Maybe also show what you can get at the other end of the scale in places like Vung Tau where people may wish to retire or holiday? Video was a breath of fresh air and well done. People may poke holes in your video but having lived and worked in Vietnam for some years there are many alternatives. This is a nice project and well done. Loved the drone video and congratulate you on showing what a westerner can get for the $. Investing in a property though is quite different which you have shown in other video's. Know the differences and what you want to achieve is paramount. Never go in blindly and always do your own due diligence! Thanks Guillaume.

@@khanhltran4493 You have to wait for the border to open then. It's still closed for tourists. Later you can check on the AirBnb platform, you find plenty of offers in condominiums like this exact building that you can rent over from a couple of days up to a couple of weeks.

Hi Guillaume , I would love to move there on a holidays for 6 months to one year . I am living in Australia right now. Two huge problems right now, The borders are closed to Vietnam also Australian borders are closed. August 2020. I think you should tell people about buying property in Vietnam, as far as i understand all land is owned by the state, even if you buy a property your only buying the building and as a foreigner you can not own the land, and its only on a 50 year lease. what's your thoughts?

Colin, do a discounted cash flow analysis to see if it’s worth buying. Otherwise, just rent and enjoy without the responsibility of ownership and the cash outlay necessary to buy. In Vietnam, for foreigners, it’s best to buy off plan. It’s more of a risk, but the resale value would be higher because your condo is eligible for resale to other foreigners. Condos that were originally purchased by foreigners are entitled to be resold to other foreigners.

Colin, according to the video, it’s $650 per month rent or over $150000 to buy. Ask yourself: can you invest $150000 elsewhere safer and generate $650 per month in income?

Hi Colin, for your questions about real estate, you can check this video : kzfaq.info/get/bejne/f9aqidils5ymnWQ.html But yeah for 6 months or only one year to fully enjoy and travel, just rent it. "Ask yourself: can you invest $150000 elsewhere safer and generate $650 per month in income?" You have to take in consideration the apartment valuation after a few years as well. I asked him the question on the video and his thoughts are : 4% yearly ROI (from rental, counting only 10 months as a pessimistic anticipation) + 10-15% annual return on investment (from the valuation so capital gain) for this type of project in Vietnam - quite an interesting perspective compare to other residential real estate projects in the region, isn’t it ?

Salut François, 1) il doit y avoir le même genre de projets sur Hanoï, mais je ne suis pas le marché là bas. 2) Dans l'exemple : investissement de 150k$ pour 650$ soit 4% de renta net (calculé sur 10 mois pour être réaliste) puis 10-15% de valorisation annuelle. 3) Oui en comparaison, on n'a pas grand chose en France ;) 4) Contacte moi en privé : movetoasia.com/contact-fr et je me renseigne ;)

Hi, here in HCMC there are a sensor getting the air quality with real time and historical datas that you can check : aqicn.org/city/vietnam/ho-chi-minh-city/us-consulate/ and you can compare it to other cities to get some perspective.

Hi Tassie, Include everything. No bath tube for this one. They will put a television and you can probably ask the landlords to add some missing stuff. They are usually pretty understanding and as soon as you tell them you will sign for one year. It's a win-win deal !

Hello Serge, en général bail d'un an. Mais c'est toujours négociable avec le propriétaire directement. Pour 6 mois, il y aura peut être un petit premium sur le loyer. Sûrement pas ce standing à My Tho, mais peut être appartements type "service appartement" dédiés à de la location Air Bnb mais proposant aussi des chambres pour la location long terme.

Je confirme la réponse de Guillaume, à savoir autour de 5€/mois pour l'eau et une dizaine d'euros/mois pour l'électricité, ceci pour un studio climatisé et un occupant. Même si l'eau du robinet est impropre à la consommation (il faut prévoir les packs d'eau minérale ou une fontaine en parallèle), on est loin de l'arnaque française où la moitié de la facture correspond à des taxes. Faut assurer le train de vie de nos hommes politiques, diantre ! J'ajoute que, en tout cas dans ma résidence mais je sais que ça existe ailleurs, on vous amène pratiquement de suite à votre domicile, quelque soit le jour, sur simple appel téléphonique une bouteille de gaz si vous tombez malencontreusement en panne, ceci jusqu'à 20h.

Super vidéo! Juste deux petites questions concernant ces appartements. Le "loyer" (650$ ici) comprend-il l'accès aux services (piscine, salle de sport etc...) ou y a t'il un supplément? Et existe t'il des taxes a ajouter au loyer comme en France? (taxe habitation, redevance tv, foncier...) merci à l'avance pour vos réponses et bonne continuation!

Bonjour Erik, sûrement l'électricité et l'eau à ajouter. Mais accès à la piscine, salle de sport compris. Pas de taxe foncière, ni d'habitation, ni de redevance TV au Vietnam.

