Jerry, your video for repairs costs for 2022 showed a repair estimation for 3500-5000 SQFT at $87,500. This most recent video shows an amount of $68,750. Shouldn't the amount have increased instead of decreasing $18,750?

Estimating repairs has been a major STRUGGLE for me Jerry. This was very helpful. How are you factoring in the big ticket items (Roof, A/C, Electrical, Foundation, Plumbing) in this formula? Hey Jerry, when you say you might get a house that falls between a light rehab and an average rehab then split the difference and you’ll be fine. So if I have a home with a sq ft below 1500 and it needs a light and average rehab then I subtract $45,000 - $20,000 and that’s the rehab cost?

Damn, I’m getting ready to put a property under contract at $95k and the ARV is $250k but it needs a full rehab at 1,316 sqft in Cincinnati Ohio. I’m scared because if the rehab is $80k then I have no deal. 🤦🏾‍♂️ I hope I can pull it off 🙏🏾

If it’s a gut you’re probably looking at 80k but if it’s just a full remodel, kitchen, bath, flooring more like 45-60k depending. You’re good brother. Just make sure the comp is solid 💪🏾

Jerry, I usually get 3 contractor bids during the due diligence period. Are you saying by using mydealanalyzer that eliminates the need for contractor bids if you intend to wholesale the house?
