What is a Home Inspection?
A home inspection is an examination of the condition of the home. It is conducted by a certified home inspector shortly after the contract is ratified. The home inspection will include an extensive list of items inside and outside of the home. In addition there could also be tests for radon, wood destroying insects, and other inspections, but these are usually separate.

Home Inspection Checklist
Purchasers will receive a home inspection checklist or written report from their home inspector shortly after the home inspection is complete. The home inspection checklist will include pictures, descriptions of any issues, and markups based on what the inspector has noted. Home Inspection Process
The home inspection process usually only takes a few days and is pretty straightforward, although any thing can happen. After a ratified contract is received, the buyer will have a period of time, usually 7 days in Virginia (this will vary), to schedule the home inspection. The next step in the home inspection process is to figure out which items the purchaser will cover, and which the sellers are asked to pay for. You must send the home inspection checklist (report) along with the home inspection contingency to the seller side in order for them to review. There is also a negotiating period of 5 days (will vary) where both sides have time to nail out the details. Ultimately the home inspection process is what you make of it. Issues will arise, but if you are working with a trusted real estate agent, an experienced home inspector, and you can have a solid game plan, and hopefully have a smooth home inspection process.
