The era of being able to borrow a large sum of money cheaply to buy a house, then pay it off over decades, is most probably just about over. Therefore, having accumulated hard assets that protect you from fiat inflation will give you the purchasing power you need as the housing market becomes a buyer’s market.

25 ounces of gold and 1000 ounces of silver would have got you a small castle and small army to go with it a few hundred years ago

Thanks Bald Guy We appreciate your hard work. My wife and I have been preparing since 2010 for any number of SHTF situations. As a result, we're probably in a place where some of the few items we might be interested in bartering would be precious metals. So I wouldn't want people to underestimate the value of having some even in the most desperate of situations.

Great content Bald Guy. I live in the NW and been planning to move out of my home state to escape the madness. I have been waiting patiently for housing prices to continue to drop before I make my move. Using your strategy would help with my decision on timing to sell my stack to help finance the purchase of a new home if needed. This would only be I was having issues selling my current home or wanting to upgrade. I have concerns being a landlord after what occurred a couple of years ago with so many tenants able but not willing to pay rent. Property taxes are also pretty high in my state as well and something to consider. Maybe a solid option when I move out of here. Your videos always help me think outside the box. Cheers!

Thank you for putting this together. You are the first that I know of to put it together like this. My hunch - and that's all it is - is that the price of metals will be higher and so will take less to accomplish what you have set out. So... I think if someone can reach the 25 ounces Au +1000 oz Ag, then I thin it's is completely reasonable that they will be able to accomplish what you suggest. At the moment I am learning about tax liens and tax deed sales, as I think there will be big opportunities a few years down the road.

Another very good video. I'm not sure I agree with your analysis. Owning rental properties is not necessarily an easy proposition. I've owned many. The overall premise of selling high and buying low is definitely good. I don't look at my metals as an investment. I look at them as an insurance policy. Keep up the good videos!

Ooohhh....another analysis tool, I love analysis tools. This is a scenario I've kept in the back of my head for a "total Monetary collapse / Hyperinflation" situation like in Weimar Germany or more recently Venezuela where a relatively small amount of Gold could have purchaced and entire City Block in Berlin or Caracas. I hadn't thought about the passive income generation angle to replenish the PM's or how to look for a point before this doomsday senario happens. Ahhhh...Food for thought. I always like the way you use numbers and math to derive conclusions. My thoughts are that it is possible that real estate(at least in the form of rental dwellings) may not offer the best value at the time PM's peak. I have been looking at ratios of assets and how those assets rotate through economic and business cycles.

I live in what is considered the country, and there are several local properties that are abondoned. The homes that once stood there are uninhabitable or dozed over. I think I'd like to buy one of those properties and drop a modular home on it. The properties have existing water and sewage services... driveways and foundations. Plus the modulars can go up in less than three months. But I wouldn't rent... that's a hard way to make money... as I understand it. Something to consider as the ratio aligns on the side of precious metals.

My wife is from the Philippines. We stack a good amount of Perth gold & silver because a lot of Aussies vacation there, and we plan to retire there. While here in the States, we stack gold & silver Maples. Sure, we'd MAYBE do better stacking US coins, but Asian buyers put a higher premium on four 9s purity, and my stack may be intact by the time we pull up the stakes here. We already have land in the PH, but I'm aiming for a 50 acre farm... Thanks for the video!

Happy to see somebody talking about this. I've sold metals twice to put toward down payments on income properties. Everyone has heard a horror story about rentals, but the big limitation is the downpayment. The horror stories have to do with management. If you can get past the first issue, there are a lot of ways to get past the second. Nearly every truly wealthy person I know leveraged real estate to get there. (The outliers owned successful businesses and/or inherited.) Cheers!

Interesting topic, but I’d like to hear about specifics of the transaction. Unless you can swap coins with the homeowner, you would need to sell coins, pay capital gains, give cash to home owner. That would increase number of coins required and push break even point out further.

It's like you are reading my mind. Thisbis the exact plan I've been working towards! 💪 There have been some (ITM) trading talking about this for years. I think they had said at one point, you could buy a house for a few oz of gold. I've never looked it up to see if this was possible anywhere at any point in history. Weimar Germany or Venezuela come to mind as possible locations. Will this ever be possible in North America? I doubt the governments would allow it. I fully expect a windfall tax to be implemented. Of course we'll have plenty of time to do something before it would be made law, but the timing will be critical.

Good valuable info. I think you forgot to include 28% capital gains tax on metal sales to convert to dollars to buy the house.

I read a Weimar history article once that recorded "2oz of gold for a hotel + [30 acres]". No doubt not a modern 4 Seasons lol, but probably something like a rural hostel, but still, gives an idea of what happens during hyperinflation. A "penthouse" in Berlin also 'only' costed 75oz of silver...🤔

I never planed on selling my silver for Federal Reserve notes, I already own my house and property along our vehicles outright including recreational vehicles we live a debt free life, we owned four rentals and they were a total nightmare we sold them all in 2004/5, we live in Washington state we are thinking about buying a 5 or 6 acre place in Florida and have dual residency we will use our silver for this, IMO Florida has a lot to offer some of the best motorcycle riding in the US along with fishing and having the best governor in America

I think the banks have made a great passive income from Gold and Silver....ETF's, creating a pretend stock holding from nothing and renting physical, (or bits of paper) between other banks and financial institutions.....its a racket that Mafia would be envious off!! Great idea

This is actually my plan. My house is paid off, but I want a better one. I am stacking to get a better house, I think of it as a mortgage savings plan. Getting as much Silver and Gold as I can, then I will pay 100% when I am ready. No mortgage. Housing prices are already falling, and better deals will happen in the next few years.

I love your idea and I will work on it ad a family plan.

Aside from putting aside some metals for emergency use, might you be able to do another video about precious metals RRSPs and TFSAs, or other storage alternatives? I we are going to be stacking for the purpose of major asset purchases and given the potential introduction of CBDCs and other monetary controls in the future, I gather that we need to be aware of the steps needed to liquidate the PMs for a purchase without getting into any snags.

I’m actually doing something similar when I liquidate the stack. Only difference, looking to purchase a retirement home in Europe. Well past 25 & 1000oz. Timing the blow-off-top will likely be the most difficult. Looking forward to it though. It’s been over a decade so far. Glad I had the opportunity to stack all those years because I likely wouldn’t have been able to be where I am if I only had a couple/few years. Thx again 👍🏼
