Derek is a builder who is absolutely obsessed with affordable housing and ADUs (accessory dwelling units). In this video he gives us a full tour of his small full-time home in Oregon, which is a beautiful, minimalist 524 square foot space that he built in 90 days for $60K USD. Derek believes in collaboration instead of competition, and so he shares his blueprints, shopping lists, and loads of tips and resources for free on his website and on KZfaq (links below). He also believes that affordable housing doesn't have to be built with cheap materials, so he uses solid wood floors, granite countertops, slate tiles, metal roofing, and more because they'll end up costing less over time than if he used cheap materials and had to replace them more frequently.

Thanks for the feedback. No housing option is perfect, but the fact that zoning laws are changing to allow multi fam housing on lots that have only allowed a single house for decades, is a good thing.

This happened in my mom's old neighborhood where they allowed people to build apartments or two houses. The parking was and still is a nightmare. The neighbors got together and went to the City and demanded it be rescinded. The City agreed the parking is out of control, and now you can only convert your garage but you have to provide parking for the residents on the property as well.

I agree - a lot of ADU would be required for older people. There is space near the bathroom to build a proper stairs. Also I would put up a full wall at the attic space since the middle is 7 foot high.

FINALLY.......someone willing to share it all for the sake of others. Kudos to you. Love it. Only addition I'd make is use the space opposite the kitchen. by bathroom. Pantry, cleaning closet for broom, vacuum, etc. Nice job.

If you put a slanted roof on it, you could incorporate stairs opposite the kitchen and put the laundry under them, gaining closet space in the lower room. I hate heights and ladders so that space would be unusable for me in its current form.

There's already a wasted corner between the kitchen, bathroom, and ladder. He could have made a spiral staircase in that space and had something static that would be a lot sturdier and less annoying because it doesn't have to move.

Thanks Mat. I like this concept much better than the standard Tiny Home. This design has a lot of room for changes inside. One could easily add a granite top island in the kitchen with seating on the outside. It is probably worth spending the money to have a multi-functional clothing storage unit built into the left side of the closet. No one design is fit for everyone but this layout can easily work for singles, couples, and even seniors. Brilliant!

Love everything about this. His values and generosity in sharing everything. I think a little more storage is needed on the inside for coats and things. There was a space between the kitchen and the bathroom (right side of screen) where this could be accomplished. Also, not a fan of the whole ladder concept up to the loft. That's doable if you're a young person, not so much for the older folks. I'm sure with his ingenuity and skills he could come up with an alternative. But again, really love what he's doing. He's to be commended.

I really love the tiny house movement. That being said... I watched one of the tiny house construction shows in which the builders specialized in building tiny houses on wheels so that the house could be moved to wherever the owners wanted it. However, one of the houses had slideouts, like many RVs. That made me wonder, "Why not just buy an RV?" After all, they maximize space and storage, like a tiny house, and they're energy efficient. And the folks who build their own tiny houses always go considerably over budget, enough that they could have bought a nice RV. Then I see a video like this, with a tiny house built on a permanent foundation. I ask, "Why not get a mobile home (now they're called manufactured homes) and put it on a permanent foundation?" Where I live, there are plenty of MHs set up that way on privately owned pieces of land, not in a MH park. They have all of the modern conveniences, and they're energy efficient. You can even add on solar panels and other nifty gadgets to improve their efficiency. There even used to be a company called Jim Walter Homes who built MHs on permanent foundations on a regular piece of land. I've lived in a MH (14x68) for 34 years. 2 bedrooms (one with a walk-in closet), 2 full baths, spacious living room, good-sized kitchen (with a breakfast nook instead of a dining room), walk-in pantry, laundry room, low utility bills, and a small, easy to care for yard. MHs today are not like they used to be, barely holding together with Scotch tape and prayer. They're sturdy houses built to last. I bought mine from someone who'd owned it for 3 years , and she bought it new. That means that my MH is 37 years old, and it's still going strong (even after going through 2 hurricanes).

@jimgilbert9984, For clarity, there IS difference between a 'mobile home' and 'manufactured home'. A mobile home is not permanently fixed on a foundation, so that it may be moved to another location, hence "mobile"__and is usually only allowed to be in a mobile home 'park'. Whereas, a manufactured home is one that has each component of the building(walls, ceiling, roof, etc.)manufactured separately in a plant, thereafter, delivered to, and constructing them on, a foundation at the home site. And, yes__manufactured homes are much more durable than mobile homes. At the same time, the ADUs this 'guy' is building use the same high-quality construction materials you would use to build a quality-consructed 'regular' home__the other 2 types generally do not. And I, for one, would prefer having 'real' wood floors than the newer alternatives. 😺

Many, many, places don't allow MH within the city limits unless you are in a trailer park. If you want to see a hostile town council meeting just bring up that subject. People still have the vision of the older MHs, in their heads, and are very defensive of their property values. My own town doesn't allow them. You can put in a manufactured home, but it has to be assembled on site. i.e. modular homes. That eliminates anything that ever had wheels, no matter how well you disguise it after it's in place.

