Extensions require testing for building sign off. Imagine buying a house with 2 circuits on an EICR and the property having 3 separate extensions and all major appliances moved. Had a good laugh with CJR Chris fixing that and a dozen builder-cum-spark faults. Very glad to have a proper report and team Hager household membership!

as far as I’m aware, it’s buyer beware. A friend just bought a house in England, he had an EICR done on it at his expense before exchange of contracts, a few problems were highlighted which his solicitor brought to the attention of the seller, the response was ‘sold as seen, no money off’.

It's telling that a beautifully crafted cabinet with a custom handle on the door was installed over that tatty consumer unit. When I bought my home, the first thing I did was have the consumer unit replaced. Good on you Jack.

Nice video. As far as I know, there's no requirement for a test, EICR etc before sale or purchase, but the buyer can have one done if they want to (and if the seller allows it...). If it highlights work being needed, the seller can just say, it's for sale as-is, and the price reflects what we already knew needed doing(!). My main worry on this one would be that main switch, which doesn't look to be linked anymore, lol. Nice content, keep it coming :)

In scotland they don't check. They put on the home report that the electrics should be checked by electrician prior to purchase which obviously doesn't happen.

My understanding is if you sell your house you are required to get an EICR and a Gas safety check. . If you sell through an estate agent they are required to arrange an EICR and Gas Safety check.

When I purchased in Scotland most home reports would just say the install appears dated and they recommend a inspection. I think they would say same for any install for VIR and wood fuse box, and for a metal CU with all AFDDs

Don't know about England Jack but here in Scotland your supposed to get an EICR along with a PAT test every 5 years but I've been in this house from new for 24 years and never had one done,as of 2023 all short term let's must by law get them done every 5 years, I like the look of those down light,I thought my house was bad with 7 circuits for two story house but I noticed that one only had 5 circuits,another enjoyable video big pal

Totally agree and I have always thought that it should be the responsibility of the estate agent considering the amount of money they get from the sale with the purchase of any property to give a written statement of all the locations of the utilities services with assurances that they have been tested and are fully functional. The amount of properties l have been involved in over the years where let alone there being very poor electrical installations but water service isolation valves if any and in the most obscure locations found to be seized solid. The only reason I could lean towards not hoping this becomes a requirement, is that the number of fly by night "kerbside EICRs" would skyrocket even more than before. Either that, or the solicitors will befriend a local electrician, who will be great at spotting borderline risks, and greatly exagerating them for remedials. Whom would the cost of the EICR and remedials fall on? The seller (who will want it doing at the least cost possible), or the buyer (who might want to spend more, but struggle to agree/recoup the costs with the seller).??

I would have used a different board with the main switch on the left and the tails would not be stretched

Totally agree a valid EICR should be mandatory for selling a house, or a non conformance certificate so the buyer can get quotes upfront and negotiate on the price. The "surveyors" are more valuers employed by the mortgage company, just to cover the mortgage company arses!

It's surveyors... had a customer the other month, the surveyor picked up on all the black rubber wiring, and nothing else. The black rubber was abandoned in place and totally dead. The entire place however was a rats nest

I think all they need by law now is the Energy Performance Certificate. Anything else is what the buyer and their solicitor negotiate for. Surprised it wasn't commented on by the surveyor though, but that may be dependent on what level of inspection they go for.

I see this in Ireland a lot aswell people paying over 350k for a house and it's crying out for a rewire,then you tell them the quote and it's oh oh.supply and demand I suppose 🙈

Your only hope is a change in legislation whereby to get your house insurance renewed you would have to provide an EICR every 4-5 years.

Hi, why not put the main breaker on the left. That’s how we do it in SA. When a house is sold in SA it must have an EICR carried out. Cheers 😂

Unless its a brand new house i thought you bought a house as is, sold as seen, perhaps like a car with no mot, if your unsure of the cars condition you could take along a professional to examine it 1st. I've never bought a house with an eicr, it just reflects on the price & can be used as a bargaining tool.. Some houses ive sold, the buyer can get an inspection carried out at there own expense if they wish.

It's the electrician on the books for the estate agents. It's a drive by test just the paperwork to tick the box to sell it. We all know it's bad, and we all know they do it.

Couldn’t you move main switch to the left? Tails would be nice length rhen or it is against the regs in UK to have main switch at the left most position?

Sadly an EICR is not a legal requirement although some buyers/sellers solicitors insist on one, in theory you need an EIC if you have had certifiable work done since 2005, but who is going to check that
