The property ended up selling for $80k to an investor who flipped it and sold it for $151,500. I actually felt sorry for her when I realized how hard she was working to have proceeds for the kids. I’m happy for her that she was able to pay off the $60k mortgage and have a little bit left over for the two grandkids.🙌🏽

Thanks for the update on what the final selling price. Since the flipper sold the house at $151k, I'd argue that a retail buyer could have paid $10k more than the investor and therefore scored an awesome deal. This assumes the person that buys and lives in the home, using an inexpensive primary mortgage, was also very handy and willing to DIY much of the bathroom and kitchen reno.

This old lady was smart as hell. She probably did some sort of sales in her past. She wasn't desperate enough to be motivated. She definitely knew the power of silence and how to hold value without dropping her drawers or anchoring herself low. This was wholesaling GOLD !! Thanks Jerry 👌🏾!!

Jerry this was one of my favorite videos you've ever done! I appreciate you taking the time to put this out there even when there was obviously zero motivation with this seller and she was so unrealistic & simply not educated on property values. Super helpful & informative! I was laughing at some parts during some of the conversations with her because of how she was so not willing to talk or disclose information and you're sitting there like "UHHHH....???" LMAO!

Actually Jerry, in the beginning of the video, she did mention that their is a loan on the property. You never asked how much it was. But this is a great video and helps me out alot because i don't like to make calls to people that will be sarcastic and buttholish like this. But it just shows me that even the most successful person will every once in a while get potential clients like this. I love this video and you're a flipping genius.

Even if you have the right answers and know what to say an unmotivated seller is just that an UNMOTIVATED SELLER! There are no magic words or anything like that that one can do except to use the experience as some good practice in dealing with these types of situations and just keep moving on talking to more and more people until you find a REAL MOTIVATED seller.
