Like every good homeowner, we all check our T&P valve on our hot water tank every year...right. We i never checked it until this year. Then when i did, sure enough it was stuck and took some force to open and release the water. BUT then...it wouldn't stop dripping. Everything i read said that i had to change the valve out. So a 1 minute valve check on a saturday was going to turn into several hours of draining the hot water tank to change a valve, that i had to go and buy.
It turns out that you don't have to buy and replace the valve. The valve is just corroded or some particle is stuck and not letting it seat fully. You just need to keep flipping it, keep opening and closing it, keep messing with it until it seals. For me it took 3 days of periodically flipping the valve until it sealed fully.

Water heater installer and Inspector here. Never open your valve unless you have a backup valve ready. What sometimes happens is there can be a massive build up of calcium that your valve can stay completely open shooting water out, so you'll have to turn the water off and switch the valve no matter what.

You are my favorite person today! I was dreading the whole process of draining the tank and replacing the valve. My leak came from the same situation...trying to be good and following the instructions to test it every year. I was rewarded with a half gallon a day drip. Your trick just made it go away. I have also tapped on the valve housing with a hammer several times and this will help to seat it. Just tap, wait a bit, tap some more. It has always worked for me.

@@Ultrajamz Tap it with hammer 3-4 times. Don't wail on it. Just some moderate strikes. Maybe on the top and each side. It would be best to replace it but if this works, should be fine.

Moved in a new house, my first. One heating element was broken had to replace it. Then it started leaking for the pressure wave. Next day water on the floor everywhere ( not too bad). Then found this video. Your intro was spot on. Just trying to do what's right. Ended up replacing the walve. Don't give up guys.

Thanks for your video. I flushed my water heater and end up there was little leak on the water valve and pressure relief valve. I did what u said and fixed the pressure relief valve. I used $3~ ‘Self-forming Graphite Valve Packing’ to fix my water valve ( I learnt from another person’s video). I am a housewife, can’t believe that I did it 😊

Dave, Just one more tip to get this issue resolved. After you had explained the reason for leakage, I tap the pin couple of times. That seated the valve water tight and completely stopped the leak. I couldn't have figured this out without your video. Thanks again.

Worked. Walked out in the garage and saw a puddle. Steady drip from the valve. Got a bucket, gave it a couple of flips. Sealed right up. Thanks.

Thanks Dave! I have two drain pipes exiting my garage wall. I understand now that one is for condensation from my A/C unit on the roof. I originally thought that the dripping water was cold, and was likely the A/C condensation. But yesterday I touched the dripping water and could tell that this dripping water was in fact hot water. So clearly, this is from the water heater pressure release valve. I ALWAYS use KZfaq search to find information! I prefer YT so I can see HOW TO...and not have to Google and READ an article that may not even be the information I need! I used YT search words "leaky pressure relief valve water heater" and there you were, first video that showed up! It worked! Thanks again Dave Wirth!

Worked for me your way. Thanks. I had moved the relief valve to make it stick out straight to use it as a makeshift hook to hang a small tool not realizing I had caused a water leak. I was hearing the dripping water through a bathroom vent. Then I went back to the furnace room to discover the leak at the floor coming from the water heater. Thanks for KZfaq, I fixed it. Same thing happened to me today, I was poking around the basement and wondered what this valve did (stupid me) sure enough I moved it just a little and it started leaking like a faucet. Got so nervous I called a plumber, came across this video flipped it up and down about 6 times to let the rusty water out and it worked like a charm! this video was a huge relief! Explaining to the plumber that I fixed it when he called back was fun lol.

Worked like a charm. T&P valve was not corroded, new tank. Lowered the temperature and tapped the valve and worked the lever. It stopped releasing water . So it seated itself . Thank you.

Thank you for posting this. Though it didn't stop the drip completely, it is MUCH less now! I went from filling a cup up every hour to filling a cup up every week... that'll last me til I can get this replaced. Thanks for this!

I was freaking out cause my hot water tank was SPILLING water and I did t know what to do. After flicking it about 8 times it sealed! Thank you SO much!!!! Now I just have to clean all the water that leaked thru my floor downstairs now 🥴

I did this thinking it was the valve but soon as I turned water back on the drain pan got full of water and it wasn't coming from the valve. But at least your video helped me realize that and I shut off the water and turned off the burner.

Thanks Dave. I gave it a light tap with a rubber mallet too and the leak stopped. Valve work fine and no leak. Will eventually get a new tank. My tank is 20 years old now.

