Mat, have you done any videos on using the equity in one’s primary home to invest in a rental property? Is it smart to take out a HELOC to buy a property that cash flows? Seems interest rates these days make that tough if you want to get enough rent to cover the rental property mortgage. Also, how much should you put down in that scenario? Just enough to avoid mortgage insurance or does that matter in that case?

18 years is still quite a long time. As the "sales pitch" goes we don't offer any investments of any percentage, we are a passive custodian of your funds. We give you the ability to invest in what you know via a Self-Directed IRA or 401k the percentage of return is based on you not us!

Nice try. No sale. First. The $100,000 Munger talked about was many years ago. Adjust for inflation, and you may really be talking about $250,000 in today's money. Ouch! Second. You never told me how to really get that seed money. You just quoted Munger. Congrats on the clickbait title. You got a lot of us to sit for your presentation.
