I buy houses in the 10-40k range and sell for around 100-200k. I make around 70-100k in profit. I usually buy and fix around 10 a year.

We bought a house here in rural Alabama about the same size and condition as this (only with more land) for 20k, put 2.5k into remodeling, sold it for 50k. It's crazy how different areas of the country have such a difference in price lol. My jaw dropped when she said 1,000,000😬. People probably make more money over there though.

Yeah but how much is your salary per year? A two-income professional household in bay area California could make over $250k year. With 20% down...they can afford it. But yeah $1 million is expensive. Phuck California... lol.

Congratulations on this flip. Could I ask how come sometimes you re-tiled bathrooms and other times you reglazed them? Does it depend on your calculations on what the after repair value will be? And all other calculations?

We did this to bathroom tiles. It’s a really cheap fix that ends up a peeling mess. I do not recommend it,

I absolutely love this video!! I come from a medium-sized market in Northeast Arkansas and my mind is just BLOWN by the numbers you are working with. The sold price (1085000) - purchase price 700,000 - all other costs (inlcuding rehab, financing fee, commissions fit) etc, you'll get the profit. Then the profit/all the cost (purchase price 700,000 + all other costs (inlcuding rehab, financing fee, commissions fee) = 864,280 ), you'll get the projected profit%
