I don't know about down south but there's low supply and a lot of buyers on North Bay rn. We're stuck buying a home right now and not joining bidding wars. I don't know technically we can afford to pay more but people are going above and beyond and I don't have the stomach to pay that much for this area. The job market isn't strong enough to support it. I suppose hasn't shown up in statistics yet but people are doing it.

“A home is the only tax free investment as a principal investment,” lol what a bunch of baloney. A home is the biggest liability you’ll ever have. 5% downpayments shouldn’t exist btw. If 20% down was required to buy a home and interest rates stay “normal” at 5% then homes will revert to more affordable prices. CHMC being allowed for the general public was a mistake.

Exactly where do you get the data to be so optimistic? Interest rates going down is an illusion. The US economy is growing so don’t expect them to lower interest. Only in a recessionary economy will Central Banks lower interest rates. The increase in population from immigration primarily are on study permit who came not really to study but find a job which usually are low income jobs. How can this translate to more people buying homes? Are you just saying this to drive demand for homes so that it’s value do not decline any further? Wake up people!

I'm seeing multiple offers and rapid escalation of prices in the lower mainland of bc. I personally sold 3 homes this week and my colleagues all had multiple sales. New immigrant investors are driving demand. I market exclusively to India now and have actually set up a satellite office in India for investors clients to pair with student temp residents in BC. The investors provide the money and kickback to the students who cosign on mortgage to make sales legal. It's a goldmine for anyone interested

@ewaste8318have you heard of capitalism and investing before. Commenting on a video talking about luxury homes, I think you’re forgetting that this market isn’t for the middle class but rather millionaire investors. Houses always been an appreciating investment that leverages on the need for a place to live.
