If the camera only picks up audio/video in your rented living space, then it shouldn't be an issue. Still worth a chat with your landlord!

I have an addendum to my lease. They have duty to report. I have duty to treat they must comply with the treatment prep and the whole process. In my state we can charge residents for treatment because I do a move in inspection with resident and I mark no sign of any issues when they move in.

The live ones are brownish darker if they have fed, and about half the size of an apple seed. They like to hide in the folds of sheets and mattresses and any clothes or blankets that have been tossed in a corner for a few days. Any kind of crack or crevice. They suck. . . Literally. . . 😂🤢🫣🤬

If a camera's in the hallway and people are arguing? It depends on the camera and the settings (if it's recording audio, etc), but most likely yes. And that can feel pretty invasive to tenants, which is why we don't recommend putting cameras in common areas unless there's a really good reason to do so.

If you choose not to move an applicant forward, we give you the option to deny without sending a message, or deny and send them a message. We definitely recommend sending a message so they're aware of why they weren't a fit, and we can even send one on your behalf that lets them know you chose not to move them in. We agree, which is why we make ACH payments free for renters when their landlord is a Premium subscriber. When we do charge a fee, we do our best to keep it low ($2 for non-Premium).

This is what’s wrong with this entire country. I don’t know who makes these laws, but they are completely one-sided. Now, before anybody jumps down my throat, I understand that somebody may have an actual service animal. I don’t really understand how a pitbull can be an emotional support animal. That’s where the law starts to get out of hand. Also, only somebody who is as dumb as a rock would make a law that treats these animals as human beings. They are not human beings they are and will always be animals. So to say that a landlord cannot charge a pet fee or additional fees is absolutely ridiculous. I understand if they want to regulate fees so that they don’t get crazy but now you have animals living in your house that shit where they want to, shed hair, chew baseboards and other damage to hardwood floors, etc. they are not human beings. If somebody puts a cat into a house that is their emotional support animal, many people are highly allergic to cats and now the landlord must pay to have all the carpets cleaned or possibly replaced for the next tenant. These laws are absolutely ridiculous. I’m not posting this comment to offend anyone who has service animal although if you have a pet duck or a pet pig or some other kind of crazy pet like a pitbull and you are saying that that is your emotional support animal then I have a problem with that.

“For this poor landlord”…..we’ve had tenants that have done the same. Way too many that have done the same! Drilled holes in hard wood floors, painted every room hideously bizarre colors, REMOVED large river rock landscaping, and then have the audacity to expect the security deposit back. Problem is some tenants have no remorse about destroying your house and you have no way to get your repair costs back.

Will Turbo Tenant include Judgments in the near future like Rent Prep? We had a tenant who we just put through screening, it came back clear. We did a manual judgment search on our county records website and it showed a $3,000 judgment from 2 1/2 yrs ago.

The state and county you're from can affect if records are returned or not. Is it a judgment from an eviction case and eviction records are not returned? Is it a criminal judgment and criminal records are not returned? Hard to say what kind of record this is! We use data from TransUnion, and if criminal and eviction records are allowed to be included in tenant screening reports in your state/county/city, then we do include them. TransUnion does turn off and on criminal record returns when a certain state's database is not compliant. For example, we just got a notice that TU would not be returning Colorado criminal records until they fix some deficiencies.

As a landlord myself, you should be much more concerned about tenants smoking meth. That property will not be safe for habitation until you do a full, expensive, professional remediation. And I guarantee there will be damage.

Hi Krista, love your videos. The largest expense in landlording is not bad tenants or evictions or damages or anything else u can think of ! Biggest expense is capital expenditure like roof, floors, appliances, staircases, drywall, plumbing, electricals etc etc $100,000-$500,000 worth of expenses that insurance does not cover. Can you dive into that topic please?

@@TurboTenant ya sure….this constant need to renovate and update rentals also adds to the capital expenditure. A gut Reno can cost $100,000 and no rental can keep up with that and then after 10 years Reno again or live with the rental dump and the cycle continues!

As we say in the video, the pre-screener doesn't cost anyone anything, and is meant as a simple way for landlords to slim down their tenant pool only to people who seem like a great fit for their rental. The pre-screener is different than a screening report or the rental application, which do have a cost. The landlord can choose to cover that cost, though typically renters pay it.
