Home Depot is offering a 540 square-foot "Getaway Pad" frame from PLUS 1 Homes for UNDER 50K! The frame includes the steel structure and assembly parts, but additional costs are required to finish the home with windows, doors, and other details. The tiny home features a bedroom and a spiral staircase leading to a roof deck, with the deck being an optional upgrade. Local zoning permission and assistance may be needed to build the accessory dwelling unit (ADU). Tiny homes and ADUs have gained popularity as more affordable alternatives in the competitive housing market, particularly for millennial and Gen Z homebuyers. Amazon also offers homes ranging from $1,000 to $100,000 for those on a tighter budget.

No, because it's just a steel frame building kit. You don't get the wood or insulation or electrical or bathroom or walls or doors or anything you have to buy that all and put it in. It's literally just a steel outline of a house.... edit to add there's not even a shell it's just steel

No insulation, no solid foundation, no proper gas/water plumbing, there will be water leakage and it cannot withstand stormy weather. It is very fragile.

Yes, but I'll be building my own, because I want insulation, my own little deck and patio, obv electrical and plumbing. I think it's easier to just build your own, if you can. If you cannot, this looks pretty decent, though its a little pricy for what you get..

Last year, I worked with a local contractor and built a 850 sqft workshop that is 17ft tall (option for 2nd floor). $60k included services for permitting, concrete slab, installation. In addition, I paid $4k for site preparation (trees cutting and stump removal), $5k for gravel and driveway work. It was just the erected shell with insulated roof. After they are gone, I put in the electrical panel and constructed a 200sqft insulated box inside that space, maybe $2k for that. So that we have a small heated comfortable work space in winter, and we don't have to heat the whole shop. I feel that I got more value by working with my contractor than buying this shell from HD. We had water, electric and sceptic on site. Your estimates on those were really close. Our building would have been $80k if we had to add those too. Next year, I plan to work with the same contractor to build my grand residence, using the same structure, and adding the 2nd level. Thank you for this video, it made me feel better about our choice. For everyone's reference we are in the greater Seattle area.

@@justthink5854 Yes. From start to finish, the project took over a year. The metal building was delivered in Jun 2021 and stayed on the ground waiting for permit which did not come until it was too cold for concrete work. Concrete was poured in May 2022. Building was complete in July.

We bought a 5 acre property 35 miles west of College Station Texas 1 year ago. Previous owner put up a Tuff Shed 2 Story 16x16 (2017 model ) for their home. Its was about 85% finish on the inside. We have since finish it.512 sf. Property has Electric , County water and great internet (5g line of site). Best of all; its out in the woods. Great getaway

I know that area, depending on how close you are to Lake Livingston it's becoming quite a popular place to buy land in SE Texas (near Houston). Nice thing about it is that you are close enough to a major city to get everything you might want from such an area but you still live out in the country where you can do whatever TF you want on your land without an HOA or local city/town squawking about it.

I have built a few houses and remodeled many. It definitely takes a toll on you and your spouse but I am so picky and I like what I like. I am at it again and I think this will be my last house

Some years ago I handed a trusted quality builder my hand-drawn plan for my retirement home, and told me he could build it for $130,00, but to expect to pay more for anything more than the basics. Well, it was going to be my "forever home", and in the end it cost me $180,000, and I know that was a bargain!

They are using a wide camera angle setting which creates a distortion effect on the edges. This makes the space stretch out and look bigger.

Wide Angle view gets it's name from being wider-than-normal vision, & when used for close shots the image looks larger than in-person. 📸

Honestly I'd just build a standard wood frame cabin, with porch, and save myself the money. Although if I was to build one for renting out I might go with a log cabin to stand out from the rest.

Isn't the cost going to end up being similar no matter what you go with. The only advantage to the HD approach is the steel construction makes for a structure will last with minimal maintenance.

Yeah I don't like it. Amazon sells these small "portable" houses with full appliances for under 30k. Just have to set up the electricity and plumbing. It's small, but you can have it built by the company in 5 days.

that depends completely on where you live and if you can move. Some areas are still very inexpensive. Of course no one should buy in the current market.

@@Xander1Sheridan It is crazy in many markets and then there's the interest rates that end up killing many people's chances of buying a home. If the interest rates come down we will see the market change as more people will come into the market both selling and buying, but it seems like the Fed isn't going to do it this year. Maybe next year.

I understand. My husband and I found a tiny apartment really cheap and saved every penny just to get enough for the downpayment. Joined a credit union for great interest rates, and a FIXED interest mortgage with no points, no ground rent. You can do it!! Make a budget and stick to it. Best of luck

You could definitely get one of those storm shelters put very close to your front door. They are built from woven carbonate which withstands almost any weather or situation. Some even have space to store food, water, lighting, hand crank for power and Internet…

My next-door neighbor built their home just like you wrote. Excavated and poured a concrete basement first, a short while later a double-wide modular was installed. Those things don't actually need a concrete slab; basement walls can support the load instead.

