As an architect as developer for 30 years Dan has articulated the method that I have always used in laymans terms. I have used Dans software in other rehab smaller deals that have a higher profit margin than larger deals. Dan is the real deal! Thanks Dan!

What you do here on KZfaq is a blessing to all. I am learning my way into RE investing and my end goal is to develop affordable housing and low-income subsidized housing here in Los Angeles , CA. That's a great mission - affordable housing. We need a LOT more of it. I think Inner Circle is a good place to start - we don't train exclusively on development there but rather a wide array of real estate topics. But it's a good place also to get access to me (Daniil) and ask questions.

Bro, this is mind-blowing and grossmeister-level 3D-chess on steroids that is definitely not taught in school, but should be studied in details as a case analysis. Brilliant idea, excellent execution! I looked up the developed units and they came up beautiful!! The rates environment changed quite a bit but having quality-built spec homes should be a good hedge. Daniil, Excellent content as always. I especially love the fact that as an immigrant to the U.S., you have created the "American Dream". Question: In my previous experience, I have found that developers will pay ~20-25% of their final market value for the land. Do you agree with this basic metric or has it changed given the current interest rate environment? Lastly, are you currently only doing build-to-rent or are you also buying existing multifamily with value-add? Thanks.

I think in my market 20-25% of As Built Value has and still is a decent rule for for-sale product. I try to stick under 20%. Not so with for-rent product. That number is lower for sure. At the end of the day you need to run your numbers to get to the right offer especially on build to rent. I recently released 2 videos here on youtube on that topic. And I am only doing ground up. No value add currently.

Learn to look at existing zoning to see what can be built "by right". Then talk to planning about what options are on the table to rezone land and which areas to the use you desire.

Thank you, Daniil for putting this out there! One question that came to me while watching this video. In speaking to the seller regarding your plans to develop their property, what is to stop them from just subdividing it and selling the lots individually, once they recognize the potential value of the property? I appreciate and respect your honesty to the seller and I want to emulate that but I can see the potential for losing out by giving out too much detail. Perhaps I am missing a key component of the conversation between you as a developer and the seller?

If I tell the seller my plan before we sign a contract, I guess they're free to do that themselves. But 99% of the time they either dont' know how, don't have the time or desire or resources to execute it. Not something I worry about. Once we have a signed contract, I control the deal

Thank you for putting us on as always Daniil! Do you make the deposit after the initial 90 due diligence? What percent deposit do you typically pay? A super good video idea would be how you navigate the time period where the lots have been rezoned but you have not technically closed on them yet & how you would be able to sell them before this. That is the only part that confuses me and could potentially cause trouble if the lots don’t sell right away. Especially in a higher interest rate environment where listings aren’t moving as fast.

Deposit goes down when you sign initial contract. And if your plan is to flip the lots, you should be lining up the buyers for it while you're still going through the rezoning.

Yes and yes :) But you can just as easily bring a cash partner in to fund the land. Or you can line up land takedown + construction loan before you close. Lots of ways to structure these deals

Best place to learn about construction is through experience :) Most of our development content deals with pre-dev which is the truly challenging part.

What was your convincing argument to the county to get them to approve your proposal? Also, what was your internal selling point to yourself that made you believe the county will approve your proposal?

We need more housing and housing that's (relatively affordable). This was a project that created 16 new homes where none were before. It's a no-brainer for the county

We don't do non-refundable deposits. Contracts are always contingent on satisfactory due diligence and successful rezoning (if applicable)

Hey Daniil great video! Quick question, I know first the 5 lots were 90k each but then you subdivided them to 12 lots but how are you able to sell them for 90k since they are much smaller lots than the original 5 lots? Wouldn’t they be worth much less?

That's a totally valid question! The value of the lot is based on what you can build on it. So the 5 single family lots "by right" could each hold a single family home with a resale of about $450k max in this market. The new lots, even though they're smaller, are now each entitled for a single family home with an ABV still of around $450k each, so the value of the lot stays about the same. Duplex lots arguably are worth more here so my #s are conservative.

my county only allows me to build duplex on a residential land... my land is commercial, only way I could build the duplex is if I rezone to residential or there is another way? Also they only let me build on 40 % of the land, rest would be for parking, green area etc... any tip to use for that too??? thanks,

You could downzone it to residential. Also this is why rezonings and conditional use permits exist - so that you can develop something not currently allowed by zoning

I'm a little confused on how the upzoning of the plats keeps the value of them the same. If you split 5 lots worth 90k each into 12 smaller plats. Wouldn't that decrease the value of each Plat to 37.5k? Ex. The 5 lots at 90k =450k Split lots = 450k ÷ 12 lots = 37.5k each plat.

This is a perfectly reasonable question to ask. The value of each lot is ultimately determined by what can be built on it. Even when it was 5 bigger lots, each one could house a single family home and in this market I'd never build anything priced over let's say $500k. So that puts the value of each lot at $90k or so. Now I have 12 lots but I can still build a $450k-$500k house on each one. So the lots are still worth roughly the same as larger lots. It's an oversimplification but generally holds true.

So what happens if it is not approved, are you out that $29k then? How do you avoid something like that happening, is it just you have a good sense of what they will approve or deny?

In your initial 90 Day Due Diligence, meet with the planning department and local decision makers (councilpeople for example) and take their pulse. See if they would be receptive to this project. Meet with any other stakeholders. You'll have a better sense whether to pursue this or not.

Demo costs ran about $25k but we put that into hard costs for actual construction here for the purpose of analysis

Lol. Oh lord. Are you seriously defending communism? A system that is responsible for the deaths of tens of millions of people? Hold on a second - let me just look back on my childhood growing up under communism...checking my notes here...did our community "create, share and own wealth" together? ...still checking... here it is: nope. I have nothing against this video.. it's just they keep building houses here on code restricted plots and they're (I guess ) condemning said homes after construction.. latest adventure is someone trying to build too close to drain easement and flood plains.. Empty homes is an eyesore... ✌️🙏☝️
