Imagine your mother inheriting a house free and clear worth 160k minimum. Now imagine an investor millionaire comes along and bamboozles her out of the house and into a trailer on a lot that a house burned down on. To top it off she now owes the millionaire $169k at an insane 9.5%! For a trailer… I know people trusting and naive enough to fall prey to such exploitation. They may even feel temporarily grateful. After all, an experience person is “helping” them in an area where they are in the dark. Get to pick their own colors etc. That deal is a predator exploiting a mark. This is a grieving mother we are talking about not a bank or investor I was loving every video but this one hurts my soul

I think you are a human and God had made us in his image and we all know right from wrong. I am a tuff negotiator but I never take advantage of anyone. This lady got taken advantage of and she doesn’t know any better. Some people are not good with numbers and have no one to advise them. When a predator comes in like Pace they are proud of what they have done. Jerry and Pace will burn in hell for this.

I agree. So the Note he made her for the 130K had no interest on it because he treated it like a "cash" transaction, and then turned around made her the other note at an apocalyptic interest. On the other hand, I appreciate Pace's transparency which teaches us the hefty price of ignorance.

I am licensed mobile home installer in Mesa I come across trailers and lots everyday how do we get in contact?

I am not sure if I understoot that correctly, but wouldn't Cheryl been better off taking 160k cash and buy the mobile home on a lot for 115k and own the house free and clear instead of paying 184k above the all-in building costs? She is still paying 1500 a month so how did that really improve her situation other than the convenience of being closer to where she needs to be?

Yes and no, I think he said retail price was 190k, so she would have needed a 30k (+ closing costs) loan, but waaaay better than the forever loan with Pace, definitely he didn't help her. But for himself that was genius.

Ok, maybe I'm not understanding the math right. So,your financing it for 169,900 40year term at 9.5%. So, doing the math 1,500 a month X 12 months = 18,000 So, if you X that by 40 years it's not 400k it's 720k. If I'm wrong can you plz explain it one more time

I’m not quite sure how I feel about this deal. I sure as heck wouldn’t take that deal if I was Cheryl. But also the numbers don’t add up. So it may have been a 30 year note? What was the market value of that house? $199,000? Was her credit really bad? Why would she take the deal? Is she actually better off? What does she get out of the deal? Where is her payoff?

So basically, Cheryl was willing to pay a much higher price for speed and convenience, and got what she wanted. Yes, she could have found & bought her own lot and then bought mobile home (but maybe she would have difficulty with financing or gotten overwhelmed). With Pace putting all the pieces together, she gets what she wants and never has to deal with a bank if she doesn’t want to. Also, unlike rent, her payments won't increase beyond taxes. It's a win-win.

I kept asking myself am I missing something her. She got screwed so bad and he squeezed every dollar out of her from every angle. Low balled her house, jacked up new house 100k more and then charged insane interest for 40 years! I thought wow I must be missing something here

Not really, she's getting a brand new 3 br/2 bath home and she already paid $130k. If I'm Cheryl, I could have negotiated for $250k. I won't pay that much money for a manufactured home 😅

She was paying $1500 monthly, but if her note (PI) payment is $1500, she still needs to pay T&I. Didn’t she end up in a more difficult financial situation?

I’m usually against raising taxes on the rich but when I hear stories like this one and how this was his FAVORITE deal. I can understand why they wanna raise those taxes. Love pace and I hope there were details that were left out like maybe she had terrible credit wasn’t able to buy on her own. Just giving you the benefit of the doubt Pace because you seem like a genuinely good person. Only God can judge.

Super creative guys. One thing I'm taking away from this is that Pace helped Sherryl (Cheryl) get what she REALLY wanted - which was the new house. She didn't REALLY want $160K. What she REALLY wanted was a new house, and that's ultimately why she went with his offer instead of the other person's $160K. Because Pace helped her skip a step and got her straight to what she REALLY wanted. Great work here Pace and Jerry!

We like the ones where the grieving mothers are not being financially goat roped by Pace. A one sided deal is awesome vs banks, Wall Street etc. Get the best deal you can, I know. It comes off as tone deaf to human decency trying to squeeze every penny from a clearly financially inexperienced grieving mother.

Cheryll could’ve literally gotten a house free and clear and she ended up in a deal paying over 400k. My GOD this is predatory lending. This makes zero sense. All he did was rob the shit out of her with extended terms to fit the monthly rate. Shame on him for that and I am a Pace fan. Shocked Jerry endorsed this. 9% is absolutely criminal.

Poor Sheryl. She totally got screwed over. She could of sold the house for $160k. Then put that down payment for the house that would of sold for $199k and her payments would of been much less and she could of paid it off in a few years. Instead pace took advantage of her and is proud of it. I thought Jerry was a Christian. It is ok to make money, but when you take advantage of someone who doesn’t know any better you will meet God someday and pay for your sins.

Thats just business. Thats like saying the amazon link distributor isn’t a Christian because he charged me $9.99 but Walmart had it for $4.99. I pay $9.99 for the convenience of having someone bring it to me. Maybe she wouldnt have gone to the bank for a new loan and just stayed living miserably with her daughter for 10 years. You just dont know
