What I love about Grant is that you can Trust and Not Trust him at the same time, cuz you can tell He loves when you are a skeptic. I found myself listening to some other video thinking "yup yup, GC, you're just giving all the vague stuff for free, where's the meat" then 3 seconds later he mentioned a Deal Walkthrough Webinar, I thought, would that be available now for free on youtube?? YUP it is. Right here. Soooo much free information, Also, it's so awesome that he talks about billions of $'s, and then when he's voluntarily broke on Undercover Billionare, he jumps for joy like a kid in a candy store when he scored a place to sleep. "I got a place to sleep I got a place to sleeeeeeeeepppp big SMILE" It's so awesome to see he could be so grateful for the little things, knowing he can still walk out any time back to his private jet.

There are grants available to start a business and pay for bills and utilities and it doesn’t require state or credit. You can find resources from Western Mortgage Bank including grants to start or expand your businesses and other sponsorship opportunities. I applied for $60,000 and I was approved and I was lucky enough to find grant support program that help my businesses thrives and gain greater financial literacy.

This 1% rule is absolutely impossible in São Paulo, Brazil… the best case scenario is about 0,6%. And The interest rates today is about 12% a year with a down payment of at least 10%

The 1% rule is usually reserved for smaller real estate. There’s a great book called BRRRR that goes deeper into real estate and how go make it work.

I think gross rent multiplier is price divided by the gross rent who here is 5.83 and food. The lower the GRM the better. Grant inverted the formula where the higher the better but it ca t be used for GRM compariaon.

brilliant video , but i wonder how profitable renting is now as rates get close to 6% on mortgages , i get it that its a great deal at 2-3% but 6-8% im not convinced..............in the uk buy to let deposits are 20% so a £70,000 property reqs £14.000 deposit

Even with the down payment how do you get past the necessary income to pull out a loan? If your renting out the property your taking this loan out for you already live somewhere else, when the bank reviews your income and sees your already renting or paying a mortgage isn’t that going to deter them from giving you the loan since they might feel you won’t be able to pay it back?

Lets say the cheapest apartments where I live cost 300.000 for 2 bedroom cheapest ones. I have to do 5% downpayment (15.000).. The monthly cost will be 1200. I can't rent it for more than 1200. Would you still do it?, then of course they pay for the loan, but I have to renovate it and I don't make any money every month. Would you still do it?

How are you able to qualify for a loan that only requires a 3% down payment?

It's based off multiple factors, one of which is your debt to income ratio. Another is experience. And yet another is having a real estate or property management business first. Conventional loans, in case you're wondering, only require 3% down.
