Getting your Real Estate License in Winnipeg, Manitoba Canada with your local Realtor, Jennifer Queen! This has been updated for 2022 since we continue to get a lot of questions based on our 2020 video.
Requirements for your application:
- You must also be 18 years old.
- You must be prepared to hang your license with a broker within 6 months of finishing your last course through the Manitoba Real Estate association. - You must complete all of your courses through the Manitoba Real Estate association within a 16 month period.
- Also, if you are planning on getting your real estate license to save on commissions because you want to “flip” homes, you are going to be disappointed. See the video for why.
- You are also going to want to have some money set aside. I would say close to $5000 for coursework as well as registration fees. BUT THEN, you are going to go for some time without any income once you become a Realtor - so figure out what your cost of living is, and factor in a minimum of 3 months of expenses!
Now, let’s get to the courses themselves. To register for these courses, you need to go to the Manitoba Real Estate Association’s Website: realestatemanitoba.com.
You will see there, that there are 4 modules. Three of them (and the first three) are self-study courses that you can complete at your own pace.
Module 1 is the introductory course. It introduces you to some basic concepts of real estate, gets you to do a little math and understanding on zoning and taxation among other things. The cost for this course is $1305. This is the highest of the four modules, and I believe it is because you are given both the Provincial Real Estate Reference manual as well as the Real Estate Encyclopedia as part of the registration fee. You will need those books.
Module 2 concentrates more heavily on condominiums, law, agency relationships, and provincial statutory requirements. Sounds fun, right? The cost for this course is $995.
Module 3 focuses more heavily on legislation, whether it be about the Privacy act, tenancy legislation, more on agency relationships, technology, FINTRAC (which you will have to learn to love as you use it daily). The cost for this course is $995.
Now all 3 of these modules are as I said before the self-study modules. At the end of them, you take a final exam and need to get a 70 percent or more to pass. You will take these exams at the same place you picked up your real estate books - the Manitoba Real Estate Association. They have a huge classroom in the back and hold exams weekly. Just a side bar - these are closed book exams.
Then, you will take module 4 which is an in-class course hosted at the Manitoba Real Estate Association once a month. There will be two days where you are led by an instructor and discuss professionalism, next steps in your career, etc. There is no exam for this module. AFTER the in-person class, there will be two online-courses that you complete but I hear they are not too difficult. The cost for this module is $650.
So, you are looking at a financial investment of $3945 to complete your coursework.
BUT, that is not the end of the fees. You will still need to pay your registration fees to the MSC upon completion of these modules too. Usually that is a cost of about $600 - but depending on when you obtain your license it may be prorated, as we pay for January 1st for the entire year.
Now, you have completed your courses - what do you do!? You technically cannot go out and get your license now. Your license allows you to act under a broker. An employer’s signature is required on your application to register as a licensed salesperson with the Manitoba Securities commission.
A lot of people will start interviewing at brokerages when they are in that Module 3 to Module 4 position, just so they have something lined up when they complete the course.
Some additional tips in researching a brokerage
- Watch their agents. See what they are doing. Is this a group of individuals you want to surround yourself with?
- What kind of training do they provide? Is it structured weekly training?
- Is there a mentorship program?
- What kind of agent do you want to be? How many homes do you want to sell in a year? Do their fees make sense with your goals?
- What is their physical space like? Do they have room for you?
Once you’ve signed with the brokerage, you are officially a salesperson and you can go out there and sell real estate. BUT this is only the beginning. It's a good thing that I've stumbled upon your video before starting my second attempt at module 01. I failed the first time, though I'm feeling more determined to finish the program! I don't know what it is about real estate sales, but for some reason, this type of career would work well for me. I appreciate all of the advice that you've given throughout the video!

Hi Jennifer, thanks for alot of good videos on your channel. I’m want to change my job and become real estate agent in Winnipeg. But i have few interesting questions which only agent can tell me. After when i will have license and a job with broker company in the beginning how they allow you to sell a house? I mean house becomes on market, broker somehow dividing listings between realtors what he have ? Or whats the procedure? I know some brokers have 100+ realtors and if you new it’s difficult to sell something when you “green” in that business. But you need it cause u need have money for living. So if you reply me i will appreciate it thanks.

