I am a Real Estate Broker with over 30 years experience. A little piece of advice is to leave your children at home as much as possible so that you can be focused on the property you are looking at and not distracted by the children. This allows the two of you to see the property at the same time and to be able to point things out to each other. Also, after seeing what Calvin from Sunshine Shoulders was able to build for 1M pesos I would think that would be the better way to go. It will give you great content for your channel as well.

Hi Leah I'm not a builder but I suggest organising someone to check the building structure because the first house appears to have rising damp. If it does, the building structure will be compromised and the health of the residents will suffer

These houses seem a little expensive and the first 3 rules when buying a home are 1 location 2 location 3 location. I didn’t like the location of either of them. You can build a house in a location that is great for this amount and have what you want where you want it. Good luck don’t rush be patient.

Definitely check up on any structural issues the houses may have. I'd advise hiring someone to inspect your prospective house top to bottom to make sure everything is as safe as can be.

I would never buy land anymore. I had a very nice 1 acre plot. I love cooking so I planted herbs and some veggies. One year later some really bad people bought the plot next to mine. Illegal activities 24/7 and i could do nothing about it than call Police everyday. Sold my plot for 30% of the original price because I was constantly stressed by my neighbours. Since then I rented only. Could move anyday to another area if neighbours were bad

I like your videos. I feel like I am getting to see your country! I was going to ask you about the dogs but you answered my question. Dogs loose scare me too! I have what may seem like a weird question but do the houses get a lot of ants? The little insect..not like an aunt lol. I love all the green trees and plants. I watched another video..Sharon Lapu..who showed houses that looked scary near the water and poverty. I think these houses look nice. I wish I could handle the weather there because seems like such a beautiful country with nice people.

I like the second house better... the first house had either waterproofing or mold, on one outside wall.... it would take me awhile to get use to a chickens so close, normal for there, but not in U.S. except for farms.

Thanks Leah and Gary for taking your time to show this property for sale. As a foreigner i certainly would not pay 3+ million for the present state the property is in. I totally agree with Gary i do not believe any foreigner will want a neighbours house being so nearby. Can you imagine if the brother starts playing loud kariyoke music or he has chickens or loud barking dogs right next door. Argh! Also the property needs a lot of building work and the costs could easily rack up. If possible Leah and Gary are there any modern european/usa style newish properties for sale with a pool or have land large enough to build a 10-12 mtr x 4-5 mtr swimming pool and a jacuzzi with an outdoor toilet and shower for guests. House size 3 bedrms with indoor 2 x ensuite bedrooms with heated showers and a sunken shower floor and or a wall seperating the toilet. The 3rd bathroom/shower room indoors for guests. Ideally atleast 2 bedrooms will have full height sliding doors looking onto the swimming pool. My budget is the same as in Building The Philippines with Wilma and Greig YT Videos in Dauin. Total budget of 8 million for land, labour and house with the pool and pumps. Back up generator for brown outs. Q. Are there any properties around this price in Dumaguete, Valencia or Dauin? Or near a beach? I would be very greatful for any help and video you could possibly come up with. This would be for a cash sale. No bank mortgage is required for any potential purchase. Land size around 600sqmtrs and house internal size 3500sqmtrs approx. Single storey with a tiled roof and large rain guttering and down pipes with underground rain water large diameter pipes. Q. Am i expecting too much? Love your YT Channels Leah and Gary. You are a lovely couple and i wish you both good luck and good health for your future and your lovely two girls. Security should be your utmost concerned. If the place is safe and the convenience of travelling to and fro are not a big deal. then go for it.

Hi Gary and Leah. A big decision you both have to make. Unless you buy a new house from a foreigner that has just been built, you will always find faults with an older house. I have watched Mike from Dumaguete Rentals and he might be a good person to have a chat to...if you can find good builders recommended from a foreigner who have some houses already built, perhaps buy some land first and build your own. Perhaps chat to John Smulo ftom Cebu. He might have some contacts for you. Anyway I am always watching, but not commenting much. All the very best in your house hunting and i will be watching from afar. 🙏👍🙋😁

Think the m2 is enough, the kitchen is bigg enough, sala can have dining table, small bedrooms are oké fore kids, in master bedroom is space fore a cr, try 3m then you have money left fore renovation, ps you never find the perfect house, there always will be something, try to imagine if you could live there, dont know if the parents living in the back is a good idea

For the kind of money they are asking for,you would probably be better off building your own. I will never understand why Philippine houses are built with such smooth tiles on verandahs and car ports that will get very slippery when it rains. The problem with dogs and roosters is that once you own a house you are not in control who moves in next door especially when there appears to be no planning for zoning e.g. A junk yard that dismantles mainly steel parts moved in behind the place I had lived in for approx. 4 years, so they are banging on metal all day long....lucky it was a rental, so I just moved on.

Location, Location, Location. The three most important things when choosing where to live. I think buying the land and designing the house would be best in the long run especially if you think you will live there for a longtime. I would think where your two children end up going to school would be a big factor too. One of the houses looks like it comes with a carabao, that would be cool to own your own carabao. 🤣

If u love it and your husband is fine with the price, then why not. I have spent more on a car. 60k is only 2k for 30 years and your baby may be around for 60 years of longer. If u amortize over 6 or 7 decades, it is $3 a day.

