Homes Sold: Collier saw 352 homes sold (2% YOY change) while Lee significantly outpaced with 1,025 homes sold (41% YOY change).
Median Sold Price: In Collier, the median sold price was $750,000, showing a 6% decrease YOY. Lee County recorded a median price of $400,000, down by 5.90% YOY.
Days on Market: Homes in Collier stayed on the market for an average of 52 days (16% increase YOY), whereas Lee's average was 46 days (59% increase YOY).
New Listings: New listings rose by 15% in Collier (605 listings) and a significant 105% in Lee (1,861 listings).
Pending Inventory: Collier experienced a 13% decrease in pending inventory, whereas Lee saw a 6% decrease.
Months Supply: In Collier, the supply increased by 45% to 5.5 months, while Lee's supply surged by 96% to 5.1 months.
Dollar Volume: Collier's total dollar volume dropped by 9% to $423.5 million, while Lee witnessed a 46% increase to $561.4 million.

Going through the listings on Zillow and what you see is a lot of homes purchased between 18-20 have seen a 100% increase in their current selling price, less than 5 years later. Sellers are walking a fine line right now and I wonder if a pull back to reality is coming for the Florida market.

Lower prices mean nothing if insurance is astronomical. And that's not changing in Florida.

Not generally. We take the time to show them the real data, but many sellers still think the “price it high and lower the price” strategy is the right play.

I do believe all the boomers with cash and or home equity and who want to retire in the sunshine state are all competing for the same properties. That won’t make insurance or property taxes go down and with these elevated prices it make relocating a bitter pill to swallow.

IF the boomers don’t change their mind and move elsewhere. What could be scarier for someone on a fixed income than run away taxes and insurance? I have about ten years until I can be semi retired, had planned to move to FL, but I just don’t know anymore. And it’s not that I can’t afford it, but that it’s just too uncertain. I guess we will see.
