I have a single wide that should be condemned. Total rebuild is what I'm looking at. I don't know how to tell if the steal frame is good. I know that it's got rust and mold on it. I also want to lower it but don't know how much I can go. Any advice

Where are you located and how far is it going? Depends if it is a single or double… most homes don’t have axles (or the axles have been sitting on the dirt for years) and 50% of the homes have tongues that either needed to be repaired (too much rust) or need to be welded back on

How do you feel about mh that needs subflooring through the home? Do you touch those or stay away?

I do not mind them if the price is right. However, I do not recommend it if you are a new investor. There are a lot of easier deals to get your feet wet… Are the soft spots right around the water sources or are they throughout the whole house? You might have to replace the floor joist & sometimes the AC ducts get crushed from the water damage too.

@@phoenixmobilehome Hi, throughout the home. The mh might be free. Whomever did the floor before put down osb in some spots & that's where their are holes in the floors. Can see right down under the home. Also it needs a whole new kitchen. That kitchen is a mess.

What is the year? (Personally, I don’t buy homes that are 1970s) What do you think the resale is for that home on the low end (say for a cash offer)? 1) you could walk through the home with a contractor prior to taking ownership to get an idea of a rehab cost. Compare this to potential sale price and budget for 3 months of holding cost. 2) is there a possibility of selling the mobile home as-is? You could post a test ad online to see if there is any demand for a handyman special

@@phoenixmobilehome 1990's I believe. That is also a trouble area for me, is finding a handyman. I have had some come out (even paid for the gas for them to come out) & they don't get back with me or they don't do a good job. Currently still in the process of trying to find a good & reliable one. Yes I could test for a handyman special.

That is always the battle! If you find a good handyman, you need to hang on to them! I prefer selling everything as-is for the exact reason that you are describing. Try posting a test ad to see what you can sell it for as-is

Had one I had just spent 5000grand two weeks after I moved in the bastard lot owner the lot's we're owned independent so this bastard tells me he had just had the septic tank sucked out no no and no at 234am sewage overflow from the toilet sinks and tubs I had two inches of raw sewage covering my Brand New floors I was so pissed off I moved it two days to another lot two lots down from his

It was the same crazy stuff on this deal. Landlord didn’t fix water line or septic since they inherited the property. Hopefully you got all that stuff sorted