It's still a lot more affordable than a $250,000+ house with square footage you don't need, in order to get the same kind/level of niceties and "entertainability" you might otherwise think to buy the more expensive home for. It's basically a tiny house with the level of quality and sophistication of a much larger, more expensive home. It's perfect for the minimalist - like me (if I had the money).

It’s great you walk the audience through the concept of identifying additional costs. We’re looking at moving and my head is on a swivel with trying to catch all the places we will/may incur expense. 😊 As for your question… I’d have to say it’s probably not the right choice for most ppl if they are wanting it for full-time living for themselves. It’s square footage makes it limiting for many markets with min square footage, and I could be wrong, but it doesn’t seem like much can be done to increase the bedrooms or the bath from 1bd/1ba. That will also make resale tough unless it’s used as an ADU. Considering those two things, it’s not THAT great. Just my opinion. I think there are other more affordable steppingstone solutions for those who need a full-time dwelling. You have covered many, if not all, of the ones currently available on this channel. 😊 Thank you!

Alternately, you can buy a previously-owned, luxury RV, for about $30,000 and park it in your back yard. I've seen absolutely amazing RV's being offered for sale at that price. No zoning requirements, in many locations, and you can move it when needed. But I've also turned sheds into lovely offices with plumbing and electric so there are lots of low-cost options available depending on location.

As long as it's used. Never, EVER buy new. RVs are not covered by lemon laws whatsoever, and boy howdy do they fall victim to it. VinWiki has an excellent video on the topic

@@ManyaP64 yep you have to be somewhere without an HOA, city or town ordinances preventing it or in a deed restricted community. Pretty much you have to be out in the country. Now out in the country can still be within an hour's drive of a major city but it's not usually conducive to a short commute time if you are still employed.

Thanks for cranking numbers... that works out to $85k / 540 sq ft = $151.41 per sq ft. An average house costs between $100 and $150 per sq ft. As always, buyer beware.

Kristina, you are momma bomba, sista! Thanks for another informative video. I am on the verge of retirement (three weeks), and I want to down size to an 800 sqft home. I have all sorts of ideas that keep coming back to having three prefab tiny homes by way of HD or Lowes sheds that are linked by a beautiful deck on an acre in the woods somewhere. Honestly, where I live it can all be done for abut $150k...especially if I get a life tenancy on someone's 100+ ac spread. 💜

I would steer clear of turning sheds into houses, same for container homes. Converting one thing to another is always possible, but I think the costs and compromises to get there are not worth it. To save money, you will need to do as much of the work yourself. Look into ICF construction. Pick a block from a reputable manufacturer that has a proven track record and a local dealer who can support you. Don’t always go for the cheapest materials you can find. Materials are expensive. Rework costs twice as much, or more. Your time has value too.

It's cute and stylish, but a bit expensive for what you get, especially in the cheaper parts of the US. If I did get one of those, I'd create a shaded patio on the first floor for more outside living space. I'd also turn part of the upstairs into a second room - either a bedroom or office. That would probably take it close to $100k but it would be more usable.

My grandfather built the house he was living in when I was born from scratch with the help of his brother. He did the same thing for my uncle on the adjacent lot. He put in two septic tanks did everything else himself except putting in the utility pole with meter and drilling the well that both houses pulled water from. My grandfather on the other side of the family did the same. It was a great deal more common back then, especially in rural communities. All of those homes are still standing and the only reason my uncle's isn't occupied is because he needed a bigger home as his family grew.

If I were younger I might do it for a rental property, but then again, having a stranger living in the back yard would eliminate some enjoyment. It's a toss up. I wonder about lightning strikes with the metal frame, is that unresisting to worry about?

This is about $20,000 in material just for the shell. Unless you’re doing a lot of the work yourself you’re looking north of $120,000 when it is all said and done. Plumbing alone depending on where you decide to put this house can cost you between 10,000 to 20,000 depending on the length of water, service line and sewer line that you decide to run. Let alone coordinating with the electrical company. I believe that this might be great for those people who like to DIY a lot.

I'd say if the costs are to be around 85-90K that would still be reasonable at least for me. I would like to see an actual complete build on this. Especially in FL where rent prices just keep going up, I'd rather try to build this on my parents lot to have a place to live in.

Yes, but it won't be $85K. Better add an extra $10K minimum. I've never had projects that didn't go over the estimates. She was just giving a rough estimate. I'd say closer to $100K.

By reading the ad over and over, it only states that you get the steel structure assembly. A structure assembly to me doesn't include the OUTSIDE walls, but only the 'structure' to hold up the interior and exterior walls. I would double check this little tidbit they are omitting by using semantic gymnastics and by not showing you a picture of what is really included with the kit.

