My coworker built a 24 x 40 (1 is in loft) 2 bed, 1 bath with cathedral ceilings, all the finishes, spray foamed & a garage, and radiant heated floors for 60k just before and during the pandemic. I remodeled my entire 3 bed 1.5 bath ,1400 sqft home(from april 2020 to june 16th 2023) with full walk up attic prepped to be a 4th bed room. All spray foamed everywhere, all new electric from the panel, all new plumbing, 3'x5' custom tile shower with tile floor and a bathtub , all dimmable recessed lights through out. New windows, doors, roof, siding, all new fixtures for around..45k. We kept the kitchen cabinets and it should be another..3500 for all new green soap stone counter top in the kitchen and a new sink. We both work in construction though. If you put in the work..its alot cheaper. In central NY*

I fell into construction by mistake honestly but I'm 27 and can build an entire house from the ground up and plumbing and electrical, I took my house and rebuilt it completely. It was falling apart, literally and my family and I lived inside. I built our new house around the original house and when the time was right I started tearing the original house down. I did all that for less than 20k. 2x4s are less than 3 dollars so why the fuck would I pay thousands of dollars for someone else to do it? I am a man. I can build a house. That was my thinking and I'm glad I did it because it feels amazing knowing my hands created all of this, oh, I did this while working full time residential construction and we have three kids, one a baby at the time and another on the way. I worked all day building houses and would come home and put up a wall, or side a wall, frame some rafters, I would do something no matter what I did I always came home and went right back to work for another couple hours. Obstacles are meant to get around don't think you can't do it just figure out a way to get it done. Also, before any of this, I didn't have a single clue how to do anything close to construction. I was fresh. I never even used a power tool before this and I had spent most of my teenage years locked up and five years in prison.

A long time friend/mentor wanted me to move from my area to a better one and so he gave me a deal that if I could just give him enough to cover what he owed on a house he had that he would sign it over to me. It's a two story house, two car garage, two kitchens, a living room, a den, two bath, five bedroom and a basement, on a large corner lot. He only needed 20k to pay off what he owed I sold my house for 30k. Left us ten k to move and be okay until I found another crew to get on.

@@gerardconsidinejr3258 not long man. I mean it's really all on you and how long it takes you to learn something and how you go about it. KZfaq is free. You can watch ten videos on how to frame a wall and they may all do it slightly differently except the wall will be framed one way, Correctly. Building a house isn't necessarily a skill such as drawing. I'm also exceptional at portrait work ( that skill came from lots and lots of practice in prison). See, that skill you need to practice and it takes time. Mudding drywall is about the closest thing to that, you can learn and you can watch videos but mudding is like art, it takes practice and time getting good at. Framing a house, siding, sheeting, hanging drywall etc is like a math problem. Remember how difficult math used to be in school? Then we get older and we realize all math is, is memorizing equations. If you can memorize how the equation works, you can solve any problem so... Memorize your tape measure. You need to be able to read feet, inches, quarters and eighths, Look up a video on speed squares. Memorize all of the useful info you can especially about finding pitches Look up rise over run and make sure you get all that down that's useful for framing roofs or any angles it's really the only actual math you will need frequently besides estimates and stuff like figuring out how much wood is needed or drywall etc but even that is easy it's just sq ft so if your roof is 20ft by 20 ft and OSB is 8ft by 4 ft you times 8ft by 4ft to get the square foot which is 32 and then you multiply your roof length times width and then divide by that 32 and you'll have the number. Easy right? The thing is, whatever your building you need to always make sure everything is square, level and plum. When you frame a wall, do it on the ground, start with marking your studs with an x, you want your studs to fall right in the middle so where your drywall seam is it falls on a stud and will have that reinforcement. Once you get that wall all framed on the ground it should be pretty flat and even and you raise it up and into place and nail that fucker, keeping a level on it to make sure it's plum. Sorry for so much but it's not just as simple as hey I learned fast because I'm a good learner, I learned fast out of necessity and because I love what I do. I love building. Also, everything I was doing to that house I was also doing at work. The crew I was on did everything in residential construction and there was four of us so you get a lot of good experience you can apply. One job might drywall for a couple weeks, the next job a roof for a couple week, then a framing job for a few weeks, a deck job the next, some electrical work the next and it was always changing and if I seen someone doing something that I also needed to do on my house I would just tell them I'm interested in watching and taking some pointers because I'm currently working on my house. The last thing my house needed was a new septic and it was the last thing because I've never done one and I knew it would be expensive to pay someone and then coincidentally my boss put me on a septic job with his dad and I installed one and guess what? Way easier than I imagined it to be so damn Skippy I did mine too. I have not learned everything. That will never happen. I've learned enough so far to build a house and to do so efficiently and pass inspection but I have much much more to go and I'm still trying to learn everything I can like I'm brand new.

