Remember gents, legally you cannot own property in Thailand. Yes, there are 30 year loopholes etc - but you will not be the owner. Additionally, a common problem with houses like this that are in un/underdeveloped areas is that after you move in about 6 months to a year later, all of a sudden someone decides to open a pig farm in your backyard, and Somchai opens an outdoor karaoke bar on the corner blasting music into the wee hours of the night. Caveat Emptor.

You can buy condos freehold but you will never own the land unless you do so with a Thai owning 51%.

Don't buy a property in Thailand if you can't afford to lose it. Renting is a vastly safer option.

People throw this out but never elaborate on what they mean. Typically when you own the building but not the Land, the land owner still needs to compensate you if they want to kick you off their land. I have a very hard time believing you can lose your home without any compensation and how often something like this would even come up.

@@MajesticFerret I mean that you have a very high chance of never being able to recover the money that you spent to purchase the property. No one is going to compensate you for anything. Just rent and you will never lose substantially.

Amen to that. I'm Thai, living working in the US and has a house in the US, but I would never buy a property in Thailand even though I can own it. Why buying when I can just move around and enjoy a different scenery. That's what I'm going to do when I retire.

Low labor wages. Lower material cost. Lower quality. Low building requirements. Location. Focus is at the design but what about isolation, no air conditioning, no ventilation system, no garage etc etc. With these arguments, this doesn't seem like a perfect offer to me.

​@@kennethso6811 you can't legally own land there, you would be doing like a 30 year lease, which if something happens Thai law always sides with the thai person, someone could buy that rice field and turn it to a pig farm, you can't do a mortgage so you have to pay cash, there is a myriad of reasons not to buy

It's standard practice to leave the spaces for the new owner to install aircon. Why would you want the building company to dictate what brand, model and capacity of air-conditioning units you have in your home? Ditto storage. Buy some furniture perhaps?

Generally a problem in Thailand - open plan kitchen with MAYBE - in more upscale properties - a Thai kitchen separate, instead of having the usual show/wet split where the real cooking happens in the non-visible kitchen. That and no laundry room are my main 2 complaints. In this case no garden is the third, but then the price is good´.

@@truthseeker9454 Exactly! The more economy goes up in Thailand (look past GDP data and excessive growth in the past 25 years), the more "proud" Thais will become. Not a bad thing for them of course, no hate from my side, but we've seen what this does to the general climate for foreigners in China. Being 60 year old retiree, walking with the 20yo won't go on forever and I believe many are totally pi**ed already. I would be if I'd be average Thai guy..

With $90,000, you can only get a small entry level car in Singapore and ownership for 10years only. Its unbelievable how cheap housing can be overseas... only 90k you get such large luxury place....

I own 3 homes in Thailand. The price seems reasonable. No aircon? No storage?No closets? Kitchens are not usually indoors in Thai homes. This home is typical of new homes I see Thais buying these days. Except for the interior kitchen. As you foreigner you cannot own land in Thailand but you can own the structure.

Everything is for rent in Thailand, very low occupancy rate! Who you going to rent too? That will rent for 10,000 baht a month, if you can find a renter!

Here are my observations: 1. the wall thickness is extremely thin (maybe 7-8cm), so no insulation for anything and if you run against it hard enough you will find yourself in the garden 2. there is no ground water insulation so you'll experience the water running up your walls and destroying the inner and outer part 3. the tiles are not ending in a slope or have some protection, therefore physical pressure on them will break the edges (driveway) 4. there are many small details that are not worked out properly, like alignment of wall sockets, switches, the walls are not straight at all 5. the layout is not that practical, could have been much better 6. not sure about the exterior column supporting the roof on the left of the building, but it looks to me that it's covered with some panel, the structure is not that thick, just hope it's not drywall

What is a construction expert?"" Unless you're a civil engineer who has focused on building structures, you're not a construction expert. State what you really are....a handyman or construction worker.

I would love to have a home in Thailand but it's not a friendly market to foreigners. You can't own the land, only lease. To me that sounds a bit daunting.

Foreigners can't own land in Thailand. The house is yours for 30 years and then... You would need to get married with a Thai but he/she would be the owner unless I'm mistaken. Always consult a lawyer from a big city like Bangkok before buying anything or getting married.

A foreigner has to set up a limited company which is 51% owned by a Thai and that company can buy the land. So the foreigner indirectly owns 49% of the land. You can't do it with a Thai girlfriend if that's what you mean by partner unless the rules have been changed recently.

The house looks nice, plenty of bedrooms and all looks well built but I do not like the kitted finishes; kitting all along the kitchen surface and kitting near the sinks in the bathrooms. Really looks cheap/hurried/unfinished? What has happened there since all the rest looks nice and on par with other modern homes.
