Everyone always asks me what I bought with my first paycheck as an attending Interventional Radiologist, and now I finally decided to do a video on it! I think a lot of people tend to spend their first paycheck due to prolonged gratification or the need to buy something to 'celebrate' being done with such long medical training, however I went a different route....and I think it worked out for me!

I am dental assistant as well, like your other subscribers, I make 60k a year in Washington DC and I was planning on buying a $40.000 dollars SUV but now you changed my mind set to do something proactive with my money and not investing in a car that will lose its value in few years. Thank you!

lose its value in a few seconds. The value typically tanks the second you drive it off the lot. The sweet spot for buying and selling is buying a 2-3 year old car.

Dr. Cellini please keep doing these videos! This is just great financial wisdom and a lot of people need to keep seeing this in order for them to think differently! In the Hood, people flip drugs, cars etc. Then we splurge all that dough on "nice things". Instead this should be the way to go and it's legal.

My son bought a house to flip and did the work himself in his free time. He ended up keeping the house he loves it so much and has had it for 3 years.

I think these videos are great!! Shows side hustles that drs actually have time for. Definitely a potential to decrease physician burn out when the dr paycheck isn't the sole income! Thanks for being so transparent with the numbers!

My dad did the same thing after he became a federal agent by buying condos in northern Virginia. Least to say he sold them and was able to retire early 🙃

It’s so crucial to have a friend/network that acts as a GC for you in the flip business. I am assuming he has a team of local subcontractors working for him long term. In my opinion the most difficult part of brrrr is one to find a killer deal (is it in Georgia then it’s a pretty sweet market less competitive than the coasts), second is to find good contractors to do the work fast. The rest is just scaling up. And yes with the doctors paycheck you could totally bypass others and be your own hard money lender 😁

Idk… i find real estate investing to be super scummy 🤷🏼‍♀️ It contributes to housing insecurity and inflation in the housing market. It has the same vibe as charing out the ass for insulin to make a profit.

there are supercars that appreciate, just takes a lot of research. I'm still a medical student currently but I flipped a gtr nismo for about 30k profit after driving it for 5kish miles.

Thanks for the advice, passive income is very important. I like real estate because its a tangible investment that usually goes up in value, unlike most consumer goods.

It's amazing to me that in the US it's possible to own a house for only $300,000. Where I live, a simple studio flat costs $600,000 on average. A small 4 room house costs $1 million. You have to go into debt for education, and we have to go into debt to own a house.

In the south, this is possible, but not all part of the US. I live in the northeast and there’s no way that house would only go for $350k. In CA it would be even more than where I live. So, yeah, location matters a lot. It’s nice to live in a higher income area (northeast or west coast) and be able to invest in lower income areas for sure. I think the general message though you can take away is that you shouldn’t just spend your first paycheck on something that will loose value super fast (a car).

Nice video Dr. Cellini, you know we love when you talk about the money! Did you ever idealize what you would spend your first paycheck on when you were in med school/residency? How much different was it than this? I'm sure as you got older you thought about money differently and it's value, but I'm just glad you didn't go for the new car purchase, you know a waste of money when you see it lol!

These guys would never do the labor themselves, because the entire goal is to exploit someone else's labor. The actual laborers get paid the bare minimum while the person throwing around their extra money takes home the most profit

As someone with an MBA and finishing med school this advice is theoretically ok but there are some major oversights. The housing market right now with interest rates are a mess. It sounds like you were already in this business AND already owned your own home. You have two partners, one of which is a structural engineer; not everyone has one of those just waiting in the wings. You're also living in NJ buying "affordable" property in GA because you have people there to do oversight, again most people don't have this. I appreciate that information you're trying to convey but the barrier of entry is much too high for the average person, even a newly minted attending.

Somebody had to be the project manager to organize the renovations. I presume it was your friend the engineer who was in the video. If each of the three investors is putting up one third of the cost, is he being compensated above and beyond one third of the profit for his labour and expertise?

This was great as it’s something me and my wife have been thinking of doing in the coming years we flipped a new townhome for a 40% profit in 6 months with the market in canada to allow us to buy a larger home in the country but more of our dream home!