I’d say just get the land and focus on the stages as you go. Site prep, foundation, framing, roof, windows, and doors completed, you will have a dried in house. Windows are easy to install in new construction, and it’s easy to reduce those other cost by taking on some of the work scope as you are able.

Rezoning and permits. So unless he putting some animals on it, he might be part of an HOA build or investment build. However you can buy land dirt cheap and get it rezonned but it's more money then you think. Usually you get something vague like a single family home with workshop. Leave it vague enough to slide through permitting and zoning, or tell them everything and spend 5 years talking to the county. Usually you buy an acreage from a farmer, build a single family house, and keep building on it until you sell it.

Whether or not a house has a basement can be down to the topography of the area. Certain ground lends itself better to making basements cheaply. If you have boggy soil or very sandy soil, it can be harder to build a basement, so more expensive.

That was to this point of construction and not todays cost for many itiems listed, including #2 lumber. Those look like aluminum frame windows from Lowe's (not up to R-value code in most cities). Also, not going to find a LOT in a decent neighborhood for that cost. This looks like it's on the outskirts of town with little to no permits or inspections required. I don't think he specified his total SQ.Ft. Assuming it's between 1700-2000 SQ. Ft. And using low quality materials. Now add the rest: Sheetrock, texture, cabinets, paint, electric fixtures, plumbing fixtures, flooring, garage door, landscaping, siding/masonry, interior doors, trim, lockout, countertops, flatwork, fencing, appliances, dirt work, clean-up, blinds, backsplash, bathroom tile, porta jon, t-pole, plans, attic stairs,. utilities (add $5,000 for fudge factor), tell me if I left anything out. = (If using cash only) Additional $125,000-$130k. If this is in city limits and with a bank: add permits, construction loan, inspections, warranty, insurance, = add an additional $30,000. if septic needed add additional = $12,000 (depending on area). Total added cost approx. additional = $160,000-$172,000. Don't forget to add in your time, fuel and food to manage the job. In todays market if you're planning on building a house like this, on your own, for a house this size, plan on spending at least somewhere between $300k-$325k depending on quality of materials, plate size, etc. That will be without a warranty. And if you come out cheaper, then you can take your spouse out to eat a few times and celebrate.

Smaller homes are relatively expensive to build because even big homes have one master and one full kitchen, one heating and cooling system etc. The bigger you build the cheaper it gets. In a small home you may be lucky to end up with 30% equity when it's done. In a big homme that may be double of the cost or more. I designed and built 5000sf homes and they had an instant equity of $4-500000. But you have to be sure to build something that is not on the trend but CREATES a new trend.

If you’re going through the headache and hassle of building your own home, who cares about equity? It should theoretically be the place you call home for your remaining time on this planet. I’m 37 and after living in multiple areas and residing in apartments and military barracks during those times, I finally bought a house six years ago. If all goes well, I’ll hopefully not have to move residences again until the future people move my corpse to the cemetery. I truly couldn’t care less what the house sells for.

Why is it cheaper than? My double wide I just got before the all that I have my land at 50k already had elector already had water connected and a sewer… Im running about 300k before the land… so where are you building this? Mexico?