@@debracisneroshhp2827 The industry has decided that "mobile home" is a dirty name. They are now calling them "manufactured homes" as well. It has really muddied the waters. To me anything that is built on a frame and has had wheels is a mobile home and a manufactured home is how you describe.

my take is that MHs will be classified as dwellings, no diff than a standard house. That is would our state did.

@ThatADUGuy For the loft that is a bedroom/living space instead of just storage, an optional pull-down staircase with hand rails and loft guard rails to prevent drunk and/or still sleepy people from falling to the ground floor would seem prudent.

THIS is the kind of radical solution focused content I've been missing. For the last 5 years it's been a lot of custom, one-off, often very expensive projects that are from builders who disproportionately cater to folks who have the cash for traditional homes. I want revolutionary housing ideas. No, this isn't viable in my area but in time I think it may be. I love how the resources are made available and how PRACTICAL and lovely the resulting dwelling is. Love that the loft is 7 feet; it's amazing to be able to stand up in there! The only con I can see is that ladder to go the the loft. As I get older... this is starting to look more like an issue. But if there's some way to add a proper staircase and keeping most of the design & finishes: this is a bang up ADU!!!

I’ve seen some prefab homes listed for sale on Zillow or Redfin for mighty fine prices (like 160K or lower). But the problem is, they are always built within a community of other similarly styled prefabs where they end up charging you like five hundred to over a thousand extra for just the land rent alone. So superficially, you will end up paying a lot more than the listed price because of that. It’s as if nobody wants you to get away with buying a good, cheap, and affordable new house.

Homes in the United States are larger than those in many other parts of the world. The average single-family home in the U.S. is around 2,500 square feet.

@@vanessahornsby1811 , If you don't have a large family there's really no 'great' reason for so much sq. footage__speaking from experience, as I used to have a 7bdrm., 3fl. plus full, finished basement with 2nd. kitchen, and 3 1/2 bthrms., plus attic space, on a 151' x 50' lot, with detatched garage. Just so much more to clean and maintain. 😛 Sure, it was nice to have a sewing room, a playroom and separate train room for my 2 sons, an office for my (ex)husband...but "I" was the only one doing the housework, many times, the yard work, too! 💩 I used to like the idea of a large home with a room for each person and for hobbies/pets/storage, however, over the years, discovering and learning more about smaller houses, like cottages/bungalos, I'm pretty sure somewhere between 500 and 800sq. ft. is the perfect size for 1 - 3bdrm. home for 1 - 3 persons__with outdoor spaces for gardening, and other activities as a bonus! 💖🙌😺

You are such a kind and compassionate person for sharing this! Most builders are all about the money and cheaply built homes. I admire your honesty has so many builders discourage anyone from buying there own homes. Now, if we can get the financial institutions to help cut out builders and eliminate the high cost of building to make it more obtainable for young families and older people that don’t have the financial means to acquire a home of there own. As many have said, stairs a needed option. Not just pull down stairs, a genuine, accessible staircase. So many options with what to put under staircase-storage, bookshelves etc.. Hope you design one! Would love to see it. Thanks

The two most important rooms the kitchen and the bathroom! For me the bathroom is number one, hell I can sleep in a small corner but take a crap in a small space is unheard of! Your bathroom theory is bogus and shows you have a lot to learn! The majority of Americans are big boned! Always make sure the bathroom is big and spacious! 😊

After leaving a very abusive 15 year relationship with our daughter 6 years ago, who is now a 17 year old teen amazing daughter ❤ we can no longer afford a home (I’ve always owned homes, but with one income it’s no longer possible to even afford a one bedroom older apartment). I love my gardening landscaping. So does my daughter But I fear I’ll never have that again. I actually wonder now if I did the right thing leaving I can’t believe I’m saying this but housing is so devastating right now. To see people like you doing what you are gives me HOPE!! THANK YOU ❤

Just a suggestion...I live in a Christian farming community where we built our own houses on shared land...no one owns anything...quite a change, and the freedom and simplicity within the community make it really worthwhile...

This is exactly the type of thing I am looking for. My current home is about 800 sf too large (too many unused rooms and the living room is huge). Add a staircase and replace the tub with a ada friendly shower and its perfect!

This is such a steal for what it is, I have a mrs and a kid and we could easily live there. People will complain about ladders then after that complain about stairs so theres no winning when it comes to lofts or even 2 storey buildings.

@6:27 - Same logic I used for my van build. When you're trying to maximize efficiency of a living space, it's worth considering how much time in the day you spend in each area. For the bathroom, I spend probably 20-30 minutes a day at most, between the daily shower and toilet use. For this reason, in my van build the shower pan was in the floor, and hidden when not in use. With a shower curtain that wraps fully around when it's needed. Otherwise, that space shares real-estate as the entry way to the van, with a foldable countertop where the 3-burner cook top goes when I need to cook meals.

