@@AllenHanPR As a contractor myself, I feel 90% is a bit much but I get where you're coming from. Asking around is the best way. I do have to say, not all customers are saints either. It does go both ways. Both homeowners and contractors need to know what each other's expectations are upfront, and a lot of the BS can be avoided. Thanks.

You need to do two things no matter how legitimate a contractor seems--ask for references and ask for a certificate of insurance. Those two things will almost always stop a fraud like the guy in the video.

I said are you sure? Her response was yea I went out and took every material I used down to the last stone and told everyone. Now a contractor in this area won't work for the lady and she has a cheap plastic fountain in the mudhole that still exists 2 years later.

I paid only 50% for bad window install-what do you do in the middle of December? They flat lied to get my contract. Nearly $10,000 and has to all go. What do you do when it is 22° outside and snow starts tomorrow? You withhold payment and they place a lein on your home. Leins are a brand new fraud tactic. If you don't like what they did and withhold that 50%, they take off and just get a lein you know nothing of. They don't pull permits but sure say they do. I called the city suspicious and nope-no permit pulled when they said they "will be". And just what the heck do we do? We're screwed sideways no matter HOW we approach things by folks who DID check out. It's getting flat miserable to own a home. Thieves are thick, tactics bold, and they employ all kids of dirty tricks now. Exhausting.

My thoughts exactly from limited info and experience I have good idea on what it needs I'd be willing to bet the 20k that a 50k demolition is NOT NECESSARY or even a reasonable suggestion it definitely far from a good complete job but also I would probably finish it leave it in perfect or at very worst perfect to the naked eye for around 5000 to about 10k worst case scenario (I know theres a "possibility" that it complete junk and not repairable but would be obvious I'd say %5 chance that is the case) regardless 50k for a demolition?! Even if included rebuild still seems high unless there's some sort of extremely complicated detail left out??

I built a restaurant in Oregon for a fellow that’s an illegal alien. He ended up owing me close to 100k when I finished the job. This was 8 years ago. Laws here tend to protect the person doing the damage. But in a state like iowa I had a customer owe me about 7K. The judge made him return the money in 2 months. So yeah. Big difference.

A guy who did work on my boiler and heating system for years is now in prison. He was unlicensed and taking on HVAC jobs and doing really bad installations because he wasn't qualified. Several people were suing him. After two decades of ripping people off he finally got arrested. Always ask for proof of insurance. He never ripped me off ,because I would only pay cash at the end of the job.

I used to be a licensed contractor and have a ton of horror story's about what I've seen, for the first year I was in business I did nothing but go behind another contractor that had been kicked out of the county and fix all his screw ups. Another time I had fired someone on the first day because he had no clue what he was doing that not only had no contractors license, but no drivers license, and no tools. His wife had to drive him around. He showed up on my job site with a $7000.00 check to side a house and said he would split the money with me me if I'd do the job for him. I tore the check up in pieces and told him I'd be reporting him to the county and the police. My very rural local PO building is rented and the owner asked me for a quote to vinyl side the whole building. I gave her a quote and she went off saying I was ripping her off because the price was so high. She instead went with someone that lives down the street from me that once again does not have any form of license or insurance, no tools, not even a truck. It took them 3 months to do a simple 1500 SQ. building.

I did the best work for 20yrs... I was not licensed but i learned from the absolute best old school builders. I never had a problem or complaint...my customers were told upfront you pay as the job moves forward....20,000.00 job Would be about 4 payments of 5grand As the job progressed the payments came....it was also a way if they were disatisfied they could stop and get some one else.....i never had one complaint

Guy's before chosing the contractor ask for a certificate of insurance and a home Improvement businesses license, if your a home owner. Make sure the contractor has a physical address. Ask to have a meeting there to go over the specifics of your contract. If you don't do your due diligence your throwing your money in the garbage. Anyone with a home Improvement license can be verified at your county's Dpt. Of Buildings website

Always pay contractors in 3rds. 1/3 upfront to start the job.1/3 once the job is halfway way done and the final 1/3 once the job is complete. Let the contractor know this upfront and definitely check their credentials and references before you give them the job.

I am a building contractor. We don't get "up front" money at all. The day the material arrives we get enough to cover that cost. If materials are to be ordered (windows, etc.) we get funding for that . I don't know of contractors here in New Mexico who get even 10% of the cost of the project in advance. If there is a bank involved they will only provide the funds for the work completed.

Here’s my advise. 1) Work out a payment on delivery plan based on milestones. 2) Pay for all materials directly (not Thru the contractor). This will prevent the material provider from leaning your property if the contractor does not pay his bills and will prevent the contractor from marking up the materials. 3) You should also create your own contract to ensure you’re protected. Because I have a legal background, I created my own but you can use internet to find one that works…. 4) never rush the process. Take your time and research as much as possible, 5) get multiple bids….

