I’m in the middle of the construction corridor (Halifax Infirmary, Willow Tree and Cunard/Robie) and I know we need more density so I’m not against the plan - AND - Counsel then needs to get in place a robust plan for public transportation, recreation, and schools because I don’t see much of a plan as it is with the growth thus far. And if they think folks won’t need a parking space and will just be walking….well…a plan needs to be put in place to improve winter sidewalk cleaning, public transport and fix some of these terrible intersections (a la Windsor and Cunard). If I had faith that counsel had all of these thoughts in mind, and had a plan, I would be more enthusiastically supporting the move forward. So for now its a wait and see.

No doubt! The housing units are only part of what’s needed. We’re going to need a lot of work with everything else to support the growing population!

I am from Montreal and I am glad more cities are making changes in favour of more density. I hope some of these changes will influence other cities in the country.

Thank you for your video. I am for the changes as Halifax needs them considering the lack of housing. I hope they revisit every 3-5 years. I made several comments to the committee. While there are a lot of positives, I do note the the south of the peninsula seems to have largely not been included in this plan despite major transit routes along South Park St for example. Also considering there are many older buildings it is important to note that I see lots that are approved for 9 stories where there is already a 13 story building. So this will result in lower density and owners will never rebuild here. Futher, there are many lots with 10 units already, so now they are capped at 8 units. Also curious, why they didn't allow 12 meters (i.e. 4 stories) in ER3 zones where they sit a 11 meters. Seems like a huge win that could be made with an extra meter. 80% of owners need to approve a rebuild and this will result in 99% of properties not being rebuilt.

Interesting to me that I believe around smu and dal it’s less dense which to me makes no sense. We need student housing just as much as the other categories so you’d think the more the better by the 2 campuses

Despite all the new housing construction, the residential vacancy rate is still under 1% for Halifax.

I’m a young person, and I’m not interested in solving the issue with supply. I’m interested in slowing and reversing the demand. But, as long as it’s happening in the city, and they keep this out of our rural communities, I can look the other way. I know plenty of folks that feel the same way. It’s NOT just older folks. That’s spin.

Lack of parking consideration: Folks are hoping it leads to more public transit use... but it is likely to lead to lots of angry neighbours fighting with each other before public transit sees increased ridership. The only winner here is the city, they will rake in the dough with increased parking fine revenue.

Parking is already a huge issue and will get much worse. Commuting around the city in 5-10 years will be twice the nightmare that it already is

Many of these proposals are to build up, go higher... understandable. But the infrastructure will not support that. These planners should be elected... seriously. Such a mess downtown. Why instead of visiting all of these warmer climate countries and spending a boatload of taxpayer's money, (which by the way they could do on Zoom) .. don't they visit colder climate countries that know how to manage this kind of infrastructure. It seems they have the idea that by not allocating parking spaces for these new apartments, people will just pull out their bicycles for the 5 of our cozy winter months... Hello? Welcome to the new 15-minute cities people, where you will be freezing your butts off walking everywhere come winter. Then again... it may be from your tent and with a skateboard. geez ;-(

haha what do you mean! Biking in February is a breeze. In all seriousness, I believe the planner have a very hard job but agree that there's a lot of other things needed to go along with more density / housing. No doubt about it!