I mean, it's not really for people with physical disabilities, who need to use the bathroom while under sleep inertia (seriously, a fucking ladder? I'm surprised that's even legal), who have families. It's a really nice garage taking up space where a house should be, meaning fixing the horrible shortsighted use of space will require tearing it down and putting in a higher density dwelling. May have well as fallen for the horrible shipping container home meme. At least those are easier to pick up and move. This isn't a fix for our housing crisis, it's a symptom.

Beautiful little house. Reminds me of affordable workforce housing from the 30s and 40s, which used to be little cottages just like this one. For anyone who owns their own detached house with a little-used backyard, building an affordable ADU and selling it off is one of the most impactful things you can do to help someone else, and you might make some money off of your underutilized land in the process. Find out if your municipality supports these options, and if not, push for them to be made legal.

I love the pay up front for quality. So often, ADUs are either luxuroius or cheaply built. A balance can be met for lower cost of ownership. Headed over to give a follow.

This is a way nicer alternative than infilling with a huge condo complex which is happening in Southern California sadly. Too many people in a small area creates chaos but it's really good for the developers. $$$

May I make some suggestions? Make the ladder going to The loft a little wider and have it stretch out a little further so the angle isn't quite so steep and then if you put one of those beds that folds flat against the wall in your office it becomes a functioning bedroom also

I love the philosophy here! I would want to relocate that attic access to indoors (or possibly in the rear of the house) for safety reasons. I wonder if stairs to the loft would fit in the kitchen where that little corner is across from the fridge. There could be storage under the stairs (or maybe even the laundry). And for older folks potentially a shower only instead of the tub / shower combo (and possibly no loft if they can't do stairs). That seems like a great size for one person.

Overall great design. A couple suggestions for your ADU's going forward: add three feet to the depth of the house and add a custom folding stairway into the design to access the loft BR: safer while being space saving. Add a railing to the loft, again safety. Use extra thick foam Insulating Concrete Forms (ICF's) for the structure of the foundation, house walls, and precast concrete roof panels. ICF's are insulating foam forms that are filled with concrete and rebar forming a safe, super high R-value home impenetrable to flying debris in a hurricane or tornado, protection from termite infestation/damage, produce a super quiet home that blocks street noise, ultra insulated so heating and cooling systems can be sized smaller and keeps heating and cooling bills lower for owners, concrete roof panels protect from the same aforementioned items and cannot be blown off in a severe storm. A monolithic poured ICF concrete home is stronger than concrete filled CMU construction. ICF's can be stacked by a laypeople with minimal training. Make a traditional foundation with a full basement, this is extra safe space for storage, cool storage (like a root cellar) for someone who gardens and grows food for their family, and mechanical items can be placed in the basement saving space on the living floor. GE now makes a ventless washer/dryer combo that is large and yet takes up half the space of a tradition two unit cloths washing equipment. Consider moving the porch/ main entry door to the rear, people are less likely to sit on a front porch, people enjoy the privacy of have a relaxing space in back.

I’d like this idea. I live in a house. It was built in 1900. It is 690 ft.². It’s a great size for one person or maybe a couple. I love it. Plan to live here till the day I die if I can pull it off. My backyard is big enough that I might’ve been able to put in one of these, but I didn’t even think about it. But there are several places around me that have two houses on one lot. And they usually have an alley so there’s one entrance in the front and one entrance in the back. It really works well and it’s a good way to add housing without getting ridiculous.

This is brilliant and also kind. The house is just lovely -- very livable. The only thing I could see changing is the ladder to the loft. For many older people (like myself), ladders just don't work, even if the loft is just for storage. Perhaps you could come up with a stair option. It would intrude on the openness but it might be worth it.

Thank you. I am a realtor and live in a high tourist area. It is nearly impossible to find a home for the people who actually live and work here to afford. I have access to plenty of land and I've talked to a number of people Including investors who want to build attainable housing but have never been able to find the perfect house plan or cost. Hi, I am happy to see that in this loft area, you can actually move around and stand up quite comfortably. I would rather have conventional stairs as opposed to the ladder. Also, I think having the laundry in the bedroom/office is not practical (I would rather have a full closet as storage would be needed) - maybe having the laundry on the back wall of the kitchen?

Thanks so much for coming up with a beautiful solution to affordable housing. Reno Nevada recently changed zoning to allow higher density housing, including ADUs. I'm turning 75 in September and this is the way that I want to go. The only question is what lucky person gets to have me live in their backyard?

Should consider moving the washer dryer to the kitchen or stacked in the bathroom. You want appliances that will eventually leak and let do let off fumes to be in a place that is suited for it. I would swap out heating pumps for underfloor heating. They should also look into proper tiny home stair designs, where usually people use stairs/draw/closets to get to their loft area. Still great work!

Just good to know , the attic space porch access is a safety issue . Many years ago a couple of bad guys where trying to get attic access to rob my grandmother . It is very easy to fall thru the ceiling area to have access to the home . Thankfully we drove up and noticed strange men were under the carport trying to access. We had to padlock with a deadbolt to avoid a break in. Also a lot of people not just necessarily elderly can’t use attic sleeping In a safe manner with ladder access . Also hot air always rises therefore it’s always hotter up there especially for southern states .
