honesty and being proud of their products are two important qualities I consider when selecting a Home Builder. I had a horrible experience with a dishonest builder and am still suffering the consequences.

@@Duncan0524 Yes. You want to see who's building the best quality & offering the best value. Just google each builder "Reviews" & see what people are saying. If the builder is below 3 stars do a little more research.

Great information thank you. I wanted clarification on that part about if you do not have a realtor accompany you when visiting a model home it is too late to bring them another time or in meeting the builders formally. That sounds rather stiff if all that i am doing is visiting/looking at the model home and not signing any papers, forms etc. Thanks in advance.

Anil Beharry - yeah, maybe it is. The builders make the rules though and really, the realtor should be the procuring cause and they should be bringing their clients to the model homes same as if they were showing you existing homes. Too often the homebuilders pay real estate agents who were never part of the process and really that’s not fair to the homebuilder either.

WiseSilverWolf Thanks for the comment and for watching my video. I can’t recommend anyone in particular. As far as I know most of them build high-quality homes, the biggest problem to me is that you really don’t get personal attention. People seem to enjoy the process a whole lot more when they are working with a midsize builder. As far as where to find builders… It’s usually as simple as googling builders in your area. Then, you can research them and see what type of ratings they have as well.

Thanks for the compliment & for watching my video. As far as helping you, I'd look at the mid sized local builders in the area. Confirm they're building good homes by checking online reviews. If they look good there, you're probably good to move forward. If you want extra insurance go hang out in one of their communities where several people have already moved in & ask them what they thought. If you have any other questions please don't hesitate to ask.

So I have a question, I found a house plan online through a company that sells custom designs that I’d really like build. I assume I’d have to find a custom builder, are most builders willing to take on something like that or do most of them want to build from their own plans?

HoldenSS Thanks for watching my video and for your question. Most home builders are only willing to build the floorplans they offer. You will have to find a custom homebuilder in most cases. Best of luck to you! BTW, it’s usually more expensive to build with a custom builder then a track builder.

You're awesome. Thanks for the compliment & the excellent questions. There's not a website but you can usually check google reviews. I think the best way to get the whole truth is to park your car in a neighborhood that was built out by that builder on a warm Saturday or Sunday afternoon & ask how their experience was building with that particular builder. I would stop by a few different builders to see what they are charging for similar upgrades. that you want to add to your home.

Peter Mikhael I can only speak confidently about Utah‘s market which is absolutely on fire right now! In Utah we are in a severe housing shortage so we are not expecting home prices to go down or decrease. In California, I understand a lot of people are leaving so, I would guess that at some point prices would stabilize and potentially start going down. That being said, with mortgage rates hovering around 3% personally, I would just buy while rates are so low. What part of California are you looking to purchase a home in?

@@TyWilde Thank you again. The house we're interested in is in Zip code 92375. What we saw is same house was selling at base price of 580k in Aug last year, it's jumped to $625k now. But you're correct, because if prices drop 10% and rates go up to 4% I loose money. Lastly is Lennar one of the builders that you hear more good or bad feedback?

@@TyWilde my wife and I really like the south west part of of valley. West Jordan/ South Jordan/ Riverton/ ect.. Nice part if West Valley is fine but not to far like magna (water is bad there). We have an apartment in Taylorsville now but I think this area is more expensive even though my personal favorite

@@TyWilde sweet! I mainly need to stay within 35 miles of SLC as I am going to be joining the police department and that is the limit I can be if I want a take home work vehicle (huge savings). Our net income may go up 1400 a month soon and we will know by August 1st. I will also have a car paid off by then and no credit debt
