When, in your opinion, is the right time for density? I'm actually for this density given the insane lack of housing in this city and the opportunity a huge track of land like this provides, but I'm open to hearing your opinion and side of things. I understand how hard of an adjustment this will be for current residents, but if Canada continues to let in millions of new immigrants every few years then substantial change like this is needed when a rare opportunity presents itself such as this (huge plot of land, and a future skytrain station). I prefer medium density, but only if the whole city is medium density (like paris as you said in this video). But sadly, the same coalition fighting for this development to be medium density at most would be totally against medium density buildings being built beside their houses. I think it's decades of single family and low density advocacy in neighborhoods like West Point Grey that has led to the need for this development to be this dense.

Long story short, my opinion is the unpopular opinion on this topic. I believe years ago was the right time for density. So, there is no time like the present as there are obviously issues generally speaking… However, this is the wrong neighborhood to be targeting. I know why developers have targeted the area and it’s the same reason the people who will want to live in this development want it to happen. Because it’s a nice, quiet, safe, green, beach front neighborhood. But it is that way because of the people who are currently living there and the amazingly expensive prices & taxes they have paid to get & stay there…. To just up & densify it to this degree is ridiculous. There are many other cheaper, less established areas that should be densified, gentrified, and would actually welcome the increase in residential and commercial numbers. This is not that neighborhood. The residents of the neighborhood were not considered in the slightest to what has been proposed. Yes, call them old & out of touch, call them nimby’s, call them whatever. But anyone in their positions would agree with them for all the same reasons and they should not be taken out of the decision-making process. Specifically, because the government is deciding to side with the “other” opinion based on current narratives… I understand the current federal level issue with immigration, but again this neighborhood being arguably one of the most expensive in the country should not bear the brunt of that issue… Additionally there are many artery roads that the SkyTrain can be put through to get to UBC. My suggestion would be 16th. Generally speaking if you are paying such prices, I believe they deserve to keep what they have fought for all of these years.. An exclusive area. This is simply another case of rich vs poor & the government siding with one and not taking the other into consideration… They have paid for that consideration and that social contract has been broken in my opinion…. Like everything else from government in the last hand full of years… But that’s a story for another day!
