I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

"Overall, buyers hold a lot of the cards right now, and sellers are having to give out more concessions to close a deal." All the best, buying on sale is actually one of the best ways to invest in stocks, and advisors are ideally suited for such task

Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

Big government spending on sweetners and unicorns = higher taxes = higher inflation = government subsides to quell inflation, The rising interest rate can surely control inflation, but won't prevent erosion of the eroding purchasing power of the US dollar. I have learnt my lesson this time. The banks can't be making money off my money, while inflation eats into it. I have set aside 650k to invest in the stock market now, since that keeps up with inflation, but I don't know how to get started.

Yes. It is very easy to buy in on trending stocks but the problem is knowing when to sell or hold, which is why a coach is important. I've been in touch with one for about a year now and although I was initially skeptical about it, I will say I've made more progress within a year generating 6figure profit

How can one find a verifiable financial planner? I would not mind looking up the professional that helped you. I will be retiring in two years and I might need some management on my much larger portfolio. Don't want to take any chances.

Svetlana Sarkisian Chowdhury is the licensed fiduciary I use. Just research the name. You’d find necessary details to work with a correspondence to set up an appointment..

For the last 20 years, why invest in a small business when you can just invest in a 2nd, 3rd, 4th, etc property? You get guaranteed returns and don't have to work 12 hours a day to earn those returns. Show up on the weekend, mow a lawn, fix random stuff, and pocket rent + property valuation gains. It has been a no brainer for years, where to put your money for maximum returns. Risk money and time on a small business with an 80% failure rate, or invest in something guaranteed, housing. So we all piled into housing and drove prices up further perpetuating the investment cycle.

You are lucky in not having non paying renters refusing to leave and being tied up years in the tribunal, while they damage your property and sqaut. Sold mine and went into REITS for true passive income.

Sometimes we look at the 2 numbers used in the equation: "unaffordable housing vs income ratio". The income in Canada has been depressed for decades. If the income numbers are always low, then the equation of "Housing Prices / Income" will always very high ( even if housing prices are not rising or even lowering....) Why NO ONE talks about HIGHER WAGES from employers to pay higher wages to employees to make housing affordability ratio possible?

Canadians hoard land as their primary investment, and that investment strategy is a road to nowhere. When the housing mania stops and land prices reverse course, investors will wish they invested in making something rather than speculating.

New neutral is higher because economy is doing much better, more productive and less indebted! Makes sense!

No... the new 'neutral' rate is higher because it must be maintained positive above the zero bound 2% inflation target to prevent further Mortgage/Consumer DEBT expansion past the now ~$3+ Trillion level.... which is now unsustainable within Canada's already stagnant 10+ years barely ~$2 Trillion GDP/GDI(Gross Domestic Incomes). When you borrow to such an extent.... eventually you just plain run out of 'future' GDP/GDI capacity to leverage/borrow against and further borrowing merely manifests as "debasement" based CPI Inflation in the immediate typically driven by inflated asset valautions so decoupled from supporting median incomes ? Sound Familiar ?????????????????

If we made enough homes to meet immigrant demand, our productivity and standard of living will decline even faster. Dramatically cutting immigration will solve both the housing and productivity crises.

It's a wealth drain from poorer countries to richer countries. Wealth from poor nations -> canadian property owners -> wealth gained by property owners gets spent in US. Basically, most of the gains in real estate gets spent in the US, leaving Canada with a growing population that is becoming worse off. Is it the fault of the real estate owners or the government for creating poor conditions to invest? I think it's both. People are TOO comfortable investing in real estate, and Canada isn't doing anything to discourage that.

Michael Hudson has been talking about this issue for decades. He gave a talk at Simon Fraser University in Vancouver years ago that covers the problem. Why is BNN suddenly interested in the real economy when you guys were promoting all the financial engineering bllsht before? Canada doesn't have a true economy; it's all financial manipulation. We don't produce anything tangible, and our GDP is inflated by the real estate market and personal debt. That's right, they even count people's personal debt as part of our GDP.

Housing does increase productivity. Imagine you live in a shoebox condo. Can you really rest in that 400 sqft coffin-like home? Boomers will never understand what younger generations are going through because they are living in large 2000 sqft houses with front garages and huge backyards.

Why would business want to invest in productive capital for their skeletal operations in Canada when they can serve the Canadian market from the US? With all those generous subsidies in the US and lower costs, there is no reason to invest in Canada. You want to attract investment, Canada has to be more like the US. Get rid of the social programs, like Dodge says. Cut taxes to the level of the US. And the growth miracle returns. Perhaps, the real lesson to learn is from Australia. It is a huge island. If you want to sell there, you have no choice but set up operations. To cater to that market of 30 million, foreign business will seek to produce at lowest cost possible which means investing heavily in capital equipments. Australia doesn't have free trade with the US.

Simply put capital gain on primary residency ,,, I saw several people gain 400k value on their houses only for having house for 4 years !!!! I spend 12 years working in gulf countries and I didn’t save half of that amount!!! If u want productivity put capital gain on primary residence!!!! Also now a lot of people sell their houses with millions and move this money outside!!! While the true residents in Canada are on high debt !!! This is huge failure !!!
