100% need to start from the ground up. A renovation would cost almost as much and wouldn't be nearly as good as a rebuild. I do think the fans should have some input into the design. Don't want a stadium that looks like Wembley. It must still remind us of Old Trafford and our history in some way.

@@AK-gs8mw United's history is what makes us.There are fans who have spread the ashes of their loved ones on that pitch. Keep that stadium and redevelop it like Real Madrid is doing. The feeling that you get when you're there, like Cantona have said the ghosts of the players from the past, its true. I'm not from Manchester, I'm from India. Have been a United fan for 24 years now, right from the time I started watching football. I lived in Manchester for a few months and the first thing I did when I landed in Manchester was to visit Old Trafford. The feeling that you get, it's overwhelming. I literally rememeber saying to my friend, this is where the Busby babes kicked the ball. He had no idea about football but even he felt proud when I explain ro him what United is all about. I don't know man, its a feeling like your ancestral home being kicked down and being replaced by a posh villa. Of course, the villa is better, but will it have the same emotions associated with it.?

The Owners were the ones who stop the Original project by using the excuse of the rail track complications. As stated previously, the design has already been laid out for completion of the stadium by original designers, to finish before the train track but the owners compromised by installed the 3rd tier cos the fans were complaining about the capacity at that time. Alls well we like to think that once the owners depart or bring in SJR and his team we can address the layout for the necessary expansion of the South stand, East & West quadrant issue ASAP because Wembley or Man City's Etihad is to far to deal with the fan base, we're sure that can be achieved with minimal fuss, going by our walk around the stadium experience by observation. Take Note: The Stadium Expansion Should Not Exceed the Railway Track! We feel in 18 month to 2 years by copying Real Madrid approach with the right people it can be achieved in line with progress on the pitch! Please Share!

United should have a 100,000 seater stadium with top class facilities for fans, and the question should then be, is that achievable via redevelopment of OT? If not, then a new build slightly further over on same site would be the next best thing. The major downside of redevelopment would be the reduced capacity during refurb, which would impact FFP, and ultimately hinder what could be spent on transfers. I've supported United for 40 years, and have had season tickets for about 20 years, I understand why people are sentimental about keeping OT, but redevelopment ultimately means tearing the whole lot down and building new, only difference is it will be done in stages. If your house burnt to the ground, and insurance built you a new one in exactly the same spot, would it be the same house, would your memories/history of your old house transfer to the new one just because it was on the same spot, rather than 100m away? United's history won't be lost, but settling for an inferior stadium for sentimental reasons may massively impact on the clubs ability to create new history going forward.

Problem is if the stadium is limiting their funds this has a huge impact overall. There is a reason many new stadiums in europe are upgrading such as tottenham or the Bernabaeu in madrid. They are starting to opt for multiroll stadiums which allows the stadiums to be used for other projects such as gigs and other sports like NFL. This brings in a hell of alot more money each week. More money equals more modern equipment in training grounds, money for transfers etc. Perhaps if they rebuild they could leave the Bobby Charlton stand up and refurbish it into a Manchester united memorbelia museum or something like this. So the History of the theatre of dreams remains and the club can continue to to grow without being hampered by its historical stadium.

Or spend £500m to upgrade a south stand- with an increased capacity- increase matchday revenue- but ongoing costs to maintain upkeep on a decaying old building But while a brand new stadium makes sense- can it be Wembley of the North? Is the commercial opportunity possible in Manchester vs London? Eg would the NFL play there in a brand new tech savvy stadium? Or should it try an Anfield renovation? Their problem is that train line, it's really hampered growth. I don't know if they could cantilever over it or something, but it wouldn't be cheap and they'd need major permissions. It's the main line between Liverpool and Manchester, so closing it for any length of time would be a massive issue. I'm a Liverpool fan, but even I would find it sad if they lost all that history, even more so if they' gained 20,000 seats lol. The rebuild does seem the unsentimental obvious choice, but sentiment matters a lot, and I'm so glad Liverpool didn't go for a rebuild.

New stadium next to the current one makes sense. United always had the best and biggest stadium but times have moved on. Better facilities and fan experience are paramount. Current seats are very narrow. Having visited the new Spurs ground, they are night and day. Renovating the current ground and building over the railway would also be very expensive and really not deliver. As long as we stay where we are it is time to keep the heritage but look forward, not back.
@sdemosi

I don't understand why anyone thinks it's much more expensive to renovate the current stadium than to build a new one. Building Spurs stadium at current prices of raw materials and excluding site cost would cost over 1.5Bn. Utd would want a bigger stadium than Spurs but probably won't care about some of the NFL specific features of the ENIC stadium. Numbers such as £1.2-1.5Bn are being thrown out but let's assume Ratcliffe can leverage his existing construction contracts to agree an initial figure closer to a 1.2 Bn than 1. 5Bn. That's the best case scenario and numbers are still huge. The worst case scenario is the new stadium ends up costing 80-100% more, which will impact the club's ability to finance the squad for years. It would not the first time in the last 2 decades that a stadium build has gone over 80% over estimate. Spurs, Wembley, Bernabeau renovation etc all went massively over budget. Perhaps the revenue model will change such that football clubs can get more cash from streaming etc but that wouid require an end to the redistributive nature of the Premier League deal. UEFA and the FA do not want this to happen. Merely adding another 15k seats in a nicer stadium will take years to chip away at those debt levels. Utd's current match day revenues are abiut 137Mn. It is conceivable a new 90k mega stadium could do over £200M per year in its first year. But Utd have relied on March day revenue to fund transfers so if we end up with £2.5-2.8Bn of debt out of this new build and including existing debt, we will spend every penny of match day revenues on debt servicing. Real Madrid's stadium renovation has been closer to a complete rebuild while keeping the ground of the Bernabeau. Structural and cosmetic works have transformed the stadium info something much more modern and with a higher capacity of 84k. Getting extra capacity was tough for Madrid because the current stands were fully developed, unlike Old Trafford. They increased the height and changed the tiering of the stadium. The total spend will be close to £1.2Bn. This was way over budget due to raw materials cost increases but it would have been much worse if it was a complete rebuild. The financial advantage of building a new stadium is the ability to keep fans attending a capacity old Trafford during a multi year construction project. The downsides are the state Old Trafford will be in by the time the new stadium is ready (may not even be safe to run at capacity), the massive additional cost, and the loss of a historic ground. It's a tough call. I'm happier Ratcliffe is there because he's much more canny than the Glazers but building a Wembley of the North is the most ambitious project any football club in the world could consider right now.

So the land between the canal and railroad gets narrower the further east you go. Currently the south, east, and north (SAF) stand cannot be expanded anymore due to that bottleneck. But the land does open up to the northwest a bit. I looked at a map and if you rotated the stadium footprint around 20 degrees clockwise and moved it northwest so the (new) east stand was located roughly at the halfway line of Old Trafford (as it currently stands) you could increase the stadium area roughly 30-40%. That would mean comfortably seating 100k fans plus all the fru fru corporate crap that makes the Glazers money. If they're going to do something new anyway then I'd prefer they just remodel on the same site and incorporate some remaining elements of Old Trafford (EG) they could leave portions of the east stand and the Bobby Charlton Stand and leave the Trinity Statue where it is. Seems a shame to leave it to collect dust or to just do minor repairs and let the stadium fall further apart.