@@MoveToAsia this is a trend, cram as many people you can into a skyscraper (low footprint land use). And the developer makes a killing making the flats too small as they cram more units in per sq m. It's happening all over London and it's expensive, often poorly constructed, and as we have learnt in London often unsafe due to lack of regulation of materials and installation.

The translation is funny like roof is spelt “rough” 🤪. The apartments have a long way to go, for instance how big is that washing machine taking up the wholes space, the bedroom cupboards are so high who the hell can reach it, and why the windows don’t have fly screens when in Vietnam it’s hot as and there are insects and mosquitoes everywhere. Only the very very rich can afford to invest in one of these.

@Debbe Vo, you sound like an American living in the suburbs. In smaller spaces, the design elements are different, the high cabinets in the bedroom are for storage. I live in USA and I design small condos under 500sf in the city center. It’s a niche market, and we don’t have walk-in closet and laundry rooms. European/Asian designs are more suitable to smaller spaces. You have to realize that living in the city is not the same as living 20 to 30 miles away (or living in American style urban sprawl).

Hello Alex, oui il en faut pour tous les goûts, mais je respecte à 100% ton avis ... j'ai apprécié habiter dans mon petit quartier local durant deux ans mais c'est vrai que parfois avoir toutes les commodités au même endroit c'est aussi super appréciable ;). Richie à raison, difficile de rivaliser avec les condominiums si on veut un peu plus de confort.

This is not worth $650k. You can get a house in SoCal for the same price and get much better ROI in rental income.

650$ per month : that's the rent. We talk about the price inside the video to get an idea of the yearly ROI (cumulating monthly cash flow from the rent and property valuation).

bonjour il n' a pas de comparaison a faire avec la France , en France chaque région ou ville a son prix respectif en exemple région centre ou nord ou l 'est de la France on peu trouver même des maisons a se prix la sans oublier bien sur l allocation logement .donc il n' a pas de comparaison , la seule chose intéressante au Vietnam est l accès facile au logement . il suffis de montré la couleur pas besoin du garant et le garant du garant lool et en plus le mois d avance . et attendre que le dossier d acceptation passe etc. n oublions pas que le prix indiqué sur la vidéo est en dollars et en euro et sans les options qu il faut rajouté. le SMIC au Vietnam est a combien ?

Hello Maraud, en effet difficile de comparer : les villes n'ont pas la même taille, là on parle de la plus grosse ville du Vietnam : Ho Chi Minh Ville 10 million d'habitants, à 10 minutes du quartier d'affaires. Smic au Vietnam ? A HCMC un serveur gagnera 300$ quand un expatrié expert de son domaine sera embauché à 2000$ ou même 3000$ / mois. VIETNAM IS BECOMING NEW CHINA OUTSIDE CHINA BORDERS BUT LOOK AT THE GOOD SIDE STARTING TO GET BETTER THAN DODO AND MALASYAH & DODO. AT LEAST COMPARED TO CHINOS-SG-JB ISKANDAR PROJECT BETTER CHOOSE VIETNAM.

Annoying voices and too much convoluted info , need flow. Many times your videos are too general or too chaotic, need concise info about the topic with some entertainment value, with a lower pitch voice.

Not to burst your bubble, but if you think for a second that this concrete jungle is exceptional, think again, it's repeated all over Saigon and the other larger cities, and if you're into overpriced cookie-cutter concrete boxes, by all means, jump on it, but if you've spent just a little time in Vietnam I'd suggest you look around a bit before taking the leap. $650 per month is insane for a simple boring place like this, unless of course you come from an equally dull and boring setup in the west; there are numerous, as in many many many, better and cheaper options in Saigon, all you have to do is look around a bit. Oh, and the promise of nobody building next to you and taking your view and privacy...good luck with that. And finally about investing in apartments/condos in third-world-countries...it's about the dumbest idea ever, because first of all rent is reasonable in the right places, and secondly, when these places get to be 4-5-6 years old or older, you'll get slabbet with an assessment you can't even imagine, because somehow the management company forgot to maintain the property correctly, happens all the time btw and not only in SEA. When these places deteriorate, a smart renter simply moves on to the new place they just finished next door, while the owner/landlord takes the hit. Don't ever buy condo's, if anything buy land/houses but even that in SEA is rarely a good idea because of ownership issues. $650...don't be a sucker, look aroundand do a bit of research, that is of course unless you just happen to like boring cookie-cutter convenience with zero personality. Anyway, people want what they want, and there's a sucker born every second. Cheers

Better options, obviously. All depends on perspective. I don't live in this condo but seeing a lot of happy foreigners. All matter of expectations. Some people still want to have a quiet - simple place like this.