What worked for me was to shut off the water inlet, open the T&P valve until the water stopped leaking ... around 5 seconds ... to make sure there was no more water pressure, THEN flipping the T&P valve shut, waiting a few seconds, then opening up the water inlet again. That finally worked for me.

Your options typically are to check your expansion tank if you do have one to see if it has water in it if it does the bladder has failed and you have a pressure problem your next step would be to check your PRV valve pressure reducing valve typically located anywhere from 10 to 20 feet away from the actual valve or before the first picture your main water line connects to. You can do this by hooking a water gauge up to any hose bib or threaded waterline that allows for full pressure to enter the gauge.If your temperature is exceeding 60 psi do you have a water pressure problem Which could be putting strain on your water heater causing the Tnp valve to leak . Replace the expansion tank if needed and also replace your PRV valve if you are exceeding normal pressure if those are not the issues check the temperature of your water heater to see what it actually is burning at or heating at . Check your specifications for the water heater to see what temperature is excessive I would look up online what your water heater can handle typically you want to be around 110 to 115 Anything higher typically creates excessive pressure the more temperature you have the hotter the water gets in In the tank the more it expands and creates pressure which can also cause the Tnp valve to leak This is a very serious issue and people have been injured severely it is very rare because modern water heaters are built with this valve for this exact reason but ignoring this problem and just replacing the valve and having to beat it and mess around with it to get it to stop leaking is a problem

Well, I just replaced mine because it was running a little string of water under my mobile home, so I figured I'd try replacing it. Put in a new valve and still drips but not as much, even with cold water. So, do I need an expansion tank or what other solution is it?

In more difficult cases of sediment obstruction, you can go thru the drain & flush procedure - shut off gas to 'pilot' position (or turn off electric breaker switch), turn water fill valve off, attach hose to drain valve and open it up - then open the pressure relief valve to let air into the tank so water flows out faster. You will hear a hiss as air flows IN thru the pressure relief valve. You do not need to entirely drain tank, the idea is to let air thru the pressure relief valve BOTH ways to clear out the obstruction. Next, close drain valve and open water fill valve - now you will hear air blowing OUT of the pressure relief valve. Don't keep the pressure relief valve open too long or water will spurt out (possibly with more obstructing sediment) - just a few seconds to blow particulate out. Repeat this in/out cycle a few times and wipe the inside of the pressure relief valve with a dry cloth and then a qtip & rubbing alcohol. Close pressure relief valve and drain valve and fill up tank - you might hear a small hiss of air out of the closed relief valve as pressure builds from filling of the tank but will soon stop. When tank is filled, turn gas (or circuit breaker) back on and no more water should be draining from the pressure relief valve..

Sometimes, just turning the relief valve on manually will not clear the sediment built up under the seal. That happened to me. So here's what I did that worked. With a bucket under the valve (I don't have the long copper tubing attached to the valve) I opened the valve wide open for a few seconds, and while the water was flowing, I gently tapped on all the sides of the valve with a closed adjustable wrench. I would caution against hitting it too hard. I did that about 5 times until it worked. Now it does not leak at all. Use caution as the water may be scalding hot depending on your temperature setting.

DUDE! I was ready to go out and get a replacement too. Caught your video and flicked the crap out of it....freakin worked. I wouldn't have messed with it that long. I had just replaced the element in the WH with no leaks to begin with. Finished and I had a leak from the valve. Actually had to put a piece of metal between the little handle and the metal ring to let the valve 'push off' further and 'snap' back with a little force...if that makes sense. Anyway, it worked! Thanks. Hot water and no leaks!

I was told by my heating and ac person that I needed a new hot water heater and that I need to get one soon or it will explode. I’m a 69 disabled female. Nice way to treat someone who has no money. He wanted $2700 to install a new hot water heater. The one I have is 8 years old.

After 8 years there is a real possibility that it needs replaced but unless you live in a mansion $2700 U.S. is complete bull. I had mine replaced about a year and a half ago and it was about 5-700 U.S. . We own a house with three bathrooms, a kitchen w/ dishwasher, washer/dryer so this wasn't a small tank either. I hope this helps you out.

Brilliant!! Thank you so much. I did both the flipping and light tapping with a hammer on the valve. Honestly, what's the worst that can happen? What's the payoff?...greater self reliance, money in your pocket and a boost towards a "can do" attitude. Do a "gut check" if you don't feel right...go with your "gut instincts" but make a choice and don't blame anyone...even yourself.

