I backed out as soon as I heard what was below the homes. 2 months later I'm still trying to get my holding deposit back from Toll Brothers.

I can understand anyone feeling that way as everyone will have their own thoughts. That’s not good though from Toll Brothers. Did you have a Realtor represent you? If so they should be onto Toll Brothers constantly to get that back for you.

Thanks for watching, It is still waiting to start construction, I believe they got permits back recently. After that I would say about a year and it should be open. If I hear more I will add it in here and further videos, but that's the latest I have right now.

It always troubles me how tight they build these homes... So close that you can reach your neighbor right out your window. Back yard is almost non existence. I love the modern design and amenities but my goodness.

Thanks for watching and still watching my videos. I know you have been around for a while, so I appreciate you :) I agree the back yards on most new homes is really getting small. Some communities can get away with its as they have great community amenities but others not so much.

@@Livinginlasvegasinfo I still watch as I am still considering the move. With the high interest rates, I wonder if there is a way to purge out only those homes that have a current VA loan (I am a veteran) with a low interest rate I can assume?

Thank you for still watching, sometimes I’ll come across a home that has an assumable interest rate, have to be careful of the potential balloon payment though.

What about developments that are not in a master planned community and have NO HOAs??!!! I will never ever buy into a HOA!!! Money is no object but HOA is a no go!

Most (not all) of the new construction are in HOA communities. I have also featured communities with no HOA too. All comes down to personal preference.

@@Livinginlasvegasinfo I will look into Henderson when my schedule frees up. I don't mind being far away in a non-HOA community. I may have to contact a few builders direct and see what they have and may just have them build a custom house if I can find the right location and lot size!

Whenever I hear a master planned community, it means HOAs! That is an absolute deal breaker for me! I don't care how low it is, it is bound to increase and the nightmare only starts there! Never ever buy into a HOA - never if you value your time, money and sanity!

Thanks for watching, it’s sounds like you may have had a bad experience with HOA before. Not all HOA are bad and generally speaking they are there to protect the values of the homes within the community. Personally I wouldn’t want to live in a non HOA community where my neighbors could do what ever they want with the outside of their home including things that could negatively impact the value of my home. But hey that’s just me

@@Livinginlasvegasinfo I'm living in Orange County CA and I have multiple properties in multiple HOAs including my personal residence and every one of the has given me problems! It has cost cost me tens of thousands of dollars in HOA fees over the years and I've gotten nothing but harassments on how to paint my houses! This is tens of millions of dollars in real estate and that's what I've got to show for it! No thanks. I'll take my chances and buy a hundred acres so there is breathing room between whoever is next door. Life is too short to put up with the insanity of HOAs!

Honestly with that experience I would feel the same as you. That’s an absolute nightmare and not how it should be. If possible it might be best to sell and get out of that situation.
