nice guy, shown his strategy at least. Correct me if I am wrong but you mentioned over leverage - it seems you are 90% leveraged on most of your properties, if covid comes, or the bank calls your notes...then you know what comin next right ? It is not better to focus on quality not quantity ?

In UK buy to let you can only borrow 75%

Hi James. Thank you very much for your videos. I find them very educational. I am moving to another area for work. What stratery is the best in your view - remortgaging my current residential property as buy to let, which will have quite high interest only mortgage repayments, and will make a little profit after all expenses, or selling out and buying a cheaper buy to let property to fix and rent out? This will have a cheaper interest only mortgage, but will have the costs associated with buying and refurb. Thank you very much for your advice.

I would keep the property as selling and buying another has huge costs. Look to see if you can run that property as a high cashflow either HMO or Serviced Accommodation.

Sourcing the right properties is the challenge! I've just bought number 4, and am trying to source 5 and 6 at the moment, but its really difficult to find below market value properties, and auctions seem to be full of people paying over the odds after fees are taken into account. The method of re-mortgage to remove as much equity as possible scares me, im going the other route, at present i have a £20k passive income pa from the rent, so each 18 months, i have another deposit, each property i get shortens that time frame

Thats a safer way to do it in this market you wont get over leveraged. When the market is more normal maybe 2 years you could look at equity release depending on where the market is. Good luck with your hunt.

Everyone has to start at 1! I managed to source number 5, so getting there! I had 1 for about 5 years before I started taking things a bit more seriously. Gone from 2-5 since 2020, still on the lookout for No. 6! I go for local properties so stick around Teesside area, although probably a bit too picky on the areas I want! I plan to refinance the one I have just refurbished, but waiting until I find my next one first.

I have 1 blt mortgage in my personal name, 2 btl mortgages in a ltd company (1 repayments 1 interest only, and have 2 I paid cash for, both in the Ltd company. The last 2 are the ones I’m going to refinance to build the portfolio with. Have toyed with bridging financing but haven’t got to the stage where I need it yet (seems really expensive!!)

Great video, and yes the concept is there. Unfortunately it’s not viable. I have £110k equity in my property and have been told I can only take what my salary allows, with this in mind, it means a new mortgage on my current property which will mean a higher mortgage and to then use equity as a deposit to get another mortgage is a dead end. So I would definitely say to people it’s on your salary and affordability, not on any property value etc. salary x4 + current mortgage then take all that from any equity you have will give you the sum you could possibly get, however after then you may see there’s equity still left, many will struggle on affordability for a 2nd mortgage to purchase another property. I am currently going through all this with a few brokers and I keep hitting dead ends. The only way forward that I seem is to sell my home and move into another property in similar value that needs work and has potential to increase its value and repeat until I’m eventually in a position to not rely on the AFFORDABILITY issue. I will be documenting all this and will show everyone what’s happened etc. keep up the good work though James I enjoy your content 👍

Try again when interest rates drop your affordability will greatly improve.

Thanks for your reply. Unfortunately affordability with the brokers and my current lender are based on 4.5x my salary, so with this in mind it’s solely based on salary affordability. I just found out this morning that if the 2nd property is a buy to let, it’s a whole different proposal for lending. They take the rent coverage and times it by 1.3 to ensure it’s viable. For months not 1 single lender/broker told me this! I’m so annoyed 🙈 in theory I can remortgage my home, withdraw a deposit ‘of which I can afford’ and use that for a btl of the rent adds up. For months was told no, but think I may have just found a way. Would like to flip 1 or 2 properties 1st ideally but if I can secure a buy to let at least I have a property to sit on until capital appreciation is enough. 👍🏻 will see what happens this week. Lenders like to see rents being at least 130% of the monthly rental income and taking 40% tax on the gross rental income (less 20%) allowance it is hard to apply this strategy anymore unless you buy the houses in a limited company. But it can work as long as you have another income to live off!

Correct Jeremy its really tough to make this work in your personal name now. It must be done in a Ltd company.

House prices aren't rising. Meaning no increase in equity. It's predicted to be like this for a few years now. So am i supposed to get another property out of thin air.

Right now they are not rising you are correct. between now and 2033 I assure you they will rise. Also if you watched the video until the end which clearly you did not you would see I talk about a strategy about buying below market value and adding value.

If i bought my first home with 25% deposit can i use that right away lets say in less than a year can i use the equity on it or part of the 25% deposit to get investment?

Yes if you can increase the value of the property you can pull out more equity.

I get the concept but as someone with a high equity single rental I don’t understand how the finance side of this works. Would be great if you could do a video on the finance side of it. When you refinance I don’t get how the bank will give you money in your first example

@@propertyaccelerator I watch the bad tenant/bad landlord show. HMO's are for people living on the breadline for somewhere to live, and it's pure drama, with people not paying their rent. You'd have to do that as a full time job, with the amount of sh*t involved with HMO tenants

The problem with this strategy is you only receive the full 75% if you own the home !! Otherwise its the appraised value minus the equity built... (300k -285k =15k equity and they will loan me 75% of 15k= 11,250 .) You can't get another property with that sadly...

Its all dependent on rental income if your rent is not high enough the banks will not allow you further funding

This strategy will come as no surprise to anyone as you have been regurgitating this same information over and over again. In the current climate this strategy is dead in the water.

While price might be going down over the long term they will still increase. So you are just buying cheaper now

Put more effort into buying a property rather than trolling someone trying to help you. There isn’t one strategy to building a portfolio. Not one strategy fits every person And by the way, interest rates aren’t high , historically this is about average

Hey Piers, I use £100k as its easy to follow along. Also I live in the South near Gatwick and buy up North because the yields are good. So why can't people invest up North.
