Thank you. No sir, did look at ZL1 though…Lusted for S58 and the lil coupe drew me in. had to keep it euro. Right now I think the gen 2 B58 cars and non carbon pack m2 are good value. 2nd hand G80’s are filthy cheap for some reason right now, worth taking a look.

Pre-owned x-drive m240i is the move, unless you want a manual. Not sure about a lease, depends on payment/terms/ your situation. US BMW financial is offering 6.29% on new units (9.99% is par Jan 2024) so if they offer similar rate for pre owned finance that may be worth looking into. 2nd hand G80/G82 values seemingly have fallen off a cliff and there’s some units that are priced super reasonably (at least here) that have been 100% dealer maintained under maintenance plan.

Bigger picture. Something like 1/3 of US treasuries mature this year, the interest on national debt is going to go up significantly. Fed has to monetize the debt to fund these budget deficits like always, but now it’s during economic contraction and already re-surging inflation. If fed is forced to go back to full blown QE (they will if more bank instability or major downturn in markets before election) this is going to get messy. On weak dollar commodity and asset prices are going to the moon. The size of interest payments on nat debt currently just highlights the urgency of the situation. It cannot be repaid. Default is inevitable.

2-4 unit residential in working C class neighborhoods (cheaper entry price, rents elevated significantly in last 3 years) will still cashflow at 7-8% interest rates with very little $ down (FHA or 5% owner occ conv). Look hard enough in the right secondary markets and there is good cashflow to be had. Major shortage in housing (not enough new construction since 09) and people being locked into low interest 30 year mortgages means record low inventory. Prices remained elevated even though the Fed has been tightening and raising rates for over a year now. The fed has already committed to suppressing interest rates going into election cycle. We are seeing credit expansion and debt monetization like never before. All that liquidity will hit the market accompanied by low interest rates you’ll see consumer prices rise more rapidly (including rents) and specifically asset prices will be on fire. Big equity gain, chance for a refi to significantly decrease cost of debt service, and inevitable rent growth will increase margins. As for the cars.. these are depreciating liabilities. It’s a joke. Theoretically though for example if you pull a large debt in a period where inflation rate greatly exceeds the interest rate, you technically just made a spread on the difference. Underwriting is notoriously loose on these car notes as well. They give six figures to any shmuck that walks in with a 650+. No income verification. What is your 100k today going to buy in 5 years?. Bank is making a bad trade loaning $$$ out at 5,6,7% right now. Total bro science, not Dave Ramsey approved. Leverage is a powerful and dangerous thing. Especially in these markets.

​@@kaplanamerica2 Not good, not bad. Doesn't really matter or affect the car in any negative way, it's just a waste of a little bit of fuel. But due to safety regulations it's illegal in most countries 🤷‍♂️

@@kaplanamerica2 I think it comes from back in the day EVAP systems not being very sealed and therefore a running car could start a fire by sparking the gas vapors. Can still happen with new cars but is very rare. Still, I'd rather be safe than sorry.