You are a Beauty. Ours was leaking a ridiculous ammount after redoing alot of old copper lime this past winter with pex. This spring it's been leaking alot. Thanks...worked for me!! i had to actually leave it flat and use some plyers to pull it up and down. after doing this for about a min or 2 it stop leaking. Mine sits on top of water heater.

Also use a guage and find out that your water preasure in your house isn't too high. The preasure regulator that usually looks like a big snow cone right next to your outside shutoff valve can break internally.

Try all the methods recommended by David and all the other users. What worked for me was a combination of all the methods. The thing that got me thinking was that this TP Valve was like the Flapper in the Back of the Toilet. If you have water running in the Toilet, it is sometimes the Flapper not sitting properly on the hole there. So the TP Valve is similar where you need to reseat the Spring back to create a solid seal. The method of just flipping the TP valve up and down didn't work with the cold water inlet valve open and not closed because when you do it the water continues to flow out of the TP valve and the pressure of the water coming out prevents a good seal. The method of draining the water a little underneath the TP valve and then flipping it up and down, didn't work either because there was no water pressure on it so it didn't create any seal either. So I tried the other method mentioned on the comments where the person closed the cold water inlet valve and then flipped the TP valve and back to close and then open up the cold water inlet valve and that still didn't work. OK, so I did continue with the last method where I closed the cold water inlet valve and then I flipped the TP valve like ten times every which way as mentioned as well as hitting the end of the nail when you close the TP valve with a blunt object several times. Before doing the ten flipping thing, when opening the TP valve, I would leave it open until all the water leaks out or stops. Which should happen since with the cold water inlet valve closed the water remain in the TP valve should push out all the water there which when you close it will create a seal. So after the ten flips and end of nail banging of the TP Valve then I would leave the TP Valve closed and then I would open up the cold water inlet back up to further create the seal to the TP Valve. The way to know if it works or not is when you close the TP valve and opening up the Cold water inlet and there is no water coming out of the TP valve. The first two methods - the end results created a steady stream of hot water flowing out and at best a slow drip drip drip which will fill gallons of wasted water at the end of the year. Not giving up and doing the last method - the end result was no more water coming out of the TP Valve. Not believing it, I would wait for it after 5, 10, 15 and then 30 minutes to 2 hours later and still no water. Dry Bone Dry. Thank God! Thus, the take away from all this is to do all the methods mention but pay particular attention what I just did. Once fixed, don't ever touch the damn TP ever again! Watching other KZfaq videos, many experience plumbers mentions not to even open or touch it. I only opened it that one time because the plumber in the video mentioned that when draining out the Hot water tank that the water will come out faster. True but as long as you have at least one Hot water faucet open when draining the water - it should come out of the Hot water heater ok. Opening the TP unseals the seal and you need to do what I did above to fix it. Also you don't need to replace it but only as a last resort when all the methods don't work and don't let a plumber try to sell you what you can do yourself. Time and money is precious nowadays and the more we can take care of our own problems the better we can better help others. Spread the knowledge.

Five minutes of "flip it, flap it, slap it, twist it, pushing it, pulling it, flippining it, slamming it, slapping it, fiddling it, flipping it..." Might take a couple days? This guy is a stud.

Thanks. This saved me a lot of time and money. My water heater is essentially brand new, i just put it in 3 months ago so i figured it's still good and this seemed to fix it.

I drain and flush mine once a year and replace the pressure release valve at that time since they are cheap. I also every two years replace the hot water corrosion anode. Have had the same gas hot water heater for 15 years now in prefect working order. I have a hydronic boiler as well and every 6 months but a part for it and store it for a just in case situation.

We've only lived in the house for 3 years. I replaced the anode rod a year ago, it was like 95% gone. Not sure if the tank started to corrode because of it.

I had this happen after the relief valve opened by itself. I did get it to reseat after about half hour. About a week later the valve opened again but I couldn't get it to reseat. I changed the valve and after bleeding air out of the hot water lines I now have two faucets that have deposits plugging hot water flow. So now I have two faucets that need new cartridges.

That is the same way I just fixed mine 👍.... Common sense guys..... That is the first thing you do..... Just be careful! You're dealing with hot 🔥 water under pressure 😲

I thought I was wasting my time. I did this for around 10 minutes and the drip didn't stop...that was approximately 3 hours ago. Well I went back in there to make sure I didn't have another mini flood forming, and what do you know...it actually stopped dripping a while ago. I could tell this because the catch bowl I put under the valve earlier only had a couple drops inside. Thanks!!
