief, I bought a detached house, am currently doing what u did, had previously done small refurbs, but not on this scale, can completely connect with all u say. I had various builders quotes to, the company were lets say best out of a bad bunch, I do feel builders, carpenters etc, are not living in the 21st century. Their customer care skills are archaic, we have spent huge money to the builder, if that was anything else u would be treated with a bit more respect, with out sounding precious. Due to current situation we are in, everything is on hold, but just the hall to complete, it has taken two years. TBC

Thank you for all of your entertaining videos during this lockdown! We bought our home as a bit of a project because we couldn't afford a nicely polished and ready home at the time. I liked the idea of it, but the reality of it is more complicated and stressful than I could have imagined. Lots of nasty suprise costs too! Once it's done we'll really be able to appreciate it I hope. I hope you're keeping well and enjoying living with others now. Keep doing what you're doing! 👍

Alex compared an real estate investment trust will pay you around 10% a yr dividend plus any potential gain the trust increases . If you invest in oil or oil related stock like BP you have a chance of 100% gain before Christmas. Removes all the risk of buying property and the hassle of dealing with estates agents and tradesmen. Plus with stocks you can buy today sell a minute later . Great time to start while stocks are low .😎👍💰

@DrAlexGeorge , look at a few flats/houses that have bean done up as you want it to look like. Then find a property to do up .

You remind me of my 3 boys who all went to grammar school, then Uni and onto greater things from a single parent who works in a school kitchen with 3 O levels (GCSE eqiv) passes to her name haha :) - It's my 4th and only daughter's turn and she is swaying towards Medical School. But first she needs to get top grades in her GCSEs. You're a top-notch, decent guy and a great role modle for the youngers of today. Sorry to hear about your brother's passing. Heartfelt condolences, son :(.

I know exactly what you mean and agree with it all Alex ! We renovated a single story farmhouse with 2 acres of grounds and built on a whole new top level and gutted the lot . I really agree with laying down very clear guidelines with any sub contractors you employ as with lack of commucation mistakes can cost you greatly. We did a lot of work for our renovation ourselves ,but it always costs more and takes more time than you think . Just waiting for councils to come out and inspect can take forever . My biggest tip is to get prices per job not by the hour or day as that way builders can string it out longer costing you more . The worst was our electrian who promised the lights working on this particular day and said he wanted the remainder of his bill paid . I said you will get paid when those lights are on and not before hey presto lights on ! so be prepared to be a bit tough at times . It also took me a long while to love my renovation like you Alex as it takes literally blood , sweat and tears . I do love it now its our special family home . You do what ever makes you happy . It was a good learning curve for us both ! xx

I don't naturally expect u to give figures, but of course as you then sold, its most interesting to know if you made a good profit margin, sounds like you did, and being in London it would be! I really feel I still after many years dealing with contractors, just haven't quite mastered how to actually deal with them, anyway I have gone on some what, I think you are more than aware now for your second project, I wish you tones of luck with it. If your doing to sell again,guess the trick is to get at the best possible purchase price, and an area up in coming, all depends if you plan to live in it or not, tons of luck which ever way you plan to do it , Lots X

Great project, having soft renovated a few times it's easy to underestimate the "project drift" that's is inevitable on a bare brick renovation. I bought a really nice detached modern house in a great location that had been neglected for 10 years final few years the owner became a drug user in the end. I couldn't get rid of the filth despite changing scrubbing decorating everything. My Wife only stayed in it one night Had to sell - at a modest return.

The weight of emotion invested in property can take you to the brink, and remind you of the difficult challenges each time you look at the final detail. I can understand exactly why you should let that one go. Only keep the ones you fall in love with. Also you are growing into this new area. It is perhaps healthy to let go and move on to the next project. You may eventually end up with that sound portfolio over time, so keep learning. You obviously enjoy the process of change.

Well Alex l feel that after all that work and you fall out of love with the place is a shame. At least you learnt from it and have experience of your journey. This kind of market is never easy so so so much you have to consider and so many people have to be involved, however it does make you a strong person that's it's you get to the end if the project many people havent. It's an experience you wont forget. These videos are interesting but Alex cars now if you said motorbike well what can l say.
