Rules for ownership are different for a villa or condo. Foreigners do not own the land under the villa. Only lease and technically, the landowner does not have to renew after 30 years. So could be an issue, if you want to sell within 30 years or eventually pass to family.

Mali is one of the best built and designed places I have seen in Thailand. Hua Hin it self has serious problems with garbage and roadside plastic. I dread going out every day. I wish it was different but it's dirty. Very dirty

You need to stop promoting the idea of setting up Thai companies for foreigners to buy such freehold properties. That is fraught with all sorts of risks and frankly terrible 'advice'.

Actually, thank you for pointing that out. I no longer encourage people to set up companies to buy property due to the risks you mentioned and have since gone back to delete whole videos or sections within videos that mention it. This one must have eluded me. I found the section in this video that talks about it and have removed it. It takes a few hours for KZfaq to register the changes. I have since invited lawyers onto the channel to cover in great length how to legitimately own property in Thailand and warn about the risks of "grey area" methods. @@JettGunther I appreciate you replying and your honesty. Hopefully the Thai authorities will come up with a better solution soon for foreigners to invest in such properties. I am personally in the market for a villa around 20m THB but I will not go down the ‘shell company’ route as I know how quickly circumstances can change and the risks involved. If you check out Integrity Legal’s channel, he’s pointed out specific cases where such companies have been shut down and their assets confiscated. Thanks again and all the best.

Glad you like it. The smaller unit is my friend's so he obviously picked the best floor and corner he possibly could get. On the other hand, the two bedroom is the show unit which is usually located on a lower floor, in this case the 13th floor.

@@JettGunther It has double railing on the first few steps and then only on the left side the rest of the way. Extra railing built into the wall on the right would make it much more safe. Can easily be done and still look sleek.

There are 3 resident elevators and 1 service elevator. All buildings are required by law to have stairs and fire escape plans.

30 years is not a long lease. 150 years or 999 years is a long lease. What about the 30/30/30 = 90 year lease?

30 years is the maximum lease duration that is recognizable by law. Once that term is up, you'll need to sign a new 30 year contract and have it registered again at the Land Office, and so on. When you hear about other lease terms such as the 30+30+30 term that is often marketed by developers, only the first 30 years is legally locked in and the remaining two are a "promise" that they will agree to renew for two more terms. On paper, the latter 30+30 are not enforceable by law. But in reality, there hasn't been an issue before where a reputable developer has tricked the buyer, as their reputation is on the line and it just isn't worth it for them to forego their promise. In summary, the first 30 years is truly safe and legal. For the remainder, it's up to the lessor to asses the risk for themselves.

I'm gonna say you have one of the best production team or maybe even the best to my limited knowledge. Great visuals, lighting, audio, content and fairly decent looking talent. A fairly decent looking talent is 8 out of 10 only for this instance cause the sandals did not match the outfit. Keep the the great work to Mr GQ and the team or the individual production human. I wouldn't consider this a luxury condo. It definitely has luxurious elements but doesn't have the specs that would categorize it as a luxury class condo. For ones that are luxury condos, I'd say the gyms are still hit or miss. all you guys showing condos, why not tell us how many elevators there are, is there a service elevator, what make and warranty are the elevators, as I have had to use the stairs which I like but not with groceries

I'm very surprised by all the people who buy a condo in Thailand because most of the profitability calculations are not very favourable... most of the returns on investment are over a minimum of 20 years. I'll take the example of a friend's flat in the centre of Bangkok, which he currently rent, to live there, for 450 Thb a month, this flat is sold for 110 k Thb, this is a ROI over 20 years !... Is it really worth tying up this money for 20 years and after 20 years who can say how the building will have deteriorated and what value it will have lost ? 🤔🤷🏻‍♂🙏

@@JettGunther In France, rents are much higher than in Thailand, which makes it much more attractive to buy a flat and the return on investment is much quicker, whereas in Thailand rents are so low that it takes much longer, an average of around twenty years, to make a return on your investment, or you have to do it very young ! But after that, it's just a question of sharing… Everyone has their own ideas and does as they please ! 🙏

@@JettGunther i could be wrong, but in the U.S. rent is calculated at 0.8 to 1.2% of property value. If i understand correctly from what i heard, in Thailand it.s more like .5%. (this is an average, could be off a bit). So 10 years average state side, 20 years average Thailand.

You mentioned the "air gap" between the units so that you don't hear your upstairs neighbors. Would be interested in learning more about that and how effective it is. I'm currently living in a Rhythem condo and certainly hear my upstairs neighbors as they slam their glass sliding door or just walk around with heavy stomping feet.

The building spec sheet they shared with me shows a 50cm gap between each floor. I’m not an architect or engineer but it would indicate that your ceiling is not also your upstairs neighbor’s floor, that the two are separated by a gap. This would also mean that in aggregate, the building had sacrificed vertical space that would have otherwise been made into extra floors for the sake of air gapping. That’s why air gapped condos cost more than non air gapped ones.

I have been in and out of Thailand since 1968 when I first visited Thailand as a GI on R&R from Vietnam. After I got out of the army I wanted to learn more about Thailand so I came back with a backpack I stayed a year in 1969, visas were no problem since they could be extended but since also traveled to Loas and Cambodia during that year I timed my travels as my visa was going to expire. After leaving I entered college in America where there were over 100 Thai students on government scholarships in 1970 I was the only American at LSU that spoke Thai and had traveled more of Thailand that the Thais. Naturally I had many Thai friends. After I graduated I got a gob with an American company with a office in Bangkok but to job was in New Guinea and I worked in New Guinea for 4 weeks and got a two week break in Bangkok. That job lasted 3 years and again I had no visa problems since I only stayed in Thailand for 2 weeks. I went on to working in Indonesia, Saudi Arabia before coming back to Thailand to build a papermill (Double A) 1995 for 4 years with a work visa taken care of by my company. In 2002, I was back in Thailands again working for Chevron who also took care of my work visa for 3 years. In 2018 and living in America, my Thai wife contacted the Thai Embassy in America and I got a retirement visa for me and we moved back to Thailand in 2019. About 6 years later health insurance was required for the retirement visa. However, my wife works for the largest health care provider in Thailand and both me and our son get free medical care so I changed my visa to a married that does not require medical insurance. The change cost the same as the returement visa and the 90 day reporting requires the same as the retirement visa and was no problem to change. I am now going on 15 year staying in Thailand this time with a multiple exit married visa. I can easily afford the long stay visa but still reporting every 90 days does not make the long stay visa for me nor the extra cost of that visa make it practical. My wife takes care of the visas and 90 day reports and since I live in Rayong the wait at immigration is usually no more than 5 minutes. Renewing the marriage visa takes half a day getting photos, bank letters and a form to prove I am stilled married, and take 4 photos of our home. Then 30 minutes the next day to submit the papers to Immigration. A month later I make the 15 minute drive to immigration to have the new visa stamped into my visa for another year No more problem than taking the family to the mall for shopping and alot cheaper.

I think you're mistaking the scale of the numbers here. Let's say your 6% net income is 10,000thb. 3% tax on that is 300thb. Furthermore, that 3% is a withholding tax which means, depending on your annual income level in Thailand, you could get it back.