Usually we give a quote and you make payments every quarter way other project always show all paper work so the payer knows your legit I've done side work with no contract and it's side work cause I work for a major company not all people are bad and I charge a quarter of what the boss charges and its a big company like some I did for 40k 10k in materials almost 15k and my boss would charge 200k and up for the work I did in 12 hrs with 3 guys but license people charge more

First of all do not try to claim a legal background if you can not spell advice. Second no reputable contractor is going to sign some contract made up by the homeowner that is going to of course make it so he gets screwed over. Third the price of labor will sky rocket most of the time if the contractor does not get to supply materials and make a mark up( also if the home owner says oh I bought the big part it is already here simple things like nails, flashing, or in a landscaper situation probably things like the hose clamps and cpvc glue or whatever the homeowner did not think to purchase goes from reciept price plus 35 percent( usually I get around a 20-30 percent discount as a contractor, and I feel if I add 5-15% from what the customer would pay themselves for me to pick it up and get the right stuff and profit what the discount is on me being the one who shops with that supplier often is fair) suddenly that's a 300 percent increase by what is used aka 400 percent for each thing a case of 400 nails cost me 80 bucks I use 40 of them instead of 8x1.36=10.88 it's 8x4 =32 , why you ask? Because a contractor typically does not pay himself hourly he either enjoys a profit from his investment of time and resources into making money happen and the more "undercutting his profits" you do the more he has to upcharge to make your project profitable to himself and there for worth his time and effort. Fourth and foremost following advice from some idiot that spells it advise which is yes a word but most definitely not the word to be placed in this sentence seeing as to the fact a legal advisor may advise someone but he does not offer advise he offers legal advice or advisement so another words shit your stupid ass up, you moron.

PSA- home owners need to check for state certification & check any complaints with the BBB. NEVER PAY UP FRONT 10% NOW REST WHEN DONE. Also check any other homes he claims to have done and go see that home to confirm his accreditation. Consumers beware.

Wish I’d known…. I would have done it even after for far cheaper and it would had been amazing. I have so many people who would be able to verify many jobs. Also it would have just been me. 3-4 days done and done. Sorry you went through this. It’s terrible

Yes-they show up at whatever hour, do a little here and there, asking for payment, payment, payment when they DO show up. No license, no permits. They are absolutely everywhere.

I guess there is some justice I've had customers that didnt want to pay me after the job was done completely and satisfactory try doing a job and after 2 weeks of working from morning to sun down you dont get a single dime including you get stuck with the materials you paid for and your workers pay so post that up to when customers still from contractors because their rich and feel they dont have to pay you just because u are mexican show me a video of justice like that

Any real contractor will only ask for a third up front if the material for the job is extremely expensive and is special ordered. That protects him from loosing that money if for some reason the homeowner try’s to back out of the deal before any work has started on the house. You see that can go both ways you get a guy to come in you give him the blue prints that some architect has drawn up for you then the contractor spends hours figuring out the material cost , the labor , the sub contractors he has to bring in , and then he gives you a proposal after doing several days worth of work and you except and sign the paperwork. Well if you had more then one person bid on the job like you should then some of those guys are going to ask to see the scope of work and start getting into your ear that you are getting ripped off and sometimes they convince homeowners to not honor the contract that they signed but in the mean time the guy who laid out everything for you , did the takeoffs and labor cost had already put 10,000 dollars worth of special order plumbers fixtures on his account at the local plumbing supply house and no returns on special order items or the restocking charge is over 30% so that’s why a 1/3 up front is normal business practice . 1/3 up front , 1/3 when you are halfway done , and the final 1/3 when the punch list is done and the dumpster has been removed from the job site.

When it comes to business everyone takes a chance.......you both take steps to lesson the negative but customers too take advantage of contractor's but the news isn't interested in that. It's just considered business but if a contractor takes advantage of the customer then it's criminal.

He’s probably not a legal citizen either ...I’ve seen people hire illegal immigrants posing as contractors and as us citizens without the customer ever even questioning it ..Broken English is the first red flag any potential client should look out for .Its a shame for the real liscenced citizen contractors to get undermined by this type of fraud ..all because and usually the reason is the cheaper bid and pricing . Always be suspicious at super low contractor pricing .

Ok guys pro tip. Never, ever pay that much up-front. work out a contract where the contractor gets paid at the end of each day for that day. If there paid by the hour your pay them for that days wadges. I'd prefer someone give me an estimate of when the job will be done, and they give me an overall price for the job, because getting paid by the hour can a lot of times drag your investment out longer than anticipated. I then calculate and divide how much they should take home by the end of each day. Think about it sometimes weather can prevent the contractor from working that day should they get paid for not working that day. No so protect yourself and your investment guys it's not rocket science at this point these things have been happening for decades... smarter not harder

Most legitimate contractors are not interested in working by the hour, a reasonable down payment to cover the initial cost of material is to be expected, if the project is less than 2 weeks give the contractor a material deposit and the balance upon satisfactory completion. A contractor that needs payment at the end of each day is a huge red flag.

As a unlicensed contractor I definitely wouldn’t take that job on a hourly basis. If you want professionals your going to have to pay them no way around it.
