I stay upto 10% under market value on tenants whom maintain the property well and pay on time. Afterall, I am well ahead by not experiencing the month or two of vacancy for upkeep when tenants move out. Tenant number one has been there 8 years and tenant two has been there 5 years. Life is good.

This a new level of a landlord screwing over another one. That doctor knew this Landlady would trust him. He even paid the move in...wow! Even if my mother sent me a tenant and said how great they are i would screen them as if they are complete strangers!

Ras the rent to the market rate. The tenant is not to go to leave if other places are charging the same.

That what you think. But the raise gets them really upset and they’ll look for a below-market deal somewhere or go to a less expensive area and move out.

We don't raise the rents for good tenants. We figure we will lose more than one month's rent for every tenant that vacates. Tack on any remedial costs for readying the property and we figure about a total of two months rent lost for every lost tenant. Do the math.

Once the Notice of Default has expired, what about the example where the owner signed a new lease with his relative or friend whom watched for the non paying tenants to leave the property and then he entered, changed the locks and moved all of the tenants belongings to the street!!! Quick and dirty solution.

The landlord special made me chuckle. My boss at work brags about the shithole properties he owns and while his units are probably legal, he is a shitbag and I already know they are rathole places just off of how he is as a person.

stop promoting cash for key u guys just promote for scam tenants to dont pay

Cash for keys is a great way to cut ties with a problem tenant so you can move on to (hopefully) a better one! We only promote it as an alternative to evictions, which can be costly and time-consuming - not to mention mentally draining. The best-case scenario is absolutely to thoroughly screen tenants and find a great one that will result in neither an eviction nor cash for keys.

Cash for keys benefits both the tenants and the landlord, but lawyers and the court system both loose out on the cash for keys deals.
