@@AlphaMarketingSG It is at that price for a reason. Tons of expats to rent out to and can easily sell for a profit within 1-2 years. That’s why value. The Kew buy already rent to who ? Blue collars that work in Singapore, or probably have to 8-10 years before you can cash out. Buy Liao means kanna stick for a decade, you consider that a good buy? See senibong cove what is occupancy rate.

Great analysis! I'm considering to buy a direct seaview unit in Melaka at Cove Residence next to Encore Melaka. But not sure if Airbnb can perform well because there is high competition. What do you think? It is worth investing for short term or long term rental?

I’m also contemplating to whether buy this project or not. I’m currently selling it and by looking at the trends of people visiting melaka and going to this area, it does seem like a good opportunity. But as you said, the competition is definitely there. Still doing some research on this

@@MavicOng I believe the risk is low if you buy a seaview unit because this is the only direct seaview project in whole Melaka. If you buy other blocks like B or C it's a risk because the view will be obstructed in future if there are high-rise buildings and eventually the occupancy will be low.

Sgp is safer cos its a fraction the size of jb. There is no where to run or hide in sgp.

Depends on the rental market lah. If rent is going down, long term is better. Air bnb commands higher rent but troublesome and will have vacant period.

If long term rent is high, then do long term. Real demand is from long term. If a project has too many Airbnb, then there is something wrong with that project because nobody want to rent long term

But I find is a good location with convention centre, offices, retails, big shopping mall Southkey Mid Valley. Its a vibrant township with lots of entertainments & future developments. Now I can see why it is a leasehold property which I think it doesn't matter. Our HDB also leasehold mah....

i stayed in a R&F unit which was run on AirBNB and found the building quality to be quite low. There was also very minimal maintenance and the place looked really run-down.

@delsol1967 I just stayed one Airbnb in Phase 1 that I thought was a pretty poor Airbnb stay too haha. But I have stayed much nicer Airbnbs in Phase 1 before. So I guess sometimes see the operator. That being said, Phase 2 is much better build quality vs Phase 1. Come visit to compare

@@viralloger267 the problem with 3-4 hour drive, is that it is not much difference from currently driving. Im sure it will help but the speeds need to be brought up to at least flight travel times to make it really competitive

@@AlphaMarketingSG as i said its a redundant project. Bear in mind there will be a massive maintainence cost. Im sure the ets train will improve in future and can travel to a higher speed. And would cut the time to less than 2 hours in future. U cant compare driving a car with a train bro. Its not logic. Coz during festive season a train could travel for 2-3 hours. But car can be stuck in jammed for 10hours

You should Buy Melaka property because it's very affordable. You can get Kota laksamana condo area at only RM 350-450 psf. (Admiral residences) Sorry foreigners can't buy. Keep 20 years and enjoy it. You still can make money with extreme low risk. Life is short just no need to be so calculative sometimes

I agree with your point. Melaka is a place with a relaxing and slow pace for retirees, travel down to Singapore and KL is quite convenient, you can find more delicious food here, and a beach and mountains. The longer you stay the likely you will love this place.

But just like what you said, the revenue generated will never be enough to cover ( we pay full in cash , so no stress on paying bank loan) but of coz on hindsight, there are much better locations to invest in... JB seems to be on an up-trend now, do you think it makes sense to let go of the Malacca apartment (at a loss) and put the money in JB instead ?

First, thanks for the video. Second, I wonder just who the government has in mind for these visas? Most retirees will not want to buy a property, the number of those who would like to buy is small. Why is applying through an agent required? Why can't I do it myself? Malaysia's economy is not quite in a shambles but it's getting there, so who will find a RM1 million FD AND a RM2 million property to be a good idea? And let's face it, if you ever wanted to sell a RM2 million property WHO would you sell it to? The market in Malaysia for a property worth that much is almost non-existent.
