Google My Business Service Area Listing - To Hide or Not To Hide Your Address for Higher Rankings

If you are a service area type of business, you should set up a Google My Business Service area listing and not display an address on your Google My Business panel. This is what the Google My Business guidelines recommend anyway.
Many service area businesses however, choose to display an address on their listing despite the recommendations. Is there any benefits in doing so?

This is really informative and backs up what I have seen historically. I tell all my clients the pros and cons of each and let them decide, so if they get banned on GMB, that's on them. There was a purge a few months back for stuff like this.

Awesome video! I've noticed something slightly different...businesses with their addresses listed rank better in a small radius around their address ( so they'll be in the 3 pack for people searching within that small radius), but don't rank as well over larger radiuses. I switched my listing to a SAB and now am ranking in the 3 pack for my main keywords in a way larger radius than before (went from like a 2-3 mile radius from my location to about 15 miles). From what I've seen, Google is giving way more weight to proximity now. Another important factor is what Google determines to be the city center. If you figure that out and have your NAP in the city center you'll automatically rank for Keyword + City terms.

I've had the complete opposite experience, which is a real pain! If I don't have my address on Google I literally will not rank anywhere. Not sure what to do, guess I will have to leave my address on my listing.

Just discovered your videos and I've subscribed thanks! This question lines up pretty good with your video I think. Ive got a serviced base business in a smaller town where I live that I rank #1 for in Google List/Maps. My problem is 90% of the work I do is in the city about 20 minutes away and I hardly show up there at all...waaaaay down the list! Id like to show up in the city primarily so I'm thinking I need to change my mailing address to the city and then switch it on my Google listing page. Am I thinking about this right? I've got triple the amount of google reviews compared to my competition and a website that's almost 3 years old. Thanks for the excellent content!

Thanks, Evan. As you rightly guessed, proximity is a major factor in Google's local algorithm. The only way for you to compete in an area you are targeting is for your business to be as close to that area as possible. To do this legitimately and abide by google's guidelines you would need to relocate your business to the city you are targeting.

Great topic. I’ve wondered about this question for some time. I have a client in a small area with not much competition and their service area covers two main towns. They crush organic and are #1 for both towns. They list as the top GMB in one town, but can’t get in the top 3 for the other town. Their GMB service area map shows both locations, so I’m not sure why they can’t get on the three-pack map for both locations. The only difference in the town they don’t show up in is that it shows businesses with pins. Do you think the SAB vs physical address issue is on Google’s radar?

Not sure if it's on their radar to be honest, I doubt it very much. Proximity to a business is a major factor, so it maybe a case that your business is located a little too far from the town you are trying to rank for.

my business won't show the correct areas I cover. I hide my address as I'm a call out only service. I correctly input the towns and cities I cover but when Google published my ammendments, it includes a city I do not cover and missed a city I do. Any ideas?

I have another business in where it is technically a service area business, and I am just wondering, how do other companies appear on the map with service area only, but not mine? Also I have tried to just put in the street name leaving out the house number in hopes that customers would not show up at my door... ;) Any thoughts?

Oh wow, I was just about to get a virtual address from UPS so I could use it in my listing but now after seeing your video I don't think I should. Well I may get the virtual address for other reasons but it looks like I should not list any address in GMB. Thanks for your videos.

Virtual addresses are not a good idea. This is what google says in the guidelines: "If your business rents a physical mailing address but doesn't operate out of that location, also known as a virtual office, that location is not eligible for a Business Profile on Google" For more info just go to support.google.com/business/answer/3038177

Google would need to know it is a virtual address. Plenty of virtual offices providers also offer physical office space as well, so it would be impossible for google to know which one you have. I have been using a virtual office address for 6 years now with no issues. I did used to have a physical office at the same location.

Fantastic info. What about a plumber franchise? We’re an SAB, BUT all franchises have office addresses even though customers never go to those locations. Thoughts on how best to set up each of those franchises?

@@dinopelle in order to track better where calls are coming from you could add a tracking number for each location in their GMB targeted back to their National Number then make the National Phone number the secondary number.

Thank you. How about my window coverings business. I have an actual commercial location, but I constantly send installers to other locations. Would adding service area help me? I have leased my location only two months ago and doing everything right but ranking very low unfortunately. Would adding service area be beneficial? Thank you

Adding service areas will not improve your visibility. It will just show customers where you operate. Achieving high rankings takes time and will also depend on your competition. It's not just a matter of creating a listing. Just keep working at it and eventually you'll get there

Now you have to do a video to verify your business location and that makes it much harder to get away with; I’m going through this currently. Not fair if my competitors doing service based work have a physical location..definitely gives them an edge.

If I have a service based business and am currently displaying my address to get the advantage of the map pin and rankings, can I safely apply for "Google Local Service Ads" and do the background check with my home address being the same as my business address? If you have an ecommerce business and don't don't serve customers at your business address or visits or delivers to customers directly at their home, you are not eligible for a Google My Business Listing

Log into to your business profile manager, on the main screen you should see an option called "YOUR BUSINESS IS ON GOOGLE" and two links "View on Search" & "View on Maps" click on either of them to see your business.

The business we started managing, when they created their GMB account the did indeed put on the home address and we decided to hide it from view, to avoid any confusion with customers, right after Google decided to suspend the account after 4 years of being up we tried going through the reinstatement process and got a second email saying that they looked at the account and the business profile is not eligible to display on Google and thats it. what suggestion do you have.

Just curious, if one of the concerns is a photo of your house showing can you change this? Meaning, if you post other photos will it replace the photo of your home? At least push it further back with the more photos you upload making it less likely to be seen than if you never bother to post any photos?

