Looks like it would make an acceptable Air B&B if you used a Murphy bed. That's about it. Pretty small and expensive for a student. Doesn't really look like the roof deck is supposed to be "exclusive" at all.

Would make sense to move the w/d unit of the penthouse out to the closet in the foyer, which also has a convenient floor drain. Would free up the only inside closet for clothes and coats. 👕👚🧥

I agree. I think it’s there because the hook up for the water is right there with the refrigerator and the sink and it wouldn’t be as easy to do the water hook up in that closet. But I totally agree with you. They should’ve thought about that before hand.

The “closet” in the foyer, um faux-yer, isn’t functional because the door opens into it. That rooftop tiny house is basically a kitchen with a couple of breakfast nooks to throw twin size beds into. They should’ve made it bigger, without the outdoor space. A Juliette balcony would’ve sufficed.

Why is there a drain in the floor of the 'extra' closet in that 1st studio penthouse? Makes me think it was not supposed to be a closet but is there for specific building maintenance purposes. Also the closet is as big as the door that swings inwards. It won't be useable unless the door is removed

They're considering charging as much as $4,000/month for those? It's a walk-up building with s-l-o-w combo laundry machines. In the duplex units, if you use the downstairs room for your bedroom, you have to navigate the spiral stairs to get to the bathroom. Do restricted-opening windows qualify for egress?

For several reasons, in the penthouse, the stove should never be right next to the refrigerator and the sink should never be up against a wall like that. The least they could have done is put the dishwasher next to the wall instead. The foyer closet has a floor drain; should have put the laundry there so as to have a hanging closet instead. Why don't people think?

That's ridiculous 3k for a closet apt. NYC is in for a fall. The greed is too high. I lived in Brooklyn the first 30 years of my life when it was a place of neighbors. It was the Mayberry of the boroughs. Not anymore.

I remember, in the late 90s, near to Brighton Beach, Brooklyn we paid for a one bedroom apartment, which includes one bedroom, one common room, kitchen, bath, toilet and a small corridor, 700$, and after 800$ for month, and now 3000-4000 $ for this " Kitchen room"? As I have noted many times before, New York is a unique city, with a variety of diverse architecture, culture, characters and so on., BUT at the same time, an unbearably expensive city for most of the inhabitants of this City, for most of New Yorkers, with very expensive apartments, due to high rental prices small, medium businesses are closing, family businesses, well-known businesses for decades are closing and so on., and thus New York loses all the specifics that it had during its existence, and thus New York has become a city that is good, great for living only for the rich, the very rich people, becomes the city of only a mega corporations, the corrupt financial elites...We lived 24 years in this city...

Completely different. In Germany, for example, there are no closets and very rarely kitchens in the apartment. You have to buy your furnishings completely yourself, apart from the bathroom there is often nothing furnished.

Very nice tiny luxury unit for someone just starting out with college debts. $3,000 a month would be more fitting than $4,000 a month. But in-unit laundry and nearby roof deck add to the value of what you are getting for your laundry. Reminds me a lot of Japanese small apartments. The two downstairs units might due well with bedroom and den combo or as work/art space in the basement but are less than thrilling. The downstairs garden might be fun for parties. I like the two 2BR units the best, especially the final one. The views out the window, the balanced space, and the bigger closets and second bathroom adds to the value.

Why on Earth is the door going in the closet and not out in the hallway how are you ever going to fit anything in there if the door opens up into the closet. Bad design the door needs to be changed. It needs to swing out towards the hallway
