I heard something in another video that I thought was really good. When you meet with a potential tenant walk them out to there car and see how it looks on the inside. If there’s a bunch of trash and crumbs in there it should be a good warning sign of how they take care of their house.

I'm kind of late to the party, but an educated applicant (not a tenant yet), could borrow a nice car/vehicle from relatives.... Also, in a big city, they may not own a car and rely on relatives for transport.

@@tonyt7442 that's why you make them qualify properly. A professional tenant knows that anyway. And in 5 years you can wholesale that property away anyway the flippers don't care . You've made your money any items mostly are tax deductible.... . The way you stop trashy ass tenants is by being a present land lord. You out to that property doing proper maintenance weekly they gonna know they can't wild out cuz you are gonna drop by to cut grass every week.

I am buying a house 🏠in a very stereotyped area in Jacksonville FL. AKA ( ghetto) is there a restriction to qualify if house is an area where crime rate is high? The property is a 3/2 everything in up to code and renovated. I am concerned about not having an easy handicapped access ( has 3 steps to get in and out) would that also be a desqualifier ?

I actually went that route but because the person I decided to rent to fell through and I became impatient i ended up renting to a private pay tenant. Worst decision. This person is not paying on time ever. Im so disappointed because this is my first attempt at being a landlord.

Kris, what if you have a section 8 tenant with 2 kids and she signs a three year lease and one of her kids goes off to college and the government tells her to move into a two bedroom, down from the three bedroom she currently lives in. Do you secretly keep her in the current home, or do you find her a two bedroom, even if your company doesn't have a two bedroom available?

We’ve dealt w that two ways. 1. Call the housing authority and report the damage and they’ll inspect 2 terminate the lease and give tenant 60 day notice. It’s a hassle but if they won’t leave you will have to evict them

Contractually… let’s say the there are circumstances like covid where they freeze government funds …would this include rents paid in tenants behalf? Also …when lease for this tenant is done right..are you obligated to keep them again at that initial rental rate?

Kris H, I had a section 8 house that needs to be painted but i dont have the funds to pay for it, or put it on credit. its in the bay area and its cost 20k to paint! my question is, ive gotten several extension to delay painting but how many more extension can i receive before section 8 stops paying their portion of the rent? hope this is clear!

Coach Twan thanks so much for watching. No not all of my rentals are government-subsidized. I only have a few that are. This is not my favorite way to do rentals because of the upkeep and maintenance costs over the years can be a bit High. But rent always comes in.

Ok vince, don't forget, in our world credit doesn't matter. We don't use it.. You need to get in touch with a good hard money lender. Members of my inner circle get access to all my lenders. They'll be able to fund your deal regardless of the condition, as long as you have some equity...

i have a problem the person that was renting my house destroyed my house i was trying to take them to court quickly but i couldn't i try to get a lawsuit in because i had to go back where i was living and put my kids in school cuz i would have got in trouble now i got to wait 3 months until i can sue them cuz i would got in trouble keeping my kids out of school

How do you feel renting to SECTION 8 in B+>A class neighborhoods. I would be asking for 2100.00 per month. Is this even possible? I would still vet them as I did on my previous rentals

I think Section 8 is the safest way to own investing income producing rental property especially since there's a CDC moratorium on evictions. ALL section 8 levels are going to be good, A, B, C I don't care what class you're in, the Government is paying the rent on behalf of the tenants..