It really depends on you and how you operate. I was more of a "get through it" kind of person and would do an entire text book from cover-to-cover in a week and then write the test. If I had done a bit every night I think I would've lost some motivation. But everyone is different. I know people that have done it solely in the evenings while they worked another job, too.

Hi Jennifer , what sort of factors would a broker consider before taking in a fresh realtor ? Do brokers maintain a certain number of realtors under their roof or they can sort of take as many as they want ? Thanks for the great informative video.

Most can take on as many Realtors as they want and will take you on if you pay your office bill (it is actually a competitive game to run a brokerage)! If you interview at several brokerages here, you will likely find they will all offer you a position. Just be sure to start with one that has good training program!

Thanks for the helpful video! I have some questions. 1. Is it true that, in Manitoba, you will not be allowed to become a realtor unless you intend to be one full-time? 2. If the answer to question 1 is yes, can you maintain your current full time job until you pass the exams, join a brokerage, and officially become a realtor? Seems unreasonable to have an individual cut off their source of income before they become a realtor. 3. Can you register for and write the exams without taking the courses separately? Or is being enrolled in the modules a prerequisite to writing the respective exams?

Hi Joshua. To answer your questions: 1. It is not true. It USED to be true, but they removed that rule a few years ago now. You can have another source of income AND be a REALTOR. Although, I can't say that I would necessarily recommend it. 2. See response to question 1. But again, I think those that do the best are the ones that have a "Burn the Ships" type of mentality going into it. 3. There are challenge exams instead of doing the courses but you have to meet certain thresholds. I would reach out to the Manitoba Real Estate Association for clarification. You need it when you go to apply for your license, but not necessarily before you start the courses. However - I would definitely want to make sure that I would be allowed to have my license before going through all that work!

This wouldn't be my area of expertise. But I do know brokerages that offer training and I believe they do give you practice questions. RE/MAX Professionals (the brokerage I'm with) is one of them!

Hello Jennifer, I'm currently studying for module 1. I have a question regarding the exam questions, will they be exactly the same as they are in the practice exam we get in the course (there's a total of 200 practice questions for all 6 units) or will they be different or slightly altered in the 50 question real exam?

Hi there! First of all, congrats on registering. Second - I truthfully don't know. When I got my license, it was a different format than the format they use now. What I can say however is the practice questions were realistic and representative of the types of questions you are going to see on the exam.

Awesome - and welcome. You will need to check with the Manitoba Real Estate Association. I do believe there is a challenge exam for those that have previously held a license in another province.

It really does depend on you -the time you have to dedicate to it, what proportion of the information you may already know, your learning style, etc. I would say you could power through a module every week but it would definitely be a huge challenge.

Hi! I'm wondering if you know whether or not it's possible to take the exams without taking the courses. I'm sure the courses are helpful but if there are books/online content that can teach the same information, would this be an option?

I actually don't know! I would call the MREA to inquire. I do know there are options to challenge the exams, but I think there are prerequisites to be able to do so. You can call them at 204.772.0405

Quick question, do i have to remain signed under a broker for the remainder of my career or is there anyway i can be an independant Real Estate Agent? Would i have to complete my brokers license in order to open a firm myself and work for that firm?

Hi Samuel, you are allowed to switch brokerages. You can open your own brokerage but you need a broker's license. You must have a license for at least two years as a salesperson before being able to get your broker's license.

I am recently retired. I come from a specialty trade contracting background. Specifically electrical, well versed in homes wired in k&t and aluminum. I am considering my options for "work" in retirement. My self-imposed restrictions are that I usually spend the month of February away and spend a fair bit of time out at the lake from May to mid September. I actually like spending the weekdays out and the weekends in. I'm not interested so much in building a business but more working within a team in providing support and information. Given my skills and experience as a former electrical contractor and the level of commitment I have stated, would real estate, and a realtor's licence be something I might obtain and would someone like myself be of value and therefore welcomed to a real estate team?

It depends on the house, how many bedrooms there are, area, etc. But for that kind of cash outlay, you should be receiving around $1600 - $1900 in rent each month.

@@asianfoodblogger4159 That's subjective! Some on the team found them easy, some found them challenging. If you are good at math and memorization, they really aren't too bad! The courses have changed since I took them though. I believe if you reach out to the MREA, they can let you look at some sample materials.