I'd only use a licensed broker or real estate lawyer when buying property in the Philippines. Keep looking until you get what you want. Remember, the second house is new. The built it for less than the asking price. My preference is to buy the land I want and then build what I want. Pre built is for investment only. But make yourself happy with someplace you will spend the rest of your life.

If you are going to spend 3.5 million and still have to dump a bunch more money into it you might as well just spend 4.5 to 5 million and build your own house from scratch. That way you get exactly what you want. Plus the fact you can monitor the whole project to make sure quality construction is done. I do agree with you Leah the second house is very livable, but scary dog's and loud rooster's are no good.

Please understand this never purchase a property only lease I have gotten legal advice on this matter. Always negotiate a perpetual lease the benefit is you keep your money in your pocket. The lease gives all the benefits of freehold land. If there is any future land dispute on ownership of the property and there are plenty of issues in land ownership it will not affect you as you can not get kicked out this happens many times.The land ownership issues in Philippines are many. You as the lease holder can will it sell it divide it like freehold land keep your money don't purchase it

The second house is okay...less renovation required and still enough land to do what you want for your family (kubo/bamboo house)... Price is reasonable too IMO... I would get someone to inspect and see just what may be required to get the place up to your desired standard.. But certainly is a jump over starting from scratch... All the legal stuff being in order is extremely important too.. I'd take my time, in Germany it took 6 months to find the right place... That was every weekend viewing houses and property... Quite exhausting...But at the end it was worth it as the best place possible was selected... That was 27+ years ago, and even back then the price was 4x what they're asking for that second property... Now that seems like a crazy amount of money, and it was a lot... But...That place has risen in value 2 1/2 x since the purchase... Likely the same will happen with any property you purchase there (depending on location of course and how you keep it up, etc.)... Long term, investing in a house gives you a chance to regain that investment plus inflation... Rent receipts are only good for starting the coal on the BBQ 😊... 3.2 million is too much for the house and location. I wouldnt chose either of those houses because of the locations. I am renting and the price is very good and we even have the option to buy the house that we are in BUT the location isn't the perfect location so we will continue to rent until we find that perfect lot or house and lot. I also dont want a house or lot if the lot is smaller than 1000sqm

First, unless you are, married to a Filipina, you can't even buy the Land any house sits on. There are exceptions, but for the purposes of this. You cannot purchase land in the Philippines as a unmarried foreigner. If you have your Filipina, rent fully furnished. That way you cover yourself if the relationship sours. Rent for a considerable period for the reason I just highlighted. Personally, it's all very well looking in the province for a property, or land to build on. I wouldn't want to be stuck out in the middle of nowhere, away from facilities, such as, Banks, adequate shops etc. Then there are Hospitals, you want to be close. The majority of men considering moving there are older, so healthcare is pretty much number one consideration. Another thing to think about. Do you want to be building a house in your Filipina hometown, village. So that means you almost certainly will be inundated with obscure relatives showing up out the blue. Anyone heard the 2 Island rule. You set up home 2 islands away from her family .

You shoot a dog or run over a chicken and all the neighbors will run up with their hand out claiming that was their pet. This is the Philippines.

Hi Leah. For me, it would be a hard pass on the first house. It would cost another million or more to get it really livable for me. The only plus is the size. The second house is definitely smaller and nicer but too many downside things. Even though they say the barangay will fix the road, until they actually do it, it means nothing. It may take them ten years before they fix it. And trying to put a CR in an already finished bedroom is going to be a nightmare. I didn't think the kitchen was too small but the camera can distort the size a little bit. The dogs and especially the rooster so close would be a big problem. I like to be able to sleep. I would not want to pay more than 1.7-2 for that one. Thanks for showing us. It's always interesting to see various homes.

Can you buy a piece of land and build your own? I heard that a foreigner can not buy land in the Philippines. Unless I’m assuming marries a Filipina? My wife is from the Dominican Republic and they don’t care if any foreigner buys land.

I liked the 2nd house better however the backyard was horrible to look at. I would look at a few dozen more homes to find the right one.

1st house is a definite no. 3.5m is about 70k US. No way an unfinished house w/o private access, is worth anything remotely close to 70k. The 2nd house, needing a master CR built yet, ...takes 200k pesos off. 3m is approx 60k US and that approaches doable, but 55k would be a better deal. About 2.8m)

Philippines is not the land of opportunity for foreigners to invest or settle Foreigners can't own lands in PH & can only own 40% of any PH business or corporations if the main Fil. owner allows it (the 60/40 Filipino first policy) Foreigners can obtain PH citizenship if born & raised in PH like the prominent Spanish Ayala family or if one of their parents is a Fil. which is not the case of most foreigners PH is heaven on earth for rich Filipinos only

Without wanting to lecture anyone - I'd clearly stay away from the 1st house: it's obviously badly build! There's humidity in the walls, where clearly it mustn't be, the connections between ceiling and walls is .... improper and joints betwenn many surfcase are ... in short: lousy. The 2nd one comes with comrpomises to you, which already at a first visit really disturb. I would never throw away the "liberty" of renting - you can change your place when it's annoying - until I'd found something where BOTH of you spontaneously say: YES! Still it'll come with compromise - but you then have profound reason to swallow them... ;) B.t.w., the technical standards of both seemde to me, as far as identifiable from the video, below qualities which seem to be found in the Philippines not so seldom. Before I'd buy, I'd have at least a second visit and come with an experienced local electrician who checks the 'works in process' ... especially the hidden ones... ;) Wish you all the luck, and - patience!
