I live in Alaska, but even though you may think it odd, I must have my windows open in the bedroom all year long for fresh air. It is like sleeping outside, but warmer. I would take half of the new gym and make it into a bedroom, tear down the bedroom wall and make it part of the gym. This is a fascinating house layout, presenting some challenges, but lots of potential. Enjoy your new home! Beautiful yard from what I could see. And in case anyone complains about the rain, remind them that is why it is so green. It rains a lot here in SE Alaska, too, but it is very green. Green is good.

Your gym, that divider in the middle... I recommend not disposing of it. Instead, I suggest you just move it flat up against the wall. It has shelves and storage, which you can use to store your belts, bands, workout clothes, towels, mats, the restraining clips/nuts for your lifting bars and more.

12:50 I would call it a combination utility room and mud room. A mud room being literally where you come in from outside and take off your muddy shoes and clothes. I really like that the mud room is attached directly to the bath room!

Cat's would love top of that oven for sleeping spot :D

I remember when my parents bought the house they live in now. It was August 11th and our first night in it we had pizza in the kitchen and listened to the fridge. Every year we celebrate house day with pizza. Congrats and enjoy the home. It looks beautiful!

When I first saw the room where you want to put the gym, I thought it would be a great "Wintergarten" (Winter garden), as we say here in Germany. So a room, where you can chill and it's like being on the outside, but inside. But I didn't notice there's a second part behind the divider. Putting a gym in there is probably a good choice, but it would have to be somewhat tidy, because I wouldn't want to be looking into a messy gym from my living space all the time :D

This isn't something I normally even notice, but I really like the ceilings in your new house.
