If not wrong Medini Lease is a Private lease. Meaning u buy the lease from Private owner who owns the Freehold land. Ie: Freehold land (Govt) > Medini land owner > Project Developer > Buyers. Technically 4 layers. So what could be the potential future implications when comes to selling / MOT etc, refinancing loans / next buyer / change of ownership / legal process time and costs might be longer & more expensive. Loans quantum and panel of banks for next buyer / refinance could be limited. My 2 cents

Yes it is a private lease. A new concept in Malaysia (barely 10 years old so there are not many precedences) but there are banks that can finance Medini properties and strata titles are being issued for Medini properties.

Yes Avira Medini at about RM8xxk and Sunway also has landed I believe the latest launch is also RM8xxk onwards

peak period sure jam la. Strong demand for "JB", look at it positively. And once RTS comes in 2026 and potentially HSR/ ferry in the future, it can only get better
