Looks great Lia, you and AK know so much about this process! I hope your throat feels better...perhaps some warm chocolate, that always helps for me....Starbucks is my favorite but I will make it at home sometimes as well. You know I always think of two things when I hear of Manchester.....Manchester United, the soccer (lol) team, and the song Winchester Cathedral by New Vaudeville Band from 1966. I have no idea why my brain makes the latter connection, but it does, lol. 🙂

Thanks for the great info, please can I just ask about Article 4, both the Coventry properties are within an existing Article 4 area, my understanding is that within that area (A4) you do not have permitted development rights to for change of use, eg a house to a HMO, would you ave to apply for planning permission in these cases? Loving the channel, so much useful information.

Hi 👋 those properties are not in an Article 4 area :) you’d need to apply for planning (or do a pre app) as you say.

Hi Lia. Will you ever look at available property where and when you go on holiday. Scotland Greece or somewhere else. Did you ever Look at property in the US when you made your trips here. What about Canada.

How can your cleaner go into the rooms/ensuites of your tenants?? Don't they have locks on their doors? Or do the tenants open doors for the cleaner? Really interesting :)

They can’t without permission. They all have locks on the doors and have the option for a room clean. It’s not obligatory.