Before purchasing it would be wise to visit your insurance company with the info to see if the structure is insurable for full replacement costs.

What would make it much more affordable is you doing most of the work . With the exception of wiring, septic, and some of the plumbing. I would add an extended covered porch on the first level . Basically just a roof over a patio . Giving it an outdoor room extension. Still keeping the upstairs patio setup.

I in school to learning everything you just mention, the plan is to build custom tiny homes as a complete package on a lot where customers can come and check out what they like before they buy one and decide how they want there home to be customized before shipping them out and my partners are concrete foundation builders and well as excavators

This has been very enlightening information about these homes. Since you split the difference on everything, in order to get the upper end of a really well built version of the home; I would double the result. That would be around $170, 368. With all the efforts going into constructing everything and dealing with other matters for months personally, it would be much better to get a $200000 or greater value home outright. I really like how you broke down what goes on in making these homes. It's been like a great deal or not kind of figuring out session. Thanks for the great video! :)

I wouldn't do this. I think it's appropriate for a small group of people and very short-sighted for most. Even though $85K isn't a great deal of money, it IS when you are probably not going to get a construction loan. Remember, this does NOT include the land or infrastructure or any kind of support with your building permits. On top of it, there is a limited market for 1BD/1BA houses unless it's an ADU. I think you nailed it in a previous video when you talked about mobile homes! I was raised to think they were only for poor people. Oh, how that hurt me! If we were going to start over, I would: 1) buy a cheap little existing house close to work using a 1st-time homeowner loan and very little money out of pocket. 2) start shopping for an old farmsite or in-fill lot that is in an established neighborhood 3) fix up the little house and give it special curb appeal and build a garage if it doesn't have one. Do it over 2 years so it can be sold for a profit without paying capital gains 4) buy the farmsite or in-fill property and move a used mobile home to the site (listen to Kristina's wisdom about the type of land you should consider; repeat: LISTEN to her wisdom). 5) do all the site work geared toward a bigger house AND an on-site rental (i.e., make sure the septic system or infrastructure is designed for 2 units) 5) Build a 3-car garage with an apartment over it and live in it; rent out the mobile home 6) Save until you've got $ to begin building your modest home's frame; don't build like this is your "forever home," so keep the overall structure simple. 7) Move into the house as soon as your municipality allows 8) Rent the apartment over the garage and continue to finish the house as you are bringing money in 9) Find a nearby piece of land where you would love to live 10) Sell the very valuable property that now holds 2 dwellings, one that will provide instant cashflow to the new owner 11) Repeat and leverage all gains into the new property; be careful not to overbuild beyond what you can afford in taxes, insurance, appliances and utilities. Seriously, do you need a 4000 ft2 house? Big house = big bills! This isn't a quick process like everyone seems to think, but it's how I'd do it if I had the knowledge that I do now.

After somewhat surviving the California free for all where the state allowed renters to stop paying their rent during the Covid lockdown, I shutter to think of anyone that would live on the same property as a renter who stops paying rent for 2-3 years. Imagine having to deal with that fir 2-3 years when you came home everyday? It didn’t happen to me but it did happen to others, and it can happen again.

You forgot water, drilling a well, permit, water rights, pressure tank, water pump etc. Electrical service panel. Heating? Cooling? Lighting? Doors? Windows?

Not worth it, I have a Clayton homes mobile builder near me that offers 1,400 ft for around $100,000 and vacant lots of land that are going for $1000 an acre. That seems to make more sense than doing this

Best bet is still a Boxabl. $50k and 1 hour set up is still very attractive to me. However the wait time on it is the 😵‍💫 in life for me! But I’m a patient guy so😁 I just need 5 of them for what I need. $250k is better to me just for the boxabls then all the other stuff like the plumbing, permits etc still the way to go.

On a fixed yr 30 w 17k down at the new skyrocket rate of 7.5ish your talking $498 a month plus insurances, taxes… can u put that thing on Wheels? Still not bad. If u lucky got equity & room on your property…. Heloc Hello. If your town/ area allows… Rent that thing at $1800/ mo or do the STR & make $1600-1800/wk if your view is nice. If all you're getting is the shell, you should be paying way less than 50k. A steel frame barndominium (900 sq ft) is only 30k for the shell.

Insulation/ wall boards/ sheet rock, cabin,lighting, electric wiring and plugs,panel,etc. Plumbing pipe and connection, possible septic or additional cost city sewer. Water piping, (? Meter) well,pump house ,sinks,toilet,tub/ shower.

I would say it's not affordable given the sqft of the unit. It would be approximately $160.00 per sqft, which is without Hvac. You'd be better off hiring someone to build an ADU on your property. You could be the GC and hire all your own trades and pick out all the building materials. 💯 That's what I would do.
