I have a manual pull down garage door approximately 12’ wide. There is a slight gap across the bottom seal. I can manually force the door down, but it will not stay down. What adjustment can be done so that the door seal closes tighter? The door has two torsion type springs, one for each roller. I recently replaced the bottom door seal. The new seal doesn’t quite touch the floor unless I manually force the door downward, but like I said, it will not stay down.

Mine is shutting all the way but one side is quarter inch off the ground all the other side is perfectly flat

Is there any way to lower it with the opener disconnected, Figured I would start that way first goes as far as i can but still have a 3/4" gap.

No you will need to have the power connected to adjust it.

Help. My garage door pushes down against pavement when i press open, then pull back up two foot and stops there.. leaving a gap😢. If i press open again it will do the same thing pushes down against pavement then pull back up two foot n stops😢 The metal arm bended now😢

Mine only goes down halfway and stops. That adjustment is already maxed out and still will not close?????????

What do ya do if ya got it maxed out but still is open a inch. I replaced rollers. Wondering if the spring needs torqued.

Did you figure it out? I saw another video where he adjusted the arm that connects to the door. It is joined together with several bolts and there are holes along it's length that can be adjusted by disconnecting and rejoining with the bolts.

Hi, can this be done to make major adjustments? As of right now my door is in the open position and only closing about a foot before coming back up. I just replaced the chain drive gear.

I ended up having someone come out and take a look at it, guy quoted me 1250$ for a new unit and strut on sagging part of door (and labor)…me and my old man got it running like a dream for less than 300$ after about 3 hours. Had to buy a new unit but install was super easy and just reenforced the door with 4ft 3/4” angled 20ga steel.

Jim I have that same door. One side makes a nice seal while the opposite side sits a bit higher. How do I remedy that?

@@NextLevelAutoDiagnostics thanks!! Ya I found a couple other detailed videos on this. I actually believe my problem is the floor slab on one side has settled. Everything is plumb and true as far as I can tell. All geased and cleaned up and working fine. I replaced all the broken hinges last summer, so hopefully all good. I will look into replacing the gasket or seal along the bottom next.

I do that but when the garage touch the ground, it automatically raise up. Is that mean I can not lower down the garage door any further? How to handle this? Do I need to replace the seal at the bottom of garage door?

No did you adjustment the main unit to correct how far the door will travel. Either increase or decrease the travel?