Should i set up service areas within service areas in google my business. So I own a hybrid businesses and was wondering if I should include locations areas within the main bigger location area with my listing of just enter the main area that also include the areas listed below. Example: Croydon is the big area but this area also includes such locations as...... Purley Sanderstead Coulsdon Kenly So should I just enter "Croydon" of also include the other areas within "Croydon" to my services areas.

Hi Graham. Adding location areas doesn't affect rankings. It just helps google define the boundaries of where your business operates within Google Maps, which will also appear on your Google My Business listings. So if you cover the whole of Croydon, then I would suggest you just add Croydon. As an example, I have set up my own listing for London. I didn't need to list all the boroughs that are part of the city. Hope this makes sense.

So, I now have a hybrid business BUT there seems to be no way of adding a shop location to an existing SAB. Do you know if it is possible? Did that but stayed pending for about 3 months until Google told me I couldn't add a location to a SAB (some technical problem with Google) but I cannot remove my service areas without a location - catch 22. Hi Luc, I am a private drum teacher and typically teach from a local music studio where I rent a room. Would I still be able to list the studio address for my business profile or would that not be aloud by Google ? I have been given permission by the studio owner to do this. I’m currently listed as service area but would prefer to have a physical address aswell to help improve my search listings without having to use my home address. Google’s Guidelines can be confusing. I run a service type business and I'm based in Dubai where there are not physical addresses but P.O. Boxes. Google does not allow me to insert the P.O. box number and even if I tried to contact them to explain the problem I did not get any replay. What can I do?

I just moved and I own a service based business. When I was updating the information, I clicked unhide location and added my address. Don't ask me why. It was dumb, because I think that caused my account to get suspended. I submitted a ticket, but didn't provide adequate documentation. Should I go into my account and remove the address and click hide location or will that cause more damage? Or should I just wait to see if it gets approved and then if it gets denied remove the address and resubmit the appeal?

If you receive customers at your house during opening hours, you are totally allowed to use your home address and list it on your profile. Just make sure your outside signage is permanent and not some makeshift sign.

Ok so I own a pressure washing business that services lexington ky. I have sab. no pin marker. I plan on moving to lexington becuase i dont live there (40mins) away from where I currently live. My ranking sucks. for example Im on the 3rd page for pressure washing in lexington 1 becuase it is not a pin marker. 2 becuase I dont live in town. I have more reviews than most. there are people with 3 reviews that rank Higher than mine. How can I switch to the pin with out gettting dinked?

Hi Nathan. You'll need to make your new address in Lexington is the official business address. This means you'll need to update your business documentation with the new address first and change the details of your GBP accordingly second. If your listing gets suspended you will then be able to prove your business is legitimately located in lexington.

From the sound of it you're not a local business, therefore I am not sure you would qualify for a google business profile

This information is good. But what are the solutions for SAB usage? Optimize the socks of the Clients Website? In a case I met a problem that an SAB client was not able to find their Business in Google Search or Google Maps. Instead a business with the same word in their name who had a Location pin came up. Every the Client shearched for their Business. So far there is no real solution to this. Any suggestions?

I have been able to rank SABs listing very well on google maps. Just work on the content and authority of your website. It should help a lot.

@@rankingacademy Thank you for the answer. I susspected the website and content part as well. It took some settling time. The listing is now searchable. Just letting you know that. Seems like SAB accounts have a getting warm dealy of a couple of days.

Why does Google show my business on Google maps, But ? Your access has been suspended because this profile does not follow the guidelines? Message below the profile, How do I alter items on profile if I am suspended? And I am the only person available to change anything 😢

Although your business has been suspended you should still have access to it so you can edit the information. Make sure it's in line with the guidelines then ask for reinstatment

My business Location address was located on business maps I was suspended I am now reinstated should I hide my address location on Google maps being that I am a service business to the customers locations only? I do not want to get suspended again. Thanks

Hi Nicholas. If you don't serve customers face to face at your location and only at their homes then you are a service area business so you shouldn't display an address on your listing. Quick question for you. How did you get reinstated and how long did it take you?

@@rankingacademy I immediately started emailing them regarding the suspension it took about four or five days of back-and-forth emails. Within 7 to 8 days I was reinstated

then you're not a local business but an international one so I am not sure you would be eligible for a Google listing in the first place

@@rankingacademy Okay - it is for an artist in the UK, who usually draws for customers in the UK, and occasionally for US, Australia, Germany and Austria. They do have a service-based GMB.

True we rank higher with business address though we are a home based pest control. Several pretty god inhibitor inhibitor ads and are also a Google guarantee business. I wanted to get an office where we can use for meetings ..so we will also receive mail at this office. It gave an option in Google which said when changing address delivery or non delivery. We chose delivery only....as technically not many customers come to visit as we arsonist control. a known fact people trust a business with an address regardless. I changed to new address Google sent verification. I entered it when refrigerant new office building. They said they were reviewing it. Then they said I had to re verify again. Went through the process again. New address showed with old home business address had lines going through the review process. Today I see the new business address gone and back to home business address. I'm paying a monthly fee to the new business address at this point but Google will not show new address. Why is this

It is very likely Google is automatically switching the address to your home address based on 3rd party information. Make sure wherever your business is listing on the web shows the new address. So if your business is listed on Yelp, yellow pages, Bing for places, BBB and so on with your home address this could be the source of the problem.

Yes you can if you visit customers at their home but the also come to your business. For example, you’re a pizza restaurant but also do deliveries

You can also always risk it by buying a virtual address (Not a PO BOX). 8 out of 10 clients that buy one pass. If you fail, then just try and reinstate and leave your address cleared.
