Two things that can affect the occupancy rate in the coming years. 1) Thailand wants to start taxing foreign residents starting January 2024 (I hope you make a video about the possible upcoming changes). 2) The Covid economic bubble seems to be over, and the possibility of a worldwide recession is getting higher and higher. But as a long-term plan, and as long as the management of the properties does a good job, it could be a good investment. What would be the taxes to be paid from that type of investment in Thailand? Thanks in advance. 👍👍👍

I’d say no.2 is valid but the new tax policy will not affect non-tax residents who reside here less than 180 days, so definitely not tourists. There is also the possibility of exempting remittances for the purpose of purchasing property.

@JettGunther Thanks! I just think that fewer people will be visiting Thailand to scout the country to potentially move there and become permanent residents. And the Elite visas are getting more expensive. I'm not sure what the Thai government is thinking, but they're definitely making the country less attractive to potential residents. It's a shame.) Any idea what kind of taxes someone would have to pay on the income that an investor could make from renting one of those apartments that you have just talked about?

8%-to 11% is not that slamming when I get 5.5% on a Cd, no head aches and fdic insured. How many days can the owner live in the unit? What's monthly association fee? Should of bought something like this during covid when the RE price was soft.

If the figures are to be believed, why would the developer not keep them all to themselves, why share such a good deal? Nordic group comes to mind.

Because they get the big upfront cash of selling the units + collect maintenance fees every year. It's the same model as any real estate development.

Phuket's current occupancy rate = 70%. Project's assumed occupancy rate = 67%.

Why you should invest in Thailand, where you can not own the land as a foreign? And you only get 8 up to 11 % gross rental per year with special renting to tourist. When you can earn up to 20 % gross rental per year and net rental up to 13 % in the USA and you can own the land. And this rate are for normal long-term rental with 1 Year contract.

8 to 11% is not gross; it's net after having a global hotel brand manage it for you. In Thailand, when your property is a condo and not a house on your own land, there is no land property tax, or municipal, or state tax. And if your tenant in Thailand doesn't pay rent, they are in breach of contract and the process of vacating them is simple and straightforward. I'm sure investing in the US has its benefits too. To each their own.

@@JettGunther There can not be a property tax, if you dont own the land ;) But you also doesnt have the value. The process in the usa if the tenant dosent pay is also fast and not expensive. also simple and straightforward. And you get 8 to 11 % net with normal longterm rent per year. With special renting so have 20 % net per year. And you also have the stronger economic and the better laws in the usa. Also the usa is a english-speaking country.
