We replaced the old faucets by new ones yesterday. But it still leak a little bit. Because all the rings are new, there should be no problem with the stem. So, we tried to take the stem and faucet seats out again and put some teflon tape on the seat threads to see if the problem can be solved. It really fixed the leaking problem!

Your a lifesaver! After replacing the washers, I spend 80 bucks on new stems and seats to. Still leaked. I put plumbers paste around seats and still leaked. I put plumbers tape (teflon) as you said and no more drips! Most Plumbers said on Google not to put anything on them. You saved me hundreds of dollars not having to call a plumber in. Go do-it-yourselfers!

Wrapping the teflon tape around the seat would be easier if the seat were still on the wrench instead of having to hold onto that small seat while wrapping the tape.

I'm quite pleased to add the 100th comment by saying thank you thank you thank you! I replaced seats, I replaced stems, I replaced washers, I tried tightening, I tried loosening, I tried everything I could think of and each time I turned the water back on, drip drip drip...I had come to the conclusion that a plumber would have to replace the entire assembly in the wall. Then the title of your video caught my eye and I thought, heck, it's worth a try. So off I went on my nth-teen trip to Home Depo to get the teflon tape (which I must have 10 rolls of, until the moment that I actually need it, then there's not a roll to by found anywhere, of course. Long answer a little shorter, gott the tape, wrapped the little seat (cut the tape in half length ways), installed (not too loose, not too tight), turned on the water and ....HOORAY FOR THOSE INTERNET PLUMBER PEOPLE!! No leak baby, no leak. After 5 days of BS, you guys get the gold star. Thanks again for the gerat advise, you rock the plumbing world!!

I just spent the last day living in "plumbing hell",like many of the other commenters here,before I tried this as the "last resort" on my 30-yr old Price -Pfister 3-handle shower/diverter valves.....I researched and got all the correct parts and rebuilt the original valves and diverter: Still Leaked....I bought a Chinese knock-off valve set and installed them: Still a leak....Finally,decided to put Teflon pipe dope on the seats: Still a leak!...Then this! THIS WORKED....TRY THIS FIRST!

Scotty tomcat do you think these screws being closed would prevent the water from one side? I have the same faucet and shower and the hot side doesnt run any water at all. The sink in the bathroom gets hot water....all the pipes seem to be in place but when I turn on hot water in the bathtub nothing comes out! The house was foreclosed and a sticker there said "winterized" which means the bank wanted to detour squatters so they did something to turn off hot water and they took out the toilet too!

thank you for video and encouragement. i installed new seat, stem. in turned the stem in by hand. i then tighten the nut by hand, then tighten the packing nut to turn the stem in a bit tighter.but i had to tighten a bit more because water would drip downward off stem behind the tile stem. so i tightened it slowly until the drip stopped. but then it made the handle that turns off water uncomfortably tight, not as easy as with the old stems. i am stuck. tighten the nut so no drip, but a little bit more then the handle is uncomfortably tight. Help? I did put on teflon tape before installing

+scooter12368 You probably have pressure in the water lines even though the water is off. Turn off the water to the house again. Turn the taps to the on position in another area of your house, hot and cold. I have a downstairs laundry tub and it worked great to drain the lines. Now remove the stems and seats again, put new tape on the seats, and reinstall. I hope this solves the leak.
@scooter12368

+Barbara McPhie thanks for the info. the left, cold hand works perfect as well as the tension in the handle to turn off and on. it is the left/hot handle that is a bit tight. so don't know it it is the water in the water lines because one handle works with great tension.

What sucks is I did everything properly just like it showed, but when I switch to bathtub setting (not shower) it sprays out of diverter and cold (hot is fine). If in shower position it does not spray anywhere. I tightened everything as good as possible and used teflon tape. I can't see exactly where it leaks but looks like where stem meets the pipe.

Another video recommended trial-and-error with a large screwdriver. Try several, and tapping w hammer to wedge the blade inside the seat, till it's firmly shoved in there, and turn. A square-shafted screwdriver allows for more torque with a crescent wrench. Keep hard pressure on the screwdriver when you first back it out. Once it breaks free, you should be fine.

A tool to make the seat smooth might help - it uses a tapered grinding stone. Also, the packing around the stem might need compressing or replacing. The entire stem might need to be replaced - new washers, stem washers and packing.

Normally, I just repair the existing stem with a repair kit (about $3/ ) to replace the washers+bushing like you can see: kzfaq.info/get/bejne/gM5gjKtqkrildXU.html . I've replaced those a couple of times over the years, and things have worked well as the leak is usually due to the washer up against the seat. I don't replace the seat (just keep them) as I don't usually want to mess with it. It is metal and will last longer than the washers. Also, if you happen to cross thread the seat back in you are in much more trouble. This last time, it didn't help. Even with "gorilla strength" turning the faucet I had a slow/med leak. Bought a brand new stem assembly for both as the stems were original and pretty old (about $12/ ). Better feeling action but still slow/med leak. Removed the stems again, and this time removed the seats. Cleaned the holes up a bit to hopefully remove any mineral deposits, and put the new seats in. The old seats were visibly not in great shape. This helped alot as it should and now the slow/med leak went down to just a drip drip drip. Even with gorilla strength turning the faucet it would still drip drip drip. Removed everything again, and put plumbers tape around the seat thread (about 6 wraps) as shown above. You shouldn't have to do this though. I would suggest not doing it unless nothing else works. Doing this did help in my case. No leaking anymore. I can shut off the water at the faucet with just normal expected amount of turning of the handle. Finally ! I have hard water and I figure the valve housing has corroded a bit around the female threads where the seat threads into. Water must have been dripping past it at that point.

Turn off water open hot cold valves remove stems remove seats with seat wrench put pipe dope on seat threads reinstall seats with a seat wrench making sure you don't cross thread install new stems replace diverter stem making sure you have the plastic washer on the stem that is what will divert the water to the shower head shut off hot and cold stems with one of the handles turn water back on visually inspect that stems are not leaking if they're not leaking thread on your your white threaded pieces onto the stem tighten up the packing nut not too tight turn on the hot stem turn stem off make sure water does not drip out of the spout repeat on the cold side if water continues to drip then you probably have a bad valve body and you will have to replace the valve otherwise you can put the Hardware back on the valve when you should be good to go
@donsmith9478
@donsmith9478 5 жыл бұрын
• Turn off water • Open hot & cold valves • Remove handles / knobs using puller if necessary • Remove stems • Remove seats with seat wrench - use new seats if old ones are damaged • Put pipe dope on seat threads • Reinstall seats with a seat wrench making sure you don't cross thread • Install new stems - make sure valves are open & stem washers are in place • Replace diverter stem making sure you have the plastic washer on the stem - that is what will divert the water to the shower head • Shut off hot and cold stems with one of the handles • Turn water back on • Visually inspect that stems are not leaking - if they're not leaking, thread on your white threaded pieces onto the stem • Tighten up the packing nut not too tight • Turn on the hot stem • Turn stem off • Make sure water does not drip out of the spout • Repeat on the cold side • If water continues to drip then you probably have a bad valve body and you will have to replace the valve - otherwise you can put the hardware back on the valve Then you should be good to go

Haha, teflon tape on the seat threads is NOT the part that leaks. The seat face leaks where the stem's rubber rubs against the seat face. Just replace the rubber seal and/or the seats while you have them out. 100% resolved.Teflon tape really does nothing on the threads on the seat unless you ruined them previously.
