I went back and looked at the starting prices for the models for GL Homes, Mattamy, and Taylor Morrison for the last 6 to 8 months. The prices have stayed the same or have gone up.... However! They are offering 30 to 70 thousand in incentives (flex cash, upgrades, closing, and such). To Spinfish's point, this is effectively lowing prices. Good for cash buyers with equity but high rates still keep some would be buyers out of the market that may be better off waiting. I have seen Lee actually tell people it is smart for them to wait. Each person's situation is different.

Well, rates are up, no denying that. We will be here when rates come down. We aren't going anywhere. Glad we can see the product now. It helps people make the right decision when the time is right for them. The data shows prices seem to have stabilized in southeast Florida but incentives can offset some of that cost. And, refinancing is a possibility if someone wants to get into Tradition now. The market is what it is. Tradition is a nice place to live.

Not sure where you’re getting your data but prices have definitely not stabilized, they are dropping. Refinancing? Whoa what are you smoking? Rates are going up and likely to increase again. If you can even get financing as most who purchased in the last 2 years will be upside down as values increasingly drop through 2024.. It’s a slow process but will pick up steam as the foreclosures are steady rising. Incentives mean nothing when PRICES are too high. Notice the increase in builder inventories? 😂 Tradition highest property Taxes in the State.

Where do you get your information? email any articals where you see prices going down and foreclosures on the rise and I will make a video on it.

*Port St Lucie has the Highest Property Taxes in the State! You’ll pay well over $7,000 Per Year for one of these “Townhomes”.. Don’t forget that HOA and CDD $$$.. Interest rates over 8% with excellent credit!.. Don’t do it, prices are dropping and these Townhomes are $150k OVERPRICED..Wait it out, worst time to buy now, we’re in a recession and rates will be high for the next few Years! Foreclosures are up!! Be a smart shopper and wait!

Again any article where intrest rates are at 8% or have reached 8% and where prices are overpriced and builders are having trouble selling properties.

@@spinfish1434 So it is your opinion which is fine but when I make a video I provide facts and numbers to back up what I say unless it’s my opinion and then I say, In my opinion. There are no indicators in the housing market that point to what you are saying.

@@LeeBrickeytv You’re just trying to sell and “in your opinion” will paint a pretty picture that now is a good time to buy. When clearly it is not a time to buy.

@@spinfish1434 No nee to insult me. I have never put any client in a position where they can not afford their home. I turn down more sales and listings than most agents are selling. I also back up my opinions with research and what I see on the ground every day,. I can tell you property is selling and under 400k in PSL or $900k in Palm Beach County, if it is a resale, there are multiple offers. And properties like Candence have very little incentives because of the price point.

Unfortunaltely prices will continue to go up on new construction as they sell more homes. Cadence is doing very well with sells. @@donovanlewis3053

If you slow down on sales you slow building and new construction is the only way to get more homes on the market so prices don't continue to sky rocket. It is all Econ 101 Supply and Demand Need more inventory!@@donovanlewis3053
