I have friends staying at Treasures @ Tampines but they said quality is quite poor. They sell cheaper but their quality is not that great compared to other developers

You’ve used the wrong Silversea layout. 1485 sqft are lower flr 3 bedders with no study, that layout you showed is for 1600+ sqft 3+1 br and asking 3.6-3.8m
